Be prepared for a lot of steps. The elevator is not working and the top look out deck was unavailable - closed for repairs. They had chairs and an umbrella and beach cart which was nice.

We loved our stay here! The house was so clean. We were steps from the beach. The pool after a lot of time at the beach was so refreshing. Management was so responsive to every question and concern. We couldn’t have had a better experience. The only drawback was the number of stairs.

Overall great experience and would rent again. The location is beautiful and the beach access is a plus. Disappointed that the elevator in the house was not working. This house has alot of stairs and made it a little difficult. Overall good experience.

The location was Great. Beach was 2 minute walk, not crowded. The house was very clean, if had questions answered right away. The only disappointing was you couldn’t go out to the rooftop balcony. We had 5 couples, we felt there were not enough chairs around pool and there were no chairs on one balcony. And I think it should be stocked with trash bags, dishwasher soap, paper towels ect. But I would recommend staying here.

This house was a great fit for our group of 9 ladies. Plenty of space and beautiful views from most rooms in the house. The pool and spa were exceptionally clean and functioning properly. Convenient access to the beach and a quick walk to bridge street.

This was our first time to Ami. We loved it and will be back. While the homes location was awesome to the beach there were some issues and concerns. The house could use some maintenance for the price you are paying. 1st floors were dirty they clearly didn’t change there water when mopping. 2nd the photos on Vrbo need updated the porch lounge furniture was non existent and you had 2 Adirondack chairs and 2 plastic folding chairs and a rusty table. The porch furniture off the kitchen is also rusty, the dining chairs rattan is breaking and it sticks into your legs. Under the tv in living room was never painted. The master bath faucet handles are loose. The cooktop edging was coming up and dirty under and around it. The hood fan would come on randomly all day and night on high and was very loud. They sent maintenance and they couldn’t figure out how to stop it. We eventually turned the breaker off as it was very annoying. The disposal broke and they were very prompt in replacing it. The seal on the fridge is broke on the bottom it could use a bigger fridge for the size of the home. The pool is awesome and well maintained. Again they updated the bar which is beautiful and have a tv there. The pictures are old and don’t show that. A suggestion would be to have a small fridge outside or in the hallway near pool so you don’t have to walk 23 steps to get something to drink. Please update photos to represent home as is. We should get compensated for not getting what we paid for.

Property management was great, house not so much-House was not very clean. Appeared to be water damage in some places. Found dead bugs under the quilt in the master. Pool was dirty-Electrical issues: ceiling fans, pool/Jacuzzi, stove hood all had issues and did not work properly. Stove hood randomly came on by itself and was very loud and rattled quite a bit. My husband took the cover off to see what was rattling and it was NASTY. Full of black gunk. Upstairs ac went out the third day and could not be repaired until after we left because of the holiday. Thankfully we could sleep downstairs where it was cool. They did offer fans or portable ac units. We took fans but there weren't any windows upstairs to vent the portable units properly. Smoke detectors beeped incessantly 2 out of the 4 days we were there and maintenance came twice to replace them. Jacuzzi blower would not stay on longer than 5 minutes and water was cold at times. Control panel for pool area did not work properly. House has an elevator but it does not work. The door was nailed shut.-The door going to the pool appeared to have damage. The doorknob fell off in my kids hand going outside. This was promptly fixed by maintenance. One of the doorknobs in the master bath was falling off. There is more but I am limited to 1500 characters. Would highly recommend the property management company but definitely not the house. Its a shame because its a beautiful home. The location and view were the only positives.

Perfect Beach House for Lots of Family

This beach house was perfect for my family of 13! 6 adults & 7 kids... ages 1 month - 75 years! Plenty of space for togetherness and separateness! We loved the pool, upper deck, huge dining room table, and the beach! Perfect place to celebrate my grandson’s 4th birthday and my 75th!!

Can’t wait to come back!

I loved this vacation! The house was wonderful! I am always a little concerned when houses are across the road from the beach because we have two grandmothers that travel with us and have mobility issues. However, this house was well within walking distance for everyone. The elevator was a big plus for us. Perfect!!

We loved the rooftop deck. Had some issues with tvs. The outside tv not working, and hot tub was cold the last night. Overall the house was great.

Beautiful house that needs attention.

Beautiful house. Enjoyed the pool although it was only warm the first few days. Went to use the grill but propane tank empty. Dishwasher was not secured and fell when opened. Leak in front hallway caused by refrigerator water line. House was not clean. Found a contact on sink not ours, dirty throw rugs, moldy shower curtain, rusty grill utensils. I will say every time we called they responded, but feel there were to many little things that should have been caught before our arrival.

Vacation home review.

The home was beautiful and spacious! The location across from the beach couldn’t have been more magnificent; however, I do feel the home needs a little more TLC. Some of the toys in the garage for the kids were broken. Some of the floats were broken, the wagon in the garage was rusted, the red cooler in the back by pool was dirty inside and a little rusted, the bikes had flats and the garbage from the prior guests took up all of the garbage bins where we did not have where to throw out our own garbage. It would be nice if guests were notified when garbage day is so that they can help by throwing out their garbage. Other than that our stay was great! Just a little feedback to improve the quality of service offered to guests that will book this home in the future. Thank you

Zuzell, thank you for the five-star review of Coastal Horizons. If we would have been made aware of the issues with the bikes and cooler, we would have been happy to have taken care of those items during your stay. We will definitely look into this and make sure that it is taken care of for the next guest. Unfortunately, we are at the mercy of Manatee County for trash pick up. Most of the homes on the island have guests check in on Saturdays and the trash is picked up on Monday ~ there is a bit of an overlap with having trash in the bins between guests. I'm sorry it was inconvenient and I really wish that there was something that we could do about it, but trash pickup on the island does not happen on Saturdays ~ mostly due to the congestion of guests coming and going as well as local beach traffic. I'm glad that it didn't deter you from enjoying your stay and we hope that you will visit Anna Maria Island again very soon!

The place was dirty shower didn’t work mold on shower curtain road was closed we were staying on

We had to leave before our check out time. The cleaning crew came early the construction workers woke us up at 7:30 am told us we had 10 min to leave or we would be blocked in. We had 8 ppl there and a infant! We are all so angry. We were not told that we couldn’t park at the property till we got there There was horrible communication. VERY disappointing We will not book with VRBO again! Horrible experience! No one was accommodating at all I hate that I spent all that money to celebrate my 25th wedding anniversary to have a horrible trip! Thanks a lot!

Good and bad things

Location- excellent, can’t beat. Rooms/bathrooms- clean Id honestly stay here again but the price is ridiculous for what we received. Huge crack is kitchen floor. Hot tub barely heats. Beds—I literally slept on the floor one night because if was more comfortable than the rock I was sleeping on. The alarm to the pool didn’t work and took 1.5 days for someone to fix. We have kids…I wanted the alarm. Elevator doesn’t work. Tv doesn’t work. But the kicker….2 cockroaches. I called, they responded quickly. But as others have said, the “thanks for making us aware” is nice but not helpful. 48 hours until the bug man came out. For 14k for 6 days, I’d like to think it would be cockroach free.

Beach House

The location for this property with fantastic. Unfortunately, there were quite a few pitfalls. The house is poorly maintained. One of the guestroom doorhandles fell off the sink faucet in the kitchen was falling down and would not stay up. Sink was clogged when we got there and The garbage disposal did not work. Hit the reset button underneath the sink and got it to work but sounded like there were rocks in it so eventually, it just wouldn’t work anymore. Had dinner planned to cook on the grill for our 11 people and guess what no propane in either of the propane tanks. Pulled out to cook on the stove top, but of course all the handles were falling off and I had to use a knife to screw all the handles back on. Set the table for dinner, but didn’t even have 11 forks! Not sure how you could advertise a beach house for a large amount of people and not have the appropriate amount of silverware to set a table. Floors were dirty because it looked like they were doing drywall work and no one swept up the mess finally found a broom by the pool at the end of the day on Saturday. I don’t get me started on Internet because we couldn’t use the TVs or connect our phones to the Wi-Fi because the password and connection they told us to use were not valid even after calling facility services still didn’t work again, location of the house spot on the rest needs some serious overhaul, including mold on the doors was nasty.

Location and rooftop can't be beat

I’m going to leave an honest review of our experience so you can decide if this property is for you. First, we did not receive the code for entry of the house. I had to call the management company (AMI) when we arrived. Not a great start. Upon entry, we discovered the water was turned off. Although I understand this is probably not a recurring issue with this house, this was unacceptable. The water was off for 24 hours before it was finally restored. AMI handled this issue as quickly as they could. When we arrived, the handle to the kitchen sink was completely broken off. I fixed it myself. The elevator was not working, so we had to haul every bin and bag we had up the stairs (and you’re talking, like, 20 foot levels). The pool was “working” but the lights as well as the waterfall jets were not. This needs to be fixed as the lights at night would be nice and probably a bit safer. The listing says the pool is serviced twice a week: not true. Not a single person came to service or clean the pool the entire time we were there and we had to contact the management company three times to get someone to come out and finally look at it. A tech came who had no clue how to fix it BUT they did leave the hose in the pool, blasting water for over four hours before we noticed it was overflowing and finally realizing the hose was running. NONE of the TVs worked when we got there. AMI said someone would come out. I figured out what was wrong myself before the tech came many days later. VERY unhappy about the $120+tax “damage fee” they charge. Apparently this is non-refundable. If AMI/VRBO charges every guest a damage fee before setting foot on the property, EVERYTHING should be in working order. What am I paying this for, exactly? Stay here at your own risk. There is a guestbook in the living room where everyone signs and tells a little about their stay. We are not the first to have issues here… Although the location of the property is unbeatable and many other aspects of this property are nice, this property has a long history of broken things. (This includes windows that were also still broken when we stayed there) We are not the exception when it comes to these issues. The good: The backyard pool area is nice and secluded with excellent landscaping. The rooftop deck has the best views of both the harbor and the ocean. The sunsets are great. All the patios are great. Having beach cruiser bikes in the garage was nice as well. Good luck!

Too Many issues for a ‘premium’ property

The location and views were excellent. The house itself has several issues and the kitchen is not stocked/equipped for anyone who wants to eat at the house. We enjoy cooking so we planned on eating in 4 nights and did so, but only after buying cookware and washing dishes excessively. The elevator stopped working day 2 and was inoperative the balance of our stay. The bottom drawer refrigerator was warm and proceeded to ruin 10ths of bacon and sausage. The range vent light/fan were inoperative. The dishwasher leaked (they did someone to fix), 2 windows were cracked and one window casing was about to fallout but was duct taped. They responded to all that they appreciated letting them know, but that’s the thing, I shouldn’t have to let them know about all of these issues, there should be someone to thoroughly inspect the property before each visitor. They literally had 3 bowls, 8 forks, no kitchen knives and very few utensils, no hot pads and not dish towels or rags. They did bring me a knife block, 2 jot pads and a couple of dish towels. When I told the person who brought them that I was disappointed in having to buy my own pots and pans and the lack of other basic kitchen items she told me that the rental company had ‘just’ taken over management in December and that they needed to do a full inventory of the house. Well, I know it is hard to find people to work and everyone is so busy, but it shouldn’t take 8 months to take an inventory. Maybe the owner of the property is just cheap and doesn’t want to reinvest into their property. I told my wife I could probably stock the place exceptionally well and fix all of the issues for one weeks worth of rent. I have rented many, 5 in the last year alone, and while none are perfect, this one rose to the occasion of providing this poor review. Now, again, the property management team was responsive to my texts, but in the end it doesn’t do much to only tell me that they appreciated letting them know. And while the furniture was sufficient, it is not as represented in the photos, they probably should update them for accuracy.

Awesome Place

We loved our time at Coastal Horizons! The property and pool were just beautiful. Hanging out on the roof at sun rise and sun set was the best! "From coffee to cocktails" was our saying! The elevator was a lifesaver for some of us with bad backs and knees. There are a few things that need to be updated and repaired but for the most part, everything was in well-working order. We are so looking forward to coming back in a couple of years.

First time on Anna Maria

This was a first time visit to the island and chose this house to accommodate 6 adults and 4 children. The house is beautiful and was clean on arrival. Enough baths to share between families or individuals. The pool and patio are great. It has an updated bar area and TV to watch a movie or listen to music (this was a surprise and not on the photos or amenities when booked). The house is tall and has a lot of steps. You will need to utilize the elevator to take suitcases and other items to your room. We had to call maintenance to have a few things fixed. They were accommodating and fixed immediately. For families with children, be aware that you have to cross a road to get to the beach. It does get busy and cars tend to drive over the speed limit. If you are utilizing the pool and need to use the restroom you will have to go to the second floor. There is not a restroom on the ground floor. This house also comes with a concierge service to rent items for the week. You will need to utilize for chairs, umbrellas, baby gear, etc. It was easy to use. They deliver to the house and pick up. Overall it’s a great house and in a great location. It’s close enough to bridge street if you want to walk or you can take the free trolley service on the island. Have fun!
