Come relax at "Sand & Sea"! This is a first floor, point unit with incredible sunrise to sunset views from your private balcony. North Topsail is secluded and calm; perfect for walks, beachcombing, dolphin watching, fishing, or just relaxing with a good book.

We are a small family of 5 with two amazing little boys and our precious baby girl. We are self-proclaimed beach bums and fell in love with Topsail Island after our first family vacation there (as a family of 3) in 2020. We take great pride in our listings and strive to give each and every guest a 5-star experience in our favorite place.

Why they chose this property
The Topsail Reef HOA is a very unique condo complex- you can literally not get any closer to the ocean! During high-tides the water comes right up to the sandbags- at first it may be a little worrisome, but rest-assured the building is safe! It is incredibly calming to sit out on the balcony staring out at miles and miles of endless ocean while listening to the waves crashing below. As one guest put it (paraphrasing!)- it's like being on a cruise ship without the people, motion sickness, & norovirus! The town & HOA work diligently every year on beach nourishment projects.
We also love "The Reef" because of its tranquil and low-key atmosphere (nothing like the crowded beaches up north) and its proximity to the inlet, which is a great place to take a walk and comb the beach for treasures.
This unit specifically is located in building 8, which has a "sweet spot" for beach access unlike the other buildings within the HOA that can be completely cut off from accessing the beach during high tides. While you may have to get your feet a little wet and be strategic in timing the waves, you should be able to access the beach even during high tides.
