La Villa Los Primos est une villa de luxe spectaculaire située en bord de mer sur la côte caraïbe mexicaine, dans le sud d’Akumal, une petite communauté calme et luxueuse située à 3 km au sud d’Akumal. Cette villa a beaucoup de caractère et est incroyablement spacieuse.

La villa est immense avec 6000 pieds carrés d'espace de vie plus de grandes terrasses, balcons et terrasses. Il est joliment décoré avec des antiquités mexicaines ainsi que des peintures à l'huile originales. Toutes les chambres offrent une vue sur les Caraïbes. Le hall d'entrée a un plafond en briques bombé qui est assez spectaculaire et les zones de cuisine, salon et salle à manger sont très grandes et spacieuses.

La plage est juste devant votre porte et sur le côté de la route de la villa est un magnifique jardin clos avec une maison d'hôtes et un garage fermé.

La villa dispose de quatre chambres, trois avec vue sur l'océan et une avec vue sur le jardin. La chambre principale extrêmement spacieuse, située à l'étage supérieur sud-est de la villa, dispose d'un lit king-size, d'une salle de bains luxueuse et d'un balcon donnant sur l'océan. Il a également un mur de miroirs et est climatisé.

Au coin nord-est, à l'étage supérieur, se trouve une chambre d'amis avec deux lits queen-size, une salle de bains s'ouvrant sur le couloir et un balcon donnant sur l'océan. Entre les deux chambres d'angle se trouve une chambre de studio avec deux futons et portes à persiennes dans le couloir. Cette chambre partage le bain du couloir avec la chambre d'amis et dispose également d'un balcon extérieur donnant sur l'océan. Au rez-de-chaussée sud de la villa, vous trouverez une autre grande chambre avec deux lits queen-size et une belle salle de bains.

Los Primos a des fenêtres et des portes coulissantes partout, ce qui permet à la brise de la mer presque constante de pénétrer dans tous les coins et recoins de la villa pour la garder fraîche et confortable.

La maison d'hôtes est adorable avec de nombreuses garnitures en fonte recouvertes d'une variété de fleurs à la floraison presque constante. Il comprend également une kitchenette, un salon, une salle de bains et une chambre avec deux lits jumeaux.

Perfect for Us!

This was quite the gathering with friends and family coming from all over to celebrate my birthday (we won’t say what year - wink). The home was so beautiful, spacious, and authentic. I cannot say enough about the incredible views, hours spent snorkeling and floating in the blue water and fun in the pool. All 11 of us enjoyed it so much. The staff and management added the extra touches and my birthday dinner by Chef Rosi was a great addition. The location is serene but restaurants and bars aren’t that far away. We walked the 30 mins down the beach to all of it. Would love to visit again!

Rosel & Inez worked tirelessly to clean the house and outdoors. They also cooked us a traditional Mexican dish our last night and was delicious, Inez makes the best pico de gallo. She had some pico de gallo and fresh guacamole waiting for us upon arrival. Rhett, the property manager, was also great. I messaged him the first morning we arrived with one of the air conditioners not working and he was there within 10 minutes and got it fixed very quickly.He also provided us with a lot of great information to help us around akumal and gave a lot of ideas for excursions. We had the best time.

The property manager Rhett met us the day after we checked in to make sure we had everything and communicate everything we needed to know to navigate the area. Check in was a breeze without any complications. The place was very clean and well stocked. Homemade guacamole and salsa was waiting for us in the refrigerator when we arrived! The neighborhood was gated with a guard (the guards were all so friendly!) and felt really safe. The groundskeeper and housekeeper were both such great people! They kept the place clean and tidy, the pool clean, and the beach raked! We will definitely come back here for our next Mexico trip!

It's located on a small, slightly rocky, walkable beach protected by a reef which adds to the quality of snorkeling. Eight ladies spent a week celebrating friendships. Rooms were clean, comfortable with air conditioning, beautiful views and plenty of bathrooms. The kitchen was well equipped, newly remodeled with new appliances. The daily housekeeping was a treat! And the grounds are keep perfectly. The security gate staff were friendly and it was nice to know the security guards patrolled the street and beach constantly. Rhett, the property manager was amazing, and accessible. Thank you so much for your supportive and attentiveness. We enjoyed watching the wildlife and discovering their foot prints every morning on the beach. We highly recommend snorkeling in Yal-La Lagoon, taking a bike ride to snorkel in the cenotes with Bejil-Ha Riviera Maya in Chemuyil and enjoying the Tulum ruins followed by a Pontoon boat snorkeling adventure. Take time to review the two blue information binders provided at the house. Don't miss Lucy's Cafe in Akumal for the best ever ice cream. The binders are a wealth of information. We highly recommend Los Primos!!

Very good!

All was very good and we would stay again. Minor negatives were: no auto dishwasher, ac in bedrooms only, sea weed on beach, must use bottled water for most everything including coffee and teeth brushing. All of this is typical to the area and not uncommon. Overall our family (11 of us) had a great time.

Los Primos Villa in June 2022

Overall, I recommend this vacation rental. Reviewer Comments: Los Primos Villas is a beautiful house in a great location. The decor and brick cupola are beautiful and intriguing. The house was very clean and well cared for. The air conditioners in the bedrooms all worked well. he downstairs bedroom has a window opening that is covered only with a slatted wood shutter, no glass window. This room did not stay as cool and was very humid. The beds were comfortable. The pool was kept clean by the groundman and the housekeeper swept inside and made beds daily. Towels were not replaced daily which was no big deal but challenging to keep beach towels dry. There were few detractors. They included a very small refrigerator with no icemaker. They did have ice trays which you could get one round in the morning and one late at night. We ran out of water two days so make sure the groundman leaves an extra. The 5th bedroom is in a different building. We meant it to be a snore room for us but that didn’t work. TThere is no washer and dryer available which is unusual for a week long villa rental.We enjoyed the very short drive to Xel Ha and went during the week so it was less crowded. We also went to Akumal Beach to swim the turtles, and toured Akumal Pueblo. We ran out of time for Yal Ku with storms moving in the last couple of days. One of the highlights was Chef Emilio Telancon’s delicious food. We hired him for 6 days, breakfast and dinner. The food was amazing. Highlights included Huevos Rancheros, Chilaquilas, Mexican Lasagna (stacked enchiladas) and surf and turf. He also brought in fresh octupi, let our kids hold them, and then prepared a delicious appetizer called octopus in love. One of the most amazing things he did was prepare the food so that our daughter who is allergic to the “taco family” could eat mexican food. She had it all 6 days with no allergic reactions. Chef’s crew, Estiban and Eduardo, were outstanding as well. I highly recommend his services. Next time

Absolutely fabulous!

An exquisite house with amazing open spaces and very comfortable outdoor area and pool. Beds and pillows and sheets all top-of-the-line. Getty and Pedro were absolutely lovely sweet and kind! I highly recommend this house for anyone looking for a quiet private area to simply relax!

Couldn’t be happier!

Our stay at Villa Los Primos with 11 family members, delayed for a year because of COVID, was wonderful. The house was the perfect size for all of us, having great large gathering spots, but also private areas. The Mexican artwork and decor is beautiful and a constant reminder of the creativity of the country’s artists. The location on the beach, along with a pool, meant lots of options for water activities. We took advantage of the available chef service for most of our stay, which meant we had two of them making great meals and a constant flow of guacamole/chips, smoothies for the kids and margaritas for the adults. Anything we needed taken care of, inside or outside on the property, was quickly handled by Pedro and Quetti, including raking the seaweed off the beach daily. The location was safe and secure and convenient for trips to Akumal or Tulum. We would highly recommend this house to everyone!

The house is very nicely decorated and very clean with a great (small) pool and the beach is just a few steps away. We used the cooks supplied by the management company and the food was amazing - nice variety of traditional Mexican dishes and the cook made sure to include plenty of stuff our kids would eat (pancakes, rice and beans, quesadilla). They were also very kind. We had a great experience with the management company - managed to lock ourselves out of the house and they were incredibly responsive. Akumal is a wonderful location - lots of activities nearby and the downtown was relaxed with nice low-key restaurants on the water. Overall, I can't recommend this place enough!

It is large and very open concept so large groups can be all together without being crowded. The pool and the beach are right out the back door with very comfy furniture in the patio and beach. The kitchen is well stocked, the house is clean and location is convenient to Akumal a Half moon bay and to Tulum. Pedro & Geddy, housekeepers do an excellent job and are there to please the guest.

Wonderful Retreat in a Tropical Paradise

Overall, I recommend this vacation rental. Reviewer Comments: Our 8 nights with our family at the Villa Los Primos was terrific. What a pleasure to step out of our living room into the warm Caribbean waters and swim and snorkel in the beautiful lagoon. The layout of the house was perfect for our group of 9 adults and 3 young children. Everyone had their own quiet space and when they wanted to be away from the group. The beds and amenities were comfortable and met a high standard. The public space was great with a separate living and dining area and nice size kitchen. The only limitation of the kitchen was not having a dishwasher, but this didn't affect us since we hired a chef and assistant for the week who handled most of the dishes. The pool was perfect for young kids and we felt comfortable allowing the 6-year old in the pool on her own with adults nearby. The house and grounds were well maintained, with a daily housekeeper and groundskeeper keeping everything clean and in working order.Since the house really contained everything we needed, we did not take many excursions off the property, except for a visit to the the archaeological site at Tulum (very hot even in relatively early morning) and one dinner out in Akumal. We considered going to other snorkeling venues and the cenotes, but felt we had everything we wanted on the groups, so we stuck pretty close to home. We would definitely recommend the house to others, especially families with young children. It would have been nice if the house were withing walking distance to the town of Akumal, just to get in a little physical activity other than swimming and snorkeling, but the town was a short drive so we could get there easily. We would also recommend hiring a chef since shopping for groceries was not that close and would have required a lot of work on our part of much more eating out. The rental agent recommended Emilio, who was really great. We had 3 wonderful meals each day, which further contributed to our great stay at the villa.
