This property was a real let down. First and foremost there was no water for the last 24 hours of our stay. No way to shower or wash, or go to the bathroom for any of us, including my 95 year old Uncle. When we called Audrey, who was very pleasant, she was surprisingly unconcerned, offering only to have a plumber "stand by" should the water not come back on in a few hours. (It had already been off for about 5 hours at that time!) Ultimately we insisted someone come to the house and take some action. ie; fix it, urge we vacate the premises as it is illegal to rent to folks when there is no water, and offer us a refund. None of that happened. The plumber came out, concluded the problem would take time and could not be accomplished at that time. We were offered the use of a second home on the property, about a 3 mile round trip on private, rutted roads. A few of us tried and found it to be old, cold and dirty. As I had an appointment in Manhattan that Friday, 12/28, we instead headed to our cousin's home in New Jersey so we could shower and go to the bathroom. As a result we had to cancel our appointment and return to Santa Monica on our non refundable airline tickets that day.
I should also mention the rats we found in the kitchen on the second day we were there, one hiding in a stand alone cupboard. We removed this cupboard to the outside balcony. The other was eating from a bag of chips we had left on one of the kitchen counters. That one scurried off to parts unknown as we approached.
I am a retired 76 year old judge. I know the law. I do not intend to sue for the obvious breach of contract and violations of state laws regarding "habitability".
I should note I have rented from VRBO on several occasions in the past dozen years. If VRBO does not offer a substantial refund, I will not use your service in the future and will limit my actions going forward to simply notifying the appropriate state agencies.

Incredible property and staff!
I planned a large weekend gathering here for 21 people and was stunned by the house, the grounds, and the incredible views. Audrey and Ean (the property managers) were helpful and stopped in everyday to ensure everything was going well. Our group cooked all weekend and the kitchen was well stocked for the large group, along with a long dining table that fit everyone.

Great place for the whole family!
We spend my mom’s 60th Birthday weekend here. The whole family came up, including the newborn, toddlers, cousins, aunts, uncles, even the dogs. The house fit everyone and we had a great time! The house is in a beautiful secluded area and has a rustic charm.

An expansive estate with incredible views of the Hudson and bridge. Wildlife abound! Deer. Wild turkeys. The property is PERFECT for a wedding or wedding party or family. Family stayed at 216 route 385. Wedding party stayed at 214, a charmed pairing. Personality abounds! A surprise in every space. Clean. ALL but food provided for an army of many. Athens for couture needs , Hudson for the soul including the extraordinary dining. Stay with our friends at their Stewart House if you arrive early.
