Welcome to your Louisville home away from home. Located in a quiet neighborhood near shopping and dining, this spacious retreat offers a comfortable and convenient place for your group to gather. Whether you are exploring local attractions, visiting Kentucky Bourbon Trail destinations, attending a special event, or simply relaxing, you will be well positioned to enjoy the area. Many Louisville destinations are approximately 10 to 15 minutes away, depending on traffic.



This is a spacious, single-story ranch home with step-free entry and no interior stairs, making it easy for guests to move between the living areas, kitchen, bedrooms, and bathrooms.



The home features a large, open-concept living area that is perfect for gathering, relaxing, and entertaining. The fully equipped kitchen includes the appliances and essentials needed to prepare meals during your stay.



Set on nearly half an acre, the property offers plenty of space for indoor and outdoor fun. The converted garage is a lively entertainment area featuring ping pong, putt-putt, basketball, darts, arcade games, a TV, cornhole, and more. Outside, the spacious, fully fenced backyard includes a fire pit, patio, and grill, creating the perfect setting to relax and spend time together. The home is set back from the road for added privacy.



This one-level ranch home can accommodate up to eight (8) guests. All three(3) bedrooms and the main living space are located on the same floor, and every bedroom includes a smart TV for your streaming convenience. Sleeping arrangements are listed below:



Bedroom 1, Primary: One king bed

Bedroom 2: One queen bed

Bedroom 3: One queen bed

Living room: One queen-size sleeper sofa



Guests will have access to the entire home and private yard.



*Closet in the master bath and cabinets in the garage are locked and off limits*



The garage is for entertaining and not for parking. We have a long driveway that should accommodate any cars that need to park.



NUMBER OF GUESTS WE HOST

- Guest count: Property can only accommodate up to 8 human beings, including infants

- We expect to accommodate only the number of individuals listed on your reservation (up to the limit of 8 headcount). For insurance and safety purposes, please ensure that your reservation accurately reflects the number of guests. Failure to comply may result in a fee of up to $300 per additional person per night, and you may be required to vacate the premises without refund.

- If there are visitors during the stay, prior approval from the host is required; otherwise, you may be required to vacate the premises without refund.



RENTAL AGREEMENT: Guests must sign all rental agreements within 48 hours of booking, or the reservation will be cancelled. If guests refuse to sign the rental agreement, the cancellation policy will still apply, and cancellation fee is up to $100



SECURITY DEPOSIT&ID: A security deposit hold of up to $300 and a government issued ID are required for this reservation. This deposit is collected outside of the booking platform. A security deposit of up to $1,500 is required if the booking exceeds 14 days. The deposit must be collected at least 4 days prior to check-in or the reservation will be cancelled and the cancellation policy will still apply, and cancellation fee is up to $100.



RECORDING DEVICES: Recording devices are located on the exterior of the property. These devices record audio and video, triggered by motion. The devices will be active during guests' stay. Please note that recording devices only capture views of the exterior. Guest safety and privacy are our top priorities. These recording devices exist solely for the safety and security of our guests.



CHECK-IN/OUT: Contactless check-in via keypad.Check-in is after 3 pm and check-out is by 11 am. Guests may check in after 11 pm EST; however, they assume the risk that the host may not be available to assist with any check-in issues between 11 pm and 7 am EST.



An early check-in or late check-out can be requested but is not guaranteed. Early check-in and late check-out fees will be assessed accordingly.



Check-in details will be sent 3 days prior to your arrival date, via platform messages and/or email, once your security deposit has been successfully reserved, as required by the house rules, 4 days prior to your arrival date.



KENTUCKY DERBY: All Kentucky Derby week/weekend reservations are non-refundable, regardless of whether or not a rental agreement has been signed.



TRAVEL INSURANCE: We strongly recommend that guests purchase travel insurance to ensure they can recoup eligible expenses in case of cancellations, providing peace of mind for future trips.



COMMUNICATION: Please turn on Vrbo notifications for important messages regarding your reservation and communication about your stay. We intend to keep all communication within the platform.
