- This home does NOT allow children between the ages of 6 months-3 years under any circumstances. Any guests over the age of 3 are required to know how to swim, including adults. If these conditions cannot be met, we invite you to browse through our inventory for alternative accommodations that do not have a pool.

- QUIET HOURS: 9pm - 9am
- NO PARTIES, GATHERINGS, NO EXTRA GUESTS THAT OVER OCCUPIES THE HOME, OR EVENTS ALLOWED. Strictly enforced.
- This home IS PET FRIENDLY. There is a $75 pet fee per night, per pet. Up to 1 pet allowed. We only accept dogs. Please inquire about other pets allowed with our Reservations Department. If you bring furry friends, we ask that you do not allow them outside during quiet hours, as neighbors are very sensitive. Please do not leave your pets alone unattended during your stay.
- VIDEO & PHOTOGRAPHY: There shall be no video, still photography or film production of any kind without the express written consent of the owner. Fees apply.
- SMOKING: This home and all Vacation Rentals by Kimberly properties are strictly non-smoking. Smoking of any kind is not permitted anywhere on the premises. A minimum $250 fee will be charged if evidence of smoking is found.

PLEASE NOTE!
- Please take note that this home is NOT baby and/or child proofed. It is your responsibility to walk the home and/or property upon arrival, to make this space safe for your children. We assume no liability for harm/death to any baby or child staying or visiting this vacation rental.
- Please note that early check-ins and late check-outs are available at our discretion. There are extra fees for either of these add-ons when available.
- There are exterior surveillance cameras recording 24/7. The cameras are on the side of the house and facing driveway, above garage
- There is no pack n play or highchair.
- The pool is not fenced and there is no spa.
- The pool is heated and it is only 4 feet deep.
- This home has a narrow, spiral staircase between both levels. Please know large luggage will be difficult to fit through the staircase.
- There is no door to the bedroom.
- There are only beach towels, no other beach gear.
- This house is on a shared lot and is completely private from the main house. There is a wall and gate separating the properties. This home has its own patio, driveway, fire pit, and small pool.
- Upper level (where the bedroom is) has real wood flooring. It has been sanded and painted.
- Kindly note that the bottom level features polished concrete flooring which, while meticulously cleaned, might feel cooler and retain a unique texture. We suggest bringing along cozy socks or slippers for added comfort during your stay.
- The upper level (where the bedroom is) has window coverings, the rest of the home does not.

CANCELLATION POLICY
- A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty (30) days prior to the arrival date will incur no penalty, aside from a $500 restocking fee.
- Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full advance payment (not including deposit and cleaning fee).
- Cancellation or early departure does not warrant any refund of rent. If you wish to shorten your existing reservation with VRBKIM, and your reservation is further than 30 days away, we do charge a $100 restocking fee to make this adjustment.

Parties and Overoccupancy Policy:
- If the guest violates any of our rules regarding noise, parties, or overoccupancy, and the host receives complaints from neighbors, a $500 fine will be imposed per occurrence. In addition, should these allegations be found true, the guest will be subject to immediate eviction without a refund.
