Welcome to "A Point of View." This luxurious beach home is the perfect destination for your next family vacation! Loaded with amenities this home is sure to please! Enjoy unobstructed panoramic views of the Gulf of Mexico on the BRAND NEW roof top deck! Experience stunning sunsets and sunrises over the Gulf, along with the best views in Seaside from the homes roof top deck and 4th floor observation room! With views this beautiful you may never want to come back down! All this and you are only minutes from the Thyme St. beach access and steps to enjoying all Seaside has to offer!



As you enter the first floor of the home, you will breeze into the efficiency apartment that was recently upgraded with all new appliances and furniture!! This room includes a full kitchen, full bath, Queen Sleeper Sofa, and King loft bed designed for children and teens. Kitchen includes plastic ware for your convenience and outdoor use at the pool.



Out back, your very own private pool (that can be heated) and *spa are awaiting you! Lounge around the pool and catch some sun, cook delicious meals on the BBQ and end the night gathered around the fire pit with friends and family! The backyard is the perfect private oasis!



As you take the stairs, (or elevator), up to the second level you will find three bedrooms and two baths. The first bedroom has two sets of adult length bunk beds and is connected by a Jack and Jill bathroom, to the second guest bedroom with a king sized bed! You will also find the master suite with a private bathroom, and its own access to a private balcony on this level!



As you move on to the third floor you will be taken with the spacious open concept floor plan. This level has a beautiful gourmet kitchen with granite counter tops and top of the line appliances. You will find that it is fully stocked with anything you may need for all of your cooking needs, including dinnerware for dining. There is seating for 8 (five chairs, plus a bench) at the dining room table and additional seating for four at the kitchen bar. Relax in comfort in this home living area; which includes a flat screen T.V. and a comfortable sectional sofa! There is a half bathroom off the kitchen for added convenience. The third floor of the home also features another guest bedroom with a queen-sized bed with a full bathroom.



Take the elevator up to the 4th level and enjoy the best "Point of View" from the homes Brand NEW roof top deck, and viewing room! These unobstructed panoramic views are sure to please! Clean, spacious and convenient to the beach. The house has a lovely sitting area and kitchen on the top floor. Perfect for large gathering of family or friends. The walk to beach is around a couple house and a block. Then across the road. Beach access was fairly simple to find. If you want hot tub warm, you must plan for that in advance. A golf cart is not provided but they are available for rent nearby. There is a fun food cour/shopping area that we frequented several times. Within walking distance (about 10 minute walk) Highly recommend

Overall the house was good. The loft "bedroom" was accessible up a steep ladder with the king size mattress laying on the floor. You could only crawl on hands and knees to reach the bed with no closet or drawers to hold clothes. The description does say no condiments are available, which ended up being more inconvenient than I realized. The backyard/pool area are a major plus and a great hang out area. The air conditioner went out on the 2nd floor (where 8 people were sleeping) on Monday night and by Friday morning when we left, the AC was still not working. Temps on the 2nd floor reached over 80 degrees. Communication with the property management was frustrating at times after no response from sometimes 2-3 hours. The part to repair the AC was not ordered until Wednesday or Thursday after reporting the problem on Tuesday. Overall, the house would have been much better with a working AC and having some basic condiments (salt, pepper, sugar, etc) supplied. Also, Seaside was a beautiful place, much more of a party atmosphere than Rosemary Beach. We did have to call the police on some guys staying in the house behind us due to loud music playing late at night.

We apologize for the inconvenience caused by the AC issue on the 2nd floor of the home and are thankful that the homes AC’s on both the 1st and 3rd floors were still working properly during that timeframe. We do understand how uncomfortable it can be for one floor of the home to not be as cool as the homes other floors, and apologize for the inconvenience. It is disappointing to hear that you felt there was a lack of communication from our team. After reviewing the communication threads from your stay, it was noted that your group reported the AC not working on the 2nd floor after business hours. We are grateful that after you notified us, our team was able to get an AC technician out to the house that very same night. After speaking with both you, and the AC technician the next morning, our team was made aware that the AC could not be properly fixed without a part being ordered. At that time the piece required to be replaced was ordered, and our team brought out 3 fans to help make the 2nd level of the home feel more comfortable. Additionally our team members reached out proactively to management requesting compensation for the inconvenience, and it is noted that your group received a refund for that night. It looks from reviewing all the communications that our team members took care of your issue promptly, and made sure you received compensation for the issue, but since we value your feedback, so we will look back through everything again thoroughly to see how we can improve our response times to ensure better service in the future. We also appreciate your input regarding the property’s layout and provisions. We do note in detail the layout of the home and what amenities are provided during the stay so that guests are made aware prior to booking the property of what to expect. We do not supply food/condiment items due to health and safety standards, but we understand your expectations and will consider how we can enhance the guest experience moving forward. We're very sorry to hear about the noise disturbance from the neighbors, but hope that despite these challenges, the homes' beautiful backyard with a private pool/hot tub, the close by gorgeous beaches of the Emerald Coast, and Seaside’s charm added some enjoyment to your vacation. We do very much appreciate your feedback and hope to have the opportunity to provide you with a more comfortable stay in the future.

BE WARNED!!The nice thing about this property is that it was close to Seaside Square. The parking was ATROCIOUS. The property sleeps 16 people but there is no way to park 2 SUVs to transport those people. Add in a golf cart and forget it. We had to back out down the gravel pot-holed, dead end street because of the lack of space.Every single thing we took out to use in the “well stocked” kitchen was VISIBLY DIRTY OR STICKY. The knives were not sharp and everything was old, chipped or dirty. We had to purchase a pair of scissors and a can opener to get through the week.Upon arrival, our unit was NOT CLEAN. I swept the kitchen and vacuumed the rug before we even brought everything inside so there was no transference…it was just NOT CLEAN for the steep 520 cleaning fee.The layout wasn’t great for a large group…but it was as advertised. The kitchen is disproportionately TINY for the numbers of people who are supposed to inhabit this house. The last thing to mention is just how all of the furniture was chipped, scratched, damaged, stained couch pillows, pilling on the sofa…just GROSS. The dining table looks like it has been through a hurricane or two.Overall, it was a VERY DISAPPOINTING PROPERTY for the 10K price tag (5 nights). I don't think the location makes up for all of the other disappointments!!!

The home was great for our group of 4 adults and 7 teens. The location was perfect. A very easy walk to the Seaside town square and although a little bit further of a walk to the beach entrance than expected, very doable. This home had two balconies with beach/water views, which is very hard to find in this area! The backyard/pool/hot tub were a great size. The home was very clean and my only complaint/recommendation is that it needs some updated appliances and kitchen/cooking equipment. The dryer did not dry in one cycle and the dishwasher did back up and overflow during our stay. The property manager was very responsive and had it fixed the next day. One thing to note is that the loft in the downstairs room is not the easiest to access. I would not recommend this space for an older person or a very young child. It’s only accessible by ladder and the ceiling is very low. Worked great for the teens. I would definitely stay at this property again!

Perfect 30A Family Vacation

Our family of eight stayed at A Point of View and it was perfect for us! The house and grounds are beautiful, clean, and were just as described. The pool and hot tub were so much fun, we used them every day. Each of the rooms had their own en-suite bathroom and balcony and the Jack and Jill bathroom shared with our kids worked great. iTrip was an excellent host and they were super responsive to any questions or requests we had and sent someone out within an hour for some minor maintenance things. The location is convenient and close to the beach entrance and Seaside. We were also able to rent a LSV and use it to zip around instead of having to drive our car everywhere. We can’t wait to go back and would definitely stay here again!!

House is perfectly located off dogwood beach public access. Very clean home and beds were nice. Unfortunately we had 13 adults and the space was not very accommodating. The loft bed is in kitchen number one and the pull out couch in this room is horrendous. The middle level rooms are great with the master suite and another king. Bunk bed is good but we had boys and girls and couldn't put everyone in there. Upstairs on the third room there is a queen bed and two pull out couches that when in use takes up all the sitting common area. It would never fit more than 13 people in our opinion but the location, pool and beds were comfy.

The house was perfect for our group.

The house was perfect for our group. My mom uses a wheelchair or walker & the elevator was great for her! The only thing that was challenging was getting her in the house, where there were 2 steps. We had to left her chair each time. A small ramp or even a piece of plywood would have been helpful.

Beach Vacation

We enjoyed our stay at this location. We are a large family and had plenty of space. The only issues we had was the dryer not working and one of the doors not locking, even after the property manager sent a technician out. The pool was dirty when we arrived and they had someone scheduled to come clean it and took 3 days for their third party cleaner to arrive. The pool filter didn’t seem to be working. Overall, the house was great and we enjoyed our stay.

A Point of View

This house was very nice. We had 3 families all staying together and we all had plenty of room. The 4th floor outside roof top deck view was incredible! Kitchen and Living area was clean and spacious. All the bedrooms were plenty large. The 1st floor living area was a great option and convenient during the day for in and out to the patio/pool/hot tub area. The 1st floor living area was also great for a more private living area at night. The patio, pool, and hot tub were very nice and the pool was nice and warm! iTrip is great. They consistently checked in with us to make sure our stay was perfect.

Okay, but not great !

The management team took extremely long to deposit, and receipt, monthly payments by check. The home was not thoroughly cleaned when we arrived - floors didn't even seem to be vacuumed. The location was "crowded" with other rental homes almost on top of one another. The home was farther from the beach than "advertised". Overall, on a scale from A to F, we rate this home and location a C.

We apologize that it took time to get your checks to the bank, and applied to your account, but as you know we do not normally accept checks, or payment plans at all. We did this to be kind to you, as y'all asked to pay monthly with checks. So I apologize that while working to help you out we did not get it done as promptly as you would have liked. It was harder to get it done in a timely fashion during the pandemic as our business bank is not local, and all of our employees were working from home. Again, it is not our normal process to accept payment plan or checks, but we tried to help y'all out. We would have been happy to send our cleaning supervisor over to address the floors had we been notified. We spoke to y'all multiple times that week, but never once did anyone mention anything about the cleaning, or we would have addressed it immediately. All of our homes are go through an inspection process, and this home passed the cleaning inspection prior to your arrival, if you don't let us know we have no way of knowing that something is not done properly. We have never had complaints about the cleaning crew who cleaned prior to your arrival, so I am surprised after we did not hear anything from you about it, to hear this now in the review. In terms of the beach access, we give you the address of the home so you are able to google map it prior to your stay, as well as provide aerial photos to show the exact proximity of the home to the beach. I am not sure how to be more accurate than that. We have also never received a complaint on the proximity to the beach.

We had a frig that didnt work all week. A sleeper sofa that was never fixed and the house had to be recleaned because it was left dirty. Parking was atrocious and mgmt company told us 3 different stories about parking. And the mgmt company wanted to give us a $150 gift card for all of this. Will never stay in a property managed by ITrip vacations again

Typically I'd start with saying thanks for leaving an honest review, even if it has negative comments or areas of concern because we appreciate our guests feedback and are always wanting to improve for our guests. However, for whomever is reading this, this review is false on multiple accounts and for that, I can't say thank you for leaving an honest review. The fridge that "didn't work all week" was broken by having a sensor removed by your group; it was in perfect working condition with the sensor in place prior to your arrival. Our maintenance still came out to fix the problem of course and we brought an additional mini fridge to leave with you for your stay. It's not completely clear how the sleeper sofa was damaged, but you called and reported broken, even though it was in working condition for our last guests with no complaints. Unfortunately, we weren't able to replace that immediately but we did provide you with a new air mattress to accommodate your party. The parking has spots for 3 vehicles (as mentioned in the listing). I'm sorry this may have felt frustrating to you and your group, but we make sure our guests are aware of parking a head of time. We were called to the property multiple times, by multiple guests in your party for things that were "manufactured" stories. We came every time one of you called (despite how disrespectful your party was to us) and did our best to accommodate anything you asked for. Offering a gift card and dinner out on us, frankly (for whomever is reading this) was above and beyond based on the disrespect you showed our people and this property. Our absolute top priority is keeping our guests comfortable, happy and making sure they have a stress free, relaxing vacation! Most of our guests not only appreciate our effort but also show decency to our teams AND the property they stay in. My goal is to respond to reviews in the most positive light possible and always be kind and courteous, but based on the way you left the property, the untruthfulness of this review and the disrespect shown to our team, I can only say I hope your next stay is better for everyone involved.

Point of View

Point of View was a great place to stay. This place sleeps 16 and the 16 will be comfortable. The location is perfect for those that would like to be close to the beach and 30A and not on the beach. The four stories are great for separating the guests so that everyone can feel like they have some privacy. The TWO kitchens are great! It allows for multiple cooking areas. The pool and firepit are great! The parking is challenging, but the carport is covered. The place came with some bikes, but they were not used by us. The pool lights go off early, would like to keep them on after 8PM. We had a few issues with the pool with heating and filling, but the owners were responsive and tired to assist. The downstairs AC had some issues, but again the owners was responsive. The extra shower and bathroom by the pool are nice, but can have some flushing issues, but the owners are helpful. They also were able to provide extra sheets and towels when the washing machine was not properly wringing out the wet cycle. Kathy and Mollie were very responsive and tried to assist where they could. I would recommend staying here again. It is a fun and beautiful place. VERY quite and great views!!!

Heart of 30A

We rented the house with 2 other families for spring break. There were 6 adults and 8 teenagers. The teens had an absolute blast. The house is perfected located near seaside. There was lots of biking and walking (definitely recommend renting a bike - we used Vacayzen). The previous reviews are correct in that it is a long walk to the beach (the house is actually very close to the 30A road but there’s a long fence you have to walk around to get to the beach). Also, they never could get the hot tub consistently hot and keep the pool filter going simultaneously but the kids didn’t seem to mind too much. We paid extra to have the pool heated and that kept the teens happy (although by Wednesday it was cold but none of the kids complained so I didn’t say anything to the management company). We were very pleased with the response time and communication from the management company, ITrip Vacations. They did a really good job, especially during crazy spring break week. We are an active, fit group so the somewhat steep stairs between floors didn’t bother us. If you’re patient enough to wait for it, there is an elevator. 4th floor lookout area was neat to watch the sunset. Plenty of space on the main floor/kitchen area for our large group.

We were very disappointed with many things on this property. I paid for a daily heating of the pool and spa and unfortunately the heating mechanisms weren’t working so there were days we had no heat or only had some heat to the hot tub. They told us they would have to control it remotely but when we called and asked them to heat up the pool they never did. We were told we would get our money back and that has not happened yet either. The fire pit and gas grill did not work and we had to Jerry rig a starter in order to use it. We needed an iron as we were having pictures taken and when we picked it up the whole thing fell apart. When we called management on these things, Jerry rig a starter in order to use it. Every room in the house had patch marks on it so you could tell they were getting ready to paint. Unfortunately that did not make for a very pretty surroundings. We have not gotten back any type of response from management regarding all of our problems or compensating us for the amount we paid for the heat for the pool. These might seem like a little things but all together they took away from our family vacation. This house needs to be checked out from top to bottom, inside and out before it is rented again.

I am so sorry you encountered some minor hiccups during your stay. I am sorry the refund process isn't immediate, but you have been refunded the full cost of heating the pool. The heater kicks in when the temperature drops below 89 degrees. At the point you called us, we sent someone out and the temperature was 89 degrees (had it dropped any lower it would have kicked on). It was not broken, but I am sorry it wasn't as heated as you would have liked. Thank you for your feedback regarding the few tiny patch marks (only in 2 rooms), firepit and the iron. These issues have been handled by our management team for our next guests. As mentioned above, we want our homes to offer relaxation and rest to all who come to visit and I hope you had a wonderful vacation despite these minor inconveniences. Not in a condition to rent ...

I do not write reviews, but feel I must in this case. Drove 14 hours with grandkids in tow, promised a clean, close to beach location with a clean functioning pool... What we discovered: 1) property in general disarray ... needs a lot of maintenance investment to bring this back into condition 2) all the grandkids kids wanted was the pool area ... even called ahead of time and was assured "perfect" .... entirely unacceptable... pool full of sand, litter and algae ... would not let my grandchildren swim in that filth 3) trash ... beer cans, cigar butts sand and dirt everywhere in outside patio ... even tossed out crab dinner shells, plastic forks into bushes 4) broken beer bottles in gas fire pit 5) front step missing said they "removed because of safety concern" but left rusty nails and bolts sticking out of foundation... meanwhile right next to it a child trap of a water main cover that has rotted and splintered leaving a hole with nails ... their response ... that's the water company problem ???? 6) refrigerator not working ... no ETA for parts 7) pull out bed not working 8) outdoor chairs covered in mildew... huge need of cleaning 9) ceiling fan in main room making loud sounds like a tortured cat... 10) while as the crow flies is close to the beach it is cut off from street access by a seaside fence have to walk a long ways out and away from beach and cut back to get to 30a 11) parking very very tight.. difficult if not impossible to have multiple cars on sight Property manager told me they had a rough crew in week before and had not caught up with maintenance... we could not let our kids stay there, so we packed up and moved to new location (cottage rental agency is fantastic).. . got offered no recourse ... he said "we chose to leave and did not give him chance to remediate"... well we had to leave unacceptable conditions and unacceptable he did not know condition of property ... he would not of allowed his family to stay there. Will post pictures to show actual condition of home.

Thank you for taking the time to leave a review, even though we do not feel like it is a fair one at face value. While we recognize there were some items that still needed addressed when y'all arrived, you failed to mention that you arrived at the property early, and prior to the noted check-in time...so the home was not yet completely ready for you. The interior of the home had been cleaned and was ready, but as stated, our maintenance team had not yet made it to the property to address the issues mentioned in the backyard. We tried to be kind to let you check-in early, even stating that we were not finished with our inspection where these items would have been caught. Unfortunately, by the time you called to complain less than an hour after your arrival, you had already booked somewhere else, never even giving us the opportunity to finish getting the home ready for you. Had we been able to do the inspection in the backyard prior to your arrival there would not have been trash on the patio, in the fire pit, or in the bushes. The pool is on a regular maintenance plan and was on the schedule to be cleaned that very day so that it would be in wonderful shape for your family as requested. The pool cleaning was in fact completed by 5pm that day, so had you arrived at the property by 4, your grandchildren could have swam by the time y'all unloaded the car. We are sorry that 1 of the 2 refrigerators in the house was unplugged when y'all arrived, but it is not fair to say it didn't work. It did work then, and does now continue to work. Upon inspection that day the cleaners noticed the freezer sensor was beeping even when the freezer was closed...this was reported and would have been addressed the day of your arrival if you would have given us the opportunity to do so. There was nothing wrong with the freezer at all in fact, it was just a sensor that needed replaced, and since we did not have an ETA for the new sensor piece we unplugged the fridge just until our maintenance team could get over there and remove the speaker so the beeping didn't drive you crazy. Again, this would have been addressed the first day of your stay and you would have had 2 working refrigerators and freezers for your trip which seems more than reasonable. The pull out couch was broken, and we were aware of that, which is why a new one was on order and due to arrive in a couple days. We made you aware of this ahead of time with a courtesy call and had a blow up mattress there for y'all until the new sleeper sofa was delivered. We were unaware that the ceiling fan was making a noise, but that was an easy fix that was addressed once it was brought to our attention. The "missing step," is not in fact missing at all, and we have had no other guests complaints on the steps leading up to the home or the condition of the water hole cover. The nail you mentioned was hammered down in once you brought it to our attention so it will to longer be an issue. We do not have control over where Seaside put their fence, but have hundreds of guest each year who love this wonderful home and have no complaints about the parking or the distance to the beach. We only advertise parking for 2 cars because only 2 cars fit easily on site, so the parking should not be a complaint as it is as advertised. While it is our goal that all of our guests are happy and have a wonderful time we do acknowledge that we are not perfect and we do make mistakes from time to time. In this instance we know our mistake of trying to be kind and allowing you an early check-in. Had we simply made you wait until the 4pm check in time when we were completely done with what we needed to do, 9 of your 11 complaints would have been addressed, and I am confident that your family would have had a fabulous vacation in this home like so many families before, and after you have.
