The Space:
THE SKINNY: Thank you for your interest in this spectacular 5 bedroom, 3.5 bath coastal gem! Located in sought after Summer Haven, you can’t help but relax here. This spacious home is situated along a luxurious residential strip of A1A that runs parallel to the Matanzas River. Whether lounging poolside, spending the day at the beach or fishing the Matanzas Inlet (just.5 miles away!), there’s something for everyone to enjoy. Indulge yourself with a cup of coffee and walk along our ocean's coast and experience the peacefulness of a sunrise on the beach to start your day. After a day of exploration, golf, water sports, shopping, or relaxing by the pool, take a glass of wine out on the deck and immerse yourself in the tranquility of a sunset.
THE SPACE: This custom-built home was completed in 2022 and features stunning design details throughout, like vaulted tongue and groove ceilings & shiplap walls. As a three-story villa, it has an open floor plan with soaring vaulted ceilings, amazing natural light, and fantastic amenities. Inside you’ll find a blend of beachy bohemian inspired decor. Enjoy warm ocean breezes and breathtaking views of the sunset over the Matanzas Inlet from the second story wrap around porch. Complete with a private waterfall courtyard pool w/waterfall! Pool heat is offered March 1-Oct 31 for $60 per day or $350 per week) It's an easy stroll to the water: you are only 4 houses away with the ocean views right at the end of the street. The nearest beach access (walkable or drive-able at only .5 miles away) is located at fort Matanzas with public parking available.
OPEN LIVING: The main level features an open concept living, kitchen and dining room.The kitchen is adjacent to the living and dining area so everyone can be together whether lounging, dining or cooking! The kitchen is complete with stainless appliances, a farm sink, quartz countertops and a 9 ft island breakfast bar for additional seating. We outfit the kitchen with enough paper products, pods, trash bags and soaps for the length of your stay. Linens and towels are included.
The main level additionally showcases beautiful windows that overlook the pool and glass pocket sliding doors open to a second-story wrap-around deck offering peek-a-views of the Intracoastal. Additionally, there are 5 bedrooms: (2) primary king bedrooms with walk-in closets & private ensuite baths with walk in showers and (2) queen bedrooms that share a bathroom with a shower/tub combo. Each room offers luxury linens and space to unpack and relax. The top floor (considered the 5th bedroom) is the perfect retreat for the kids with 4 built-in bunk beds and its own seating area (doubles as a day bed) with a television & gaming system. Downstairs you’ll find the laundry room, an additional refrigerator & a half bath with easy access to the pool.
THE LAYOUT: This home has a solid 5/3.5 layout.
All bedrooms are on the 2nd and 3rd floors.
PRIMARY BEDROOM 1 and FULL BATH: King size bed and en suite bathroom with walk in shower on 2nd floor.

GUEST BEDROOM 1: Queen size bed on the 2nd floor.
GUEST BEDROOM 2: Queen size bed on the 2nd floor.
GUEST BATH: Shared bathroom with shower/tub accessible from two different entry points on 2nd floor.
GUEST BEDROOM 4: Two sets of built in bunk beds on 3rd floor.
HALF BATH: Located on the 1st floor, easily accessible from the pool.
LAUNDRY: We offer a set of washer and dryer. We provide starter laundry pods and dryer sheets, iron and ironing board and some cleaning supplies for your convenience.
PARKING: There’s plenty of parking with 4 covered under house parking spaces and an additional uncovered space for more cars or to park a boat or RV (complete with RV plug in).
AMENITIES: The private courtyard is complete with a heated pool with waterfall and sun shelf, ledge lounger and pool chairs, barbecue grill, outdoor shower, dining table and television. Only blocks away from the beach and public parking. TONS of beach gear. Washer and dryer. Fenced in courtyard. Pack and play. Gaming Console. The TV's have Live TV capability and are Smart TVs, so simply login to your streaming accounts to enjoy your favorite movies and shows.
POOL HEAT: The sparkling blue pool can be heated to 85 degrees *for a fee of $60/day or $350 per week* March 1 to October 31, then heat is turned off in the cold season. Pool heat is available only when the outdoor temperature is over 60 degrees.

THE PROXIMITY: Drive-able within 12 minutes to the best parts of prime St. Augustine beach and a 20 minute drive north to historic downtown St. Augustine! A1A is our main commercial corridor, equipped with shopping, groceries and restaurants of all kinds to the north. To the south of this home is Marineland and Palm Coast, a great place to indulge in outdoor fun, golf at The Hammock, Washington Oaks state park and overall an amazing area to explore! To the north of St. Augustine is the World Golf Village area and Ponte Vedra with its legendary golf courses and high end spas and retail. This home is less than 10 minutes from Publix grocery store.
HISTORIC DOWNTOWN ST. AUGUSTINE: Drive to our Historic downtown St. Augustine! Take a tour, enjoy the rich Spanish history, the architecture, the food and craft cocktails and all that our pleasant waterfront town has to offer. BEACHSIDE FUN IN THE SUN: Our beaches are unparalleled! We really know how to enjoy what nature has blessed us with here in our quaint little St. Augustine. This home is situated near non-drivable beaches You can drive to one of the public beach accesses in Crescent, Matanzas, Washington State Park, or St. Augustine Beach to park and walk on.
Guest Access:
This entire house is included in the rental, Please make yourself at home!
The beach access is a 2 minute drive away, at Matanzas Inlet's Beach Parking.
The waterfront road a block away from the house is under construction.
BEACH GEAR: These items tend to accumulate from prior guests. We don’t inventory or replace beach gear items. If you want to leave anything behind for future guests, please feel free :)
TURN IT UP: Want to live on the edge? There are a couple of rental shops nearby where you can rent surfboards, paddle boards, snorkeling gear, you name it! Deep sea fishing charters and boat rentals are also available in multiple places throughout town. Delivery bike rentals available via a local company. Contact me for recommendations.
WEEKLY SERVICES: There are various service providers that visit and maintain the exterior of the property on a weekly basis and the days they visit vary from week to week. These services include lawn care, exterior pest control and where applicable, pool cleaners. Some properties may have other service providers. If you see them outside, they are just on site to do their job.
The Neighborhood:
Locally, we have several rental places where you can stock up on beach and water sports gear. Additionally, there is a service called Drifters that will come to the house to drop off bikes that you can rent at a daily rate.
Nearby restaurants include 386, Bronx House, Ragga Surf Outdoor Cafe, Commanders (a local favorite for oysters and seafood). One of my all time favorites is Back 40 A1A! You have to try the Chimichurri Steak Quesadilla and Jerk Chicken Tacos!
Getting Around:
We recommend renting a car for your stay. If you prefer to travel by bicycle or would just like to rent them for fun, check out Drifters for drop off/pick up bike rentals.
We can coordinate the delivery of a golf cart or jet-ski's for your stay! Please let us know if you would like this service provided.
Interaction with Guests:
