PEAK WELLNESS & PERFORMANCE
Enjoy R&R in the giant heated spa under the stars. Work very comfortably from home with a large standing desk, monitor, office chair, ultra high speed wi-fi, keyboard, mouse, and peaceful treetop views.

UPSCALE AMENITIES
Utilize the imported Italian Lapitec kitchen countertops, varied cocktail glassware, and premium appliances including Viking Pro 8-Burner Gas Range, double oven, microwave drawer, Insta-Hot, electric kettle, & Liebherr fridge. Modern amenities include Nest thermostat, Ring security, complimentary Netflix, and electric rear entry gate with top of the line covered car port. Plenty of pans, dishes, utensils, and spices for cooking. Complimentary coffee, tea, creamers, and sweeteners. Fireplace is not operable.

BEDROOM #1
Decompress in the spacious California king bed. Beautiful windows light up the room, which has convenient electric blinds, large walk-in closet, and en-suite bathroom with walk-in shower and stacked LG washer & dryer.

BEDROOM #2
Enjoy the treetop views from the comfortable queen bed that easily folds into the wall for extra space during the day. Perfect Work From Home set up with standing desk and monitor. Access your own full bathroom and hilltop balcony that has comfortable sofas, outlets, and TV.

Travel crib and high chair available :) Be mindful with young children though that there are stairs inside the home and outside in the backyard leading to the elevated deck.

HOUSE RULES:

VISITORS. We are happy for our guests to host friends and family while staying at our property. However, we do require prior approval any time there will be more than 8 people in the house at once.

PARTIES. We have a strict no-party policy. We define "party" as (a) any gathering at the house of more than 8 adults without our prior consent or (b) any celebration that, between 9 p.m. thru 9 a.m. exceeds volumes of (i) 30 decibels outdoors and (ii) 70 decibels indoors. We use NoiseAware sensors, which do not register or record audio of any kind, but simply measure decibel levels.

CHILDREN. Children must be supervised any time they are in the back yard (because of the stairs and swim spa) and the front yard (because of the steep driveway).

MISCELLANEOUS. Please keep doors and windows closed while the A/C is on.

SWIM SPA. The swim spa is approximately 6' x 12' in size and has jets that allow guests to swim in place. Alternatively, the swim spa can heat to 104 degrees to be used as a hot tub. Guests must adhere to the following swim spa rules:
(i) Swim at your own risk
(ii) No glass or food by or in the swim spa
(iii) No diving
(iv) Children must be supervised at all times
(vi) No running by the swim spa
(vii) No swimming while intoxicated.

PENALTIES. We charge penalties for breaking the following rules:
(i) Smoking: we reserve the right to charge a penalty starting at, but not limited to, $250 for each incidence of smoking indoors.
(ii) Pets: we reserve the right to charge a penalty starting at, but not limited to, $100 per day for any animals at the property without our prior consent.
(iii) Parties: In addition to any damages for destruction to the property, we charge a penalty starting at, but not limited to, $500 for any parties (as defined above) held at our house.
(iv) 8+ Guests: If more than 8 people spend the night at the house, we reserve the right to charge $75/night for each additional guest as well as the penalty for a party.
(v) Parking: we have 5 total parking spots (3 tandem in the driveway and 2 under the carport within the backyard electric gate accessible through the alley). If you need additional parking, you're welcome to park on the street directly in front of the house, just please do not park on both sides blocking through street traffic. We charge a penalty starting at, but not limited to, $200 for parking on our grass, in the alley, or in any place that blocks through street traffic.
