## Space

Located on the right bank of Rouen, this pleasant house is easily accessible by car or public transport and is the ideal place if you want to discover the region while enjoying a pied-à-terre with a swimming pool in Normandy.

The ground floor features a welcoming entrance hall and a cozy living room. Upstairs, you will enjoy views of the city, a bright living room, and a fully equipped kitchen with all the comforts of home. There are two bedrooms on this level with a 180x200cm bed and a 140x190cm bed. A shower room completes this level. The entire house is equipped with roller shutters for your comfort.

Outside, relax in the swimming pool (6 m x 1.82 m), ideal for cooling off or swimming a few lengths. An outdoor shower and garden furniture are also available for you to enjoy the sunny days. Available only during the summer, this fully equipped house is the perfect place for a relaxing stay in Rouen.

Bed linen and towels are provided in the accommodation for your comfort. The accommodation is managed by the ArchiDuchesse concierge service, available 7 days a week from 10:00 a.m. to 12:30 p.m. and from 2:00 p.m. to 9:00 p.m. We thank you for taking care of the accommodation and respecting the premises and the neighborhood. To this end, a bank deposit of €1,500 will be requested via a secure link in order to finalize your reservation. Would you like to enjoy your stay a little longer? A one-time fee of €10 applies for early arrival or late departure, subject to availability and prior agreement with our concierge team.

The Monumental district of Rouen is a picturesque and historic area of the city, offering a quiet and authentic setting while being close to the main tourist attractions and the city center. This neighborhood is distinguished by its old architecture with red brick houses and a quiet atmosphere, perfect for those seeking a peaceful environment, while being just a few steps away from the city's attractions, including the famous Notre-Dame Cathedral and other iconic sites that bear witness to the city's rich heritage. The Monumental coast is renowned for its exceptional panorama with views of the sublime city of Rouen.

Although the neighborhood is quiet and residential, it is very well served by public transportation, with bus lines nearby and easy access to the metro, allowing you to quickly reach the city center or explore other neighborhoods in Rouen.

## Transit

The house is located in a neighborhood well served by public transportation. Here are the main options for getting there:

Bus:
Several bus lines pass near 46 Rue Sporck Leprince, including lines F2, 22, and T1, which provide easy access to other areas of Rouen. The closest stops include Boulingrin and Réservoir, depending on your starting point.

Metro:
The Rouen metro also serves the area. The Boulingrin stop, located a few minutes' walk away, offers quick access to the city center and Rouen's main points of interest.

Bicycle:
Rouen has a self-service bicycle service called Cy'clic, with several stations throughout the city. A nearby station will allow you to easily reach Rue Sporck Leprince by bike.

On foot:
If you are in the Gare-Jouvenet district or near Boulingrin, Rue Sporck Leprince is just a few minutes' walk away. It is also within walking distance of the city center for a pleasant stroll.

Arrivals are in person via the key holder. Check-in is from 4:00 PM and check-out is by 11:00 AM.

The accommodation is managed by the ArchiDuchesse concierge service, available 7 days a week (from 10:00 AM to 12:30 PM and from 2:00 PM to 9:00 PM). In the apartment, all our guests receive linens, essential items for the first day (shampoo, shower gel, hand gel, toilet paper, etc.) as well as a large towel per person, dish towels, and a bath mat per bathroom. A welcome kit with a kitchen trash bag, bathroom trash bag, sponge, and dishwashing liquid is provided free of charge upon arrival for the duration of your stay. Please note that the owners live right next door and can respond very quickly if needed.

We are committed to providing a pleasant experience, however, please note that we are not a hotel service. Mid-stay cleaning, linen/towel change, replenishment of essential items, or delivery can be arranged on request at an additional cost. Upon confirmation of your stay, you will receive the ArchiDuchesse tourist booklet, our tips with promotional codes for our selected partners, and the arrival instructions for your accommodation.

La cour de l'Archiduchesse offers a range of services to make your stay as pleasant as possible: baby equipment rental, luggage storage, shuttle service, babysitting, gourmet boxes, tourist visits, event planning (marriage proposals, birthdays, themed rooms, etc.) and much more! Please note that this apartment is the owners' primary residence. As such, they live in the apartment and rent it out when they are away, allowing travelers to stay in an authentic home environment. The owners are happy to make their equipment available to you and to make room in the closets for you to store your belongings.

Enjoying a rental also means respecting a few rules to ensure that everything goes smoothly and to avoid any surprises with the security deposit! Remember to take care of the accommodation as if it were your own: avoid damage, respect the furniture, and leave the place clean when you leave. Follow the instructions regarding schedules and use of equipment, and respect the peace and quiet of the neighborhood. If you have any concerns, please don't hesitate to let us know. Please note that parties are strictly prohibited (€250 will be deducted from the deposit), the accommodation is non-smoking (€50 will be deducted from the deposit), pets are not allowed (€50 will be deducted from the deposit) unless requested and agreed in advance by us, and any loss, theft, or damage will be charged at the actual replacement value. To this end, you will be asked to provide your bank details via a secure link in order to finalize your booking and obtain the access codes for the property.
