The 8th and 9th floor Penthouse has an open floor plan with spacious living area connecting the dining and kitchen areas. There are two second-floor bedrooms with ocean view lanai, both with full bathrooms.
This location is great for children with a unique, reef-protected, beach area. Condo has a small collection of snorkel equipment and boogie board for your use.
Enjoy the two, championship, golf courses at the nearby Turtle Bay Resort or a day at the Polynesian Cultural Center. You can even catch a 'big wave' at the nearby Sunset Beach. It is just a short drive to Kualoa Ranch for horseback riding and water activities.
If you have the urge for shopping, we are 55 minutes from downtown Honolulu and Waikiki Beach. Nearby you can find a full-size grocery store, movie theatre, fast food choices, and some interesting local restaurants. TA ID W01255534-01

My husband and I stayed in the Penthouse Condo for 4 nights in January, 2016. Within 5 minutes of being checked in we began to relax to the ocean view and sounds of the ocean waves. I got the best sleep I ever falling asleep to the ocean right outside the bedroom. Pros: Spectacular ocean views from every room! 2 large bedrooms each with an ocean view and lanai, Spacious open living/dining area with ocean view tastefully decorated with modern furnishings and island art, washer/dryer, fully furnished kitchen, beach gear available, another lanai on the upstairs landing is mountain facing and is great for sunbathing. The penthouse can only be accessed by an elevator with a security feature for added safety. The building was developed in the 70's and some of the units have the original cool wood carved doors with Hawaiian symbols. There is a pool and a fitness room that we didn't use because the building sits on a secluded beach with no public beach access. There are times when you are the only one on the beach. At most there were never more than a dozen people. The Owner, Paul met us at the condo, offered to help us carry up our bags, and gave us information on the facility, amenities and local attractions. He left immediately after checking us in. He responded within minutes when we called him about a problem with the downstairs remote. Other than that, he left us to our privacy and immediately returned our full deposit at check-out. The location: Punaluu is a small town in the countryside on North Shore away from the crowds. There is a convenience store (Kaya's), Aloha Shrimp Truck (amazing) and a Thai food truck right across the street within walking distance. There's a larger store and restaurants within 15 minutes. Local attractions within 40 minutes or less included Sunset Beach, Pipeline, Waimea Valley, Koloa Ranch, Historic Haleiwa Town, Old Sugar Mills and several state beach parks. Cons: Older building, septic pumps cause an odor in the parking lot, carpets in bedrooms need cleaning, general housekeeping was fair, what I call "family clean", not "company clean". We would rent this unit again and plan to bring our family with us next time.
We are a family of four who stayed here the week before Christmas and we definitely would come back. We loved it. We wanted a quiet, low-key holiday in a lovely location and we found it in Punalu’u at this condo (penthouse 4A).
If you want bars, high-end shopping, restaurants, and lots of people then this area is not for you. If you instead seek a peaceful vacation, slower pace, small-town Hawaii with beautiful nature all around and friendly locals, then you should consider it.
The condo is as it appears in the pictures and Paul, the manager, was professional and helpful. At first, I was a bit concerned about sending the payment by cheque but it was fine. When we arrived, we called Paul on our cell and he arrived promptly to greet us. We had one small issue during our stay and he was prompt in coming to address it.
As described by others, the building is older and the condo is clean but not pristine. In terms of cons, the closeness to the road means that you hear a constant dull roar of traffic on that side of the condo such as in the kitchen and the back lanai. As well, the next condo juts out so it blocks the sun a bit and you can see into it a bit as well. The weather is also more variable on this side of the island but we found that clouds or showers change quickly. Lastly, you need a car as Punalu’u is located in between larger towns but groceries, drug store, etc., are all nearby.
In terms of pros, there are many. The two-story penthouse has the bedrooms on the second floor which works well. The bedrooms are separated and both have their own bathrooms and lanais so everyone had enough space. The view from the condo is wonderful and the constant sound of the waves lulled us to sleep and you could not hear the traffic on the waterside of the condo. Having so many lanais was a key benefit for us. We had many hours of reading, eating, just chatting with each other on the lanais, enjoying the views and the waves.
More benefits include the beach in front of the condo. It was fairly wide, clean beige sand and the water is swimmable, even during winter wave season due to a reef in front that shelters the area. There are many lounge chairs near the water and they are not busy. It is quiet, relaxing, low key. We spent many hours reading books on the chairs, looking out over the water.
Overall, it was perfect for us and I am glad that we didn’t stay in a busier place and were able to enjoy the country side of Oahu.
We loved this penthouse condo. We stayed here for 5 nights. The condition of everything was great. Paul, the manager, met us at the condo to give us the keys. He gave our deposit back as we checked out. Everything was great. No air conditioning is needed because of the tradewinds. The views are spectacular. There are enough beds for 7 people with 2 or 3 more on the sofas in the living room. It was perfect for our family.
Everything was clean. The bathrooms were clean.
It is a very short walk to a small local store called Kaya's. It has a few things to purchase but the grocery store is about 5 miles away in Laie. There is a wonderful Shrimp truck next to Kaya's.
We would definitely return.
This is our second stay at Pat's and we had a great time with our four adult kids for a beautiful week in paradise.
First, the good: Plenty of room for all six of us to spread out. The kitchen was very roomy and we found everything we needed to cook and be comfortable while there. Loved the breezy lanais. Living room furniture and dining furniture very adequate and comfy. Great access to the beach and the sunrises are stunning!
Second, the not so good: The biggest complaint we had was the absolute stink coming from the parking area. Not sure what causes it, but every time we came or went from the car during the whole week we spent there we just about gagged from the rotten garbage smell in the air. Then, in the unit itself there was a very sickening rotten carpet smell. Granted, there was a lot of rain during the first part of our stay, but the carpet is way past due for being replaced and I suspect that that is the likely culprit. Bathrooms need a good cleaning and update, but are functional. The rollers on the wooden shutters upstairs are so worn out that they don't stay in the tracks and are very frustrating to try to use. The owner, Paul, is a little rude by some standards, but nothing too bad. Doesn't say "hi" when you first meet. Starts telling you rules right away instead of welcoming you. Knocked on the door after we'd been there a few hours to give us instructions. That felt intrusive. Helps himself to inside of the car rather than asking. Never says thank you for staying so you just feel like he does the minimum to process you through so he can get on to the next tenant. Would we stay here again? We would stay in the north shore area and probably at Pat's, but not in this same unit. The smell, owner, and general decline of the unit would make us look elsewhere.
We stayed at the condo for a few nights and enjoyed the tranquility of the North Shore. Excellent amenities and beautiful kitchen. The bedrooms and bed mattresses need some updating, but comfy for a few nights of sleep nevertheless. Paul, the caretaker, was really rude though. Not sure if he was having a bad week or whether it was something against our family.... We called twice during our stay (when we got there and when we had to check out); he has no phone mannes and didn't even greet both times when he picked up the phone. He reluctantly gave us back the deposit at the end of the stay. He insisted on giving the deposit money to my mom, whom he insisted was my wife and hadn't even spoken to during the stay. My wife who actually dealt with Paul the entire time was watching this unfold in utter shock. Paul also helped himself to our car to grab the parking at the end of the stay...
We stayed here for 7 nights and had a wonderful time. Paul, the manager, met us, showed us the ropes and then let us enjoy. We had an issue with the refrigerator and he took care of it as soon as possible. The kitchen really is amazing. Carpeting needs some updating upstairs, but it was clean and comfortable. The beds are advertised as queens, and they are not - they are full size. I would stay again as long as you are looking for peace and quiet. You are 15 minutes from any larger grocery stores and other amenities, but that is what we liked.
