Secluded coastal retreat

The Downing Ranch is nestled under mature live oak trees on 2 fenced in acres. This four bedroom two bathroom ranch house has an oversize master bedroom and large guest bedrooms. Premium furnishings and high end linens. The main living area has a vaulted ceiling and a wood-burning fireplace. The dinette area will seat six comfortably. The kitchen counter extends out to accommodate four bar stools. The kitchen offers stainless appliances with plate ware to accommodate 13 guests. We offer a workstation with a printer in one guest bedroom with high-speed Wi-Fi included. The home boasts a large screened in back patio with a beautiful view of the backyard. The home is located minutes away from Aransas Pass community Park, 20 minutes to Rock port beach, 15 minutes to Port Aransas, less than 10 minutes from Conn Brown boat ramp and 30 minutes to Corpus Christi. There are countless other attractions this area has to offer. Perfect location for fishing, beach activities, shopping and dining. The Downing Ranch grounds are protected by a 24 hour surveillance system that monitors the driveway and 360 degrees around the residence.

Great place!

Had a family Christmas party here and it was perfect! Clean, plenty of beds, lots of well-kept outdoor space, fun games for the kids and much more. Highly recommend.

The property was clean and welcoming, the backyard was completely fenced, my dog loved the space! Mosquitos were a nuisance, we hung some spartan repellents and they seemed to help. We would definitely stay again!

Awesome place

The property has a lot of facilities such as indoor games for kids and adults. Air hockey, foos ball and skee ball located in garage are very nice options for everyone. Private kitchen has a lot of amenities needed for cooking. We were 12 people who stayed for 2 days and enjoyed a lot. Corpus Christi is around 30 minutes drive to explore other things.

All the beds

We needed a place with enough beds for all the kids, and a hotel makes us reserve multiple rooms. The beds were super comfortable, the linens soft and towels plush. The kitchen was well stocked with utensils, cookware and eatery. We played some games and noticed the tv was set up for us to use our streaming services. Mosquitos were rampant so we weren’t able to use the yard, which was disappointing because we love a good game of cornhole which was available to play. The drive to Port Aransas was a quick ferry ride over the channel, making this a perfect base to stay in.

Perfect Getaway!

We unfortunately spent most of our time in doors due to the rain, but we were able to stay inside a beautiful home! There are hundreds of mosquitoes, but we understood it was more so from the rain, but be sure to bring your bug spray! The yard was beyond imagination. The dogs had so much free room to run around! Everyone slept comfortably! The house is tucked away a beautiful neighborhood but it’s easy to get to and from the main roads. The distance itself to the ferry yard was no more than 10 minutes. This has been by far our favorite booking. Thank you!

Over the last 10 years our family has enjoyed vacationing in and around Texas's beautiful coastal communities. We enjoyed, in-shore and off-shore fishing. Camping and playing on the beach. Of course, shopping at the local shops and eating at so many awesome restaurants.

Why they chose this property

We wanted a property that was close to town, secluded enough to unwind and relax. And minutes away from a boat ramp. The Downing Ranch rests on just a little over 2 acres, with at least a half acre driveway. The property boasts a large screened in back patio. With a beautiful view of the backyard. The property is professionally maintained. Sprinkler system and water spickets are on well water. Interior of the home is on city water.

What makes this property unique

The Downing Ranch is minutes away from GREAT food at Mickey's in Aransas Pass, TX. Maker 21 has live music, great food and its on the water in Rock port, TX.
If you love Mexican food, EL Original in Aransas Pass, has awesome food and great sweet tea. We are a few minute drive to the Aransas Pass Aquatic Center. If you love to fish, we are a short drive to The Aransas Pass Public Boat Ramp and has a great fishing pier right next to it. Fulton Pier and Con Brown Harbor are local fishing spots. Want to spend the day at the beach? Rock Port Beach Park is about 20 minutes away. Padre Island is less then an hour away, give or take.
