Welcome to Dudley's Haven @ Gulf Highlands Beach Resort. 5 min walk to the beach. This two-level townhome offers 2 bedrooms, 2.5 bath townhome, sleeps 6. The master bedroom offers a Queen Bed & TV. Bedroom 2 offers a full bed & TV. The full-size washer n dryer is located on the second level as well, so keeping your bathing suits and beach towels beach ready, will not be an issue.
The main level of the townhome offers an open concept kitchen, dining room & living room, with a sofa sleeper for additional sleeping space. The main level also offers a half bath, fully stocked kitchen, making meal prep a breeze and large living room so there is plenty of room for everyone to relax.
just off the living room, head out to the screened in porch area and the back patio offers open air patio w/ outdoor table & view of the canal. You are steps away from one of the 11 pools on property, some pools are seasonally heated for guests to enjoy.

Activities are just out your front door with tennis courts, swimming pools and a shuffleboard court. Take a short 5-minute walk, across the street, to reach the sunny sands of Panama City Beach. If you want to take a break from cooking, Panama City Beach has numerous casual eateries as well as fine dining options.
Gulf Highlands Beach Resort is a gated community that requires a code to enter. There are 11 pools on property, five of which are heated seasonally. The largest pool looks out directly onto the gulf and includes a clubhouse with a restaurant & snack bar. The resort offers a workout gym, 18-hole mini golf course, shuffleboard courts and kids' playground.
When you get the urge to explore, Pier Park is just 3-4 miles away with over a million square feet of open-air shopping, restaurants and attractions. Miracle Mile Amusement area is right next to Pier Park.
A vacationer's paradise, this resort walks thru to Rock It Lanes which offers a bowling alley, roller skating rink and arcade or enjoy Shipwreck Island Water Park which is a few short blocks away.
Frank Brown Park is nearby and offers over 200 acres of outdoor recreation with 9 softball and baseball fields.
Historic St. Andrews Bay is a short drive away that features the charm of 'old Florida' enjoy shopping and lunch overlooking the marina and bay. Take a drive to the west on scenic 30A to enjoy the quaint village of Seaside that features shopping and dining.

This unit provides: Mini Golf Clubs n Golf Balls, Tennis Rackets/Balls & beach wagon free for guests to use during their stay. Please return equipment clean from sand & organized, as you found it at check in.

The Property:
Main Level: the kitchen, living room & half bath are all located on the main level of the home.
Living Room: Sofa Sleeper, TV,
Dining Room: Table w/ seating for 4 people
Kitchen: Fully Stocked w/ seating for 4 more at the bar
2nd Level: Bedrooms, Baths, & Balcony off Master Bedroom
Bedroom 1: Queen, en suite private bath w/ shower, TV & Private Balcony.
Bedroom 2: Full Bed w/ TV

Bathroom: off hallway w/ shower/tub combo
Screened in Porch / Patio off main living room: w/ seating areas.

Please note prior to booking there is a 25-age requirement to book this condo. Person who books must be 25 at the time of booking & present during the entire stay. Please also, note everyone in the party must be 25 or older unless under 18 & accompanied by somebody 25 or older. This is strictly enforced. We do not allow 3rd party bookings. Failure to meet minimum age requirement of all guests upon check in guests will be evicted and will not be refunded for the stay. After booking a signed rental agreement & a copy of the person driver's license who booked will be requested. Rental Agreement & Driver's license must be sent back within 48 hours of booking to secure your reservation. If no signed rental agreement & driver's license is sent back within 48 hours guests forfeit reservation & will not be refunded.

This property does not allow Spring Breakers under 25 years of age. Absolutely no exceptions.

No more than 2 vehicles are allowed. The resort has 2 designated parking spaces for each unit right in front of the condo. No exceptions to this rule. Please make arrangements for 2 vehicles. There will be 2 proximity cards left inside the unit when guests arrive. These cards are how all guests will be able to enter Gulf Highlands security gate. Property Patrol will be at the gate 24 hours to let guests inside the resort until they can get to their cards that are left inside the condo. Upon checkout guests are responsible for leaving the 2 proximity cards inside the unit. If either are missing or damaged additional charges will be applied & guests are responsible for covering the charge to replace them. The cards are $25.00 each. So, $50.00 for 2. Same goes for guests that lose either cards or damage either cards during their stay. There will be a $25.00 charge for each card before we are able to drop new ones off. It's the guests responsibility to leave the cards on their checkout date & to keep up with the cards during their stay.

No outside golf carts or scooters are allowed within the resort.

This unit is not pet friendly. If we are notified that you have a pet in the home, you will be evicted immediately with no refund. If any evidence of a pet is found during inspection after your checkout you will be charged a $500.00 violation fee.

No smoking if any signs of smoking are documented, the renter agrees to pay a $300.00 fine.

Check In Time is 4pm check out time is 10AM if you are not out of the unit by 10:15 am, you agree to be charged 50.00 per half hour charge.

Quiet Hours are 10pm to 8am. If we are notified by security of guests be disturbing to others, you could be evicted with no refund.

No unregistered guests allowed in the property; violation of this rule will result in immediate eviction with no refunds given. We do not allow extra guests - including children of any age, we count heartbeats - and only allow the number of occupants, that the unit sleeps. This unit sleeps 6 people max per the fire marshal. No exceptions. If the fire marshal is called to the unit because you are over the legal occupancy, you will be responsible for the fine associated with him coming out.

Failure to take out trash or excessive cleans caused from guest's additional charges will apply. The management company will have the right to charge the guest between $150.00- $300.00 for failing to abide by this rule.

Please note we only provide a starter pack of Amenities, just to get you through the first night.
One roll of paper towels, 1 toilet paper for each bathroom, 1 trash bag for each trashcan, 1 sponge for the kitchen, 1 cascade, 2 pods for laundry, 1 bar soap, 1 shampoo for each bathroom, & 1 conditioner for each bathroom. We do not provide these items for your entire stay.

We respectfully ask all guests not to move the furniture around. All the furniture must be placed back where it was found. During the checkout inspection if furniture is moved around & not put back additional charges will apply.

Check in is 4pm central on the day of arrival & checkout is 10am central on the day of departure. We do not allow early check ins. By booking guest agrees to wait to go to the property until the 4pm check in time or when you have been told by the office that the unit is ready.

The damage waiver included in the booking breakdown does not cover missing items. Examples: missing wristbands, missing beach towels, missing kitchen ware, missing linen, or missing parking passes. Guests will be responsible for paying for those charges.

There is a damage waiver included in the booking breakdown that covers accidental damages. That rate is for stays less than 30days.
If a guest books a 30-60 day stay the rate does increase for those type of bookings. Guests will be responsible for the difference in the price.

Gulf Highlands Terms & Conditions: If any of these rules are violated by guests you will be responsible for the fine associated with each violation & will be evicted immediately with no refund.
- Not following leash laws. All dogs must be on a leash when outside of the condo at any given time. $50.00 fine (Applies if the unit is dog friendly)
- Not following pet waste regulations. All waste must be picked up from your dog. $50.00 fine (Applies if the unit is dog friendly)
- No parking pass. All vehicles must have parking pass displayed in the vehicle. $50.00 fine.
- Reckless Driving of Golf Carts. (This includes renting through the resort) $100.00 fine.
- Underage Golf Cart Driving. (This includes renting through the resort) $50.00 fine.
- Feeding Wildlife ( Example: Turtles, fish, & birds ) $50.00 fine.
- Violating Noise Ordinance $50.00 fine.
- Offensive or Unlawful Activities $100.00 fine.

Don't stay here

Management group was extremely difficult to deal with and the facility was filthy floors and carpet. No exhaust in the bathroom. Just dirty overall.
