Everything was exactly as described. They left us a fleshly cleaned home in the heart of 4x4 heaven. We were grateful.
We enjoyed our time in Moab, however, we had a few issues with the property. First the bbq propane leak issue which was taken care of that day, thank you. The main reason I booked this property was for the use of the pool/ping pong table. The condition of this made it unusable. Two of the paddles were broken in half and all the paddles had half or most of the surface missing and torn. The pool cues had zero felt on the tips. May as well been using a stick from the backyard. The hot tub had zero chlorine which meant the water was turning green by the end of our stay. It was posted in the laundry room to start a load on our departure but there was no detergent, no soap, no shampoo in the bathrooms. For that amount of money I would expect better conditions.
Roaches, run down
Had a roach infestation, felt dirty and under stocked.

Perfect place in a perfect location.
No parking for trailers anymore
We stayed on this street last year and since we 4x4 it was very convenient with parking across the street for our trainers and rigs. But recently the city turned the whole parking side into a bike lane. We ended up having to park our truck and trailer a block from our house. Very inconvenient.
The house was really nice except that the dish washer was broken along with a few other items in the house. And you couldn't turn the air conditioning down past 72 which was hotter than I like for sleeping.
Overall it's a nice house and comfortable for the 7 people that we had, but due to parking I don't think we will stay there again.
If you are there for biking or hiking then the parking is perfect.
Not very well taken care of
We have stayed in at least 25 nightly rentals in the Moab area. The Cottonwood townhomes (like this one) are in a great location and offer a lot of privacy. This townhome was disappointing in the fact it doesn’t seem like the owners care about it that much. For starters...the dishwasher is broken, dirty plates (probably related to dishwasher), hardly any pots and pans, lots of bugs, crappy towels, broken pool table, and broken blinds. A couple of those items is understandable. It’s hard to keep everything perfect in a rental. In combination, it feels like there are better options for the money in Moab.
