We are Sara and Joe. We love to spend time at 44 Queen Anne Lane with our two teens (Will and Luke) and our Goldendoodle, Rosie. We bought 44 QAL in 2020 because it is directly next door to Sara's parent's summer home. For years we enjoyed spending summers with them in wonderful, quiet, quaint Cotuit. We could not pass up the opportunity to buy the beautiful home right next door and jumped when given the opportunity! While you are enjoying our home during the summer, we will be next door...ready to help with whatever you need.
To us 44 Queen Anne Lane is not a rental property. It is our vacation home. It's not fancy and has quirks...but we know you'll love spending time there as much as we do!
The house is cozy and well laid out. We love the sunroom and the deck. We love the views of the pond. We love the fireplace in winter AND summer!
We love the trees out in the bi-level yard. We love the birds and other wildlife.
What is special about your town?
Cotuit is a wonderful, charming, quaint quintessential Cape Cod village. There's no water park, no rowdy bars, no night clubs.....there are three or four places to eat (Kettle-Ho, Villaggio, pizza places), the Coop Market, a small town center, a few beaches....that's it. And Cape Cod league baseball.....right down the street......a great place to watch future Major Leaguers on a warm summer Cape Cod night (all games are FREE).
We love the easy drive to shops and grocery stores. The lazy walks to the COOP. Sailing optis at Rope's Beach. The awesome 4th of July parade! Baseball and fireworks in the summer! Lobster and clams! The gentle surf at Loop Beach. The even gentler and quieter Rope's Beach. The Cotuit Historical Society. The Cotuit Center For The Arts.....

You will find quintessential Cape Cod at 44 Queen Anne Lane in the sought-after historic village of Cotuit. Located on a quiet, peaceful cul-de-sac across from a small pond. The living space is substantial with a sprawling 2200 sq. feet. There is a large open kitchen that overlooks a sunroom, a spacious deck and a living room with working wood fireplace. The sizeable dining room offers peeks of the pond across the street from of the house. Enjoy meals in the dining room, at the kitchen island or outside in the fresh air on the deck. Many options to be together or have a quiet time relaxing on your own. An incredible home for families!
The rear of the house boasts a large private deck with an electric awning that can allow for shade or sun. The deck is perfect for listening to morning birds or nighttime stargazing. The air-conditioned sunroom has a 270-degree view. There are 4 bedrooms including a huge first floor master with ensuite bath. The house has a total of 2.5 bathrooms (one with a shower/tub and one with a shower). All new LG kitchen appliances. There is a new washing machine and a dryer on the first floor. There is air conditioning on both floors (central and window).
Fresh linens, towels (beach & bath), glasses, dishes and cooking utensils are all provided. Cook on the provided grill…a propane tank will be provided to get you started. Beach chairs and coolers for the beach will all be provided. Basic fishing equipment is provided (Mass. fishing license required for both salt and fresh water.... visit https://www.ma.wildlifelicense.com/). There's also a canoe, paddles, life jackets, games, etc.,.
Just bring your swimsuit, sunscreen, food, etc.…

Can provide one BEACH PASS that can be used in Cotuit as well as all of the beaches in the 7 villages in Barnstable. The pass also provides access to boat ramps, ponds and lakes ($375.00 refundable CASH deposit is required for the beach pass in case of loss or theft). It will be available upon check in.
The home is close to King’s Grant Tennis Club, Cotuit Fresh Market (“The Coop”) and Cotuit Beaches. Or head over to one of the many ponds for a swim! Shopping available nearby at Mashpee Commons, Falmouth, Osterville, and New Seabury, as well as large, local grocery stores. Restaurants, winery and breweries are also close by..... don’t miss the homemade ice cream at Polar Caves and other great shops.
