Fees:
Resort fee - $6 per day for unlimited use of the arcade, fitness center, sauna, mini golf & more.
Some other amenities/activities are available at an additional charge.

I do require two night minimum and sometimes during peak season a three night minimum is required.
In order to make a reservation, a 50% deposit is required at the time of booking the reservation, if more than 45 days out. The remaining balance will be due 45 days prior to arrival. If you make a reservation less than 45 days prior to check in then I do require full payment at the time of confirming the reservation. I also require a completed rental agreement on file with all reservations. I cannot hold any reservations without a deposit, unless arrangements are made with owner. Please note all payments are paid via PayPal less the $99 for the guest name change. The payment for name change will need to be paid by credit card (Visa, Master Card, Discover or American Express)

Hoping to make this an annual stay!

This condo is perfect for kids and adults! It’s close to everything Williamsburg has to offer. There was a slight snafu during check in, but it was taken care of IMMEDIATELY by VRBO host and the resort. The kids loved the “free” arcade play. There was plenty of space for 8 of us- and we could’ve easily fit a few more. The kids are already asking to go back next year!

Timeshare sell property

The property is nice. The only problem is the attempts to sell you a timeshare. You need to give them your personal info and income or you dont get a parking pass. List the property as a timeshare sell so we can avoid booking with you.

Unable to go

I realized 10 days prior that the dates I picked we're incorrect due to an issue with the site defaulting my dates. When I realized this and explained to the owner that our family were not going to be able to go these dates, there was no availability for the dates we needed. The owner was unable to provide us with even a partial refund which created a financial hardships for our family to plan the trip we had wanted. I would just say to BE CAREFUL and read every detail about your itinerary and the individual owner's refund policy. Not all offer a refund and this can cause a problem as it did for us.

The good the not too bad and the bad

Early afternoon on the day of check in I was contacted by Megan to let me know they had to switch the property because there was an issue with the place we were to stay. She said we would be moved to another property and given a two bedroom as well as a one bedroom to fit our party. I said that was fine then upon receiving a confirmation for only the two bedroom I texted as per her suggestion and she sent back I would receive the other confirmation soon. Around six thirty I called the property because I was unsure we would arrive by 11 they informed me that although two places were booked they were booked in my name and they needed Megan to put one in another person in my party’s name. I texted her but received no response. We luckily arrived prior to 11 only to find that check in issue not resolved so I called with no answer and left a message. Then we waited a bit and decided to all just in the two bedroom for the evening because we were exhausted. I never heard from Megan again and we were never able to go to the other one bedroom because the issue wasn’t resolved. When we got to the two bedroom we found only one very musty blanket in a closet, no fitted sheet for the sofa bed we had to use because there were 7 of us. There were spots on the mattress to the sofa bed so we took the flat sheet and tucked it around the mattress then used a blanket we brought with us to cover up with. Then the master bathroom light flickered constantly like a strobe light so we couldn’t turn it on. Finally on Saturday the property was without water for six hours leaving us to not be able to flush the toilet, wash our hands or take showers during that time. While we thought the property was pretty and there were some nice amenities it was a let down to have all those issues.

Host is 5 stars despite last minute snafu…

We initially booked to stay at this rental back in February, got a quick confirmation and were very happy. Unfortunately when I reached out regarding check-in information 2 days before our trip I received a call back, the night before, that the property was overbooked and our reservation was not being honored! Megan was able to get us into another lovely rental immediately, but as you can imagine it was quite stressful. Loved the new place, and Megan was great about getting it all fixed last minute, but we understandably can’t say much about the actual rental itself.

The check put us in the wrong rooms s handicapped room we paid for 3 room lockout

Awful they put is in a handicap room 3 of them our booking was for 3 bed room lockout. Then they lockouts us out of the 3 rd room Saturday saying we lonely had it for 2 days we clearly we booked for 3 nites it took 4 hours for Vrbo and manager to clear up their mistakes

Great property - limited essentials - swam outside on New Years Day!

We had a wonderful stay at the property. Since this is listed as a VRBO, I expected that we would be staying the owners property. But this listing is for any available unit within this timeshare complex. Very nice - but be prepared that there is not even salt and pepper provided for kitchen basics. If you intend to cook in the suite, as we did, you will need to furnish ALL you own food supplies. Stores are close so was not terribly inconvenient. This was just different that all of our other experiences in staying at VRBO properties. Plenty of dishes, towels, etc. provided. so thank you for that! A stressful beginning because we had not received check-in instructions and were unable to reach our host. We were literally 2 hours from arrival before getting a response and being told that our reservation was moved to another property. This was challenging as we then needed to coordinate with the other members of our family. Once settled in, we absolutely loved the property!! Our favorite part was the HEATED outdoor pool and kiddie pool!! We were swimming outside on New Years Day! We are from Wisconsin, so this was a true pleasure!

Pleasantly Surprised

Williamsburg, Va July 2 - July 6: My family of 7(4 adults and 3 children ages 14, 13, and 8) rented a 3 bedroom condo in Williamsburg, VA. From the moment we arrived til the moment we left the process was effortless. On arrival we checked into the reception center where we were issued our access wrist bands to the activity center and room keys. We stayed in 22-201A-B and were pleasantly surprised by the spacious condo and amenities. Each room has a king bed and full bathroom. This suite came with one main kitchen: a stove, microwave, fridge, full kitchen utensils, and a dishwasher. The king bedroom in unit 201B is equipped with a stove top, fridge, and dining table. And you can’t forget about the washer and dryers in both units! The activity center was a HUGE hit with the children. Unlimited gaming, 3 pools, billiards, miniature golf, tennis, pickle ball, playground, fire pit for roasting marshmallows, and your favorite classic games were available each day until 10pm. This resort is located within a couple of miles of shopping, dining, and entertainment found in Williamsburg. We were able to UberEat’s food directly to the condo with no issue on days we didn’t want to cook and their were lots of options. We would definitely rate this VRBO 4 out of 5 stars.

Great Location

Really enjoyed the stay regardless of COVID closures and limitations. Everything was close and we had something to do every day. The only drawback was being on the 3rd floor and difficulties for certain older individuals with steps since there is no elevator. Also, since this was booked through a property owner and not the actual resort, we had no idea this was an actual timeshare resort until the day before when I had to reach out for more information. The listing just said a condo that sleeps 10. Thanks!

Excellent home base for family vacation

The unit was very clean and nicely furnished. Everyone in our family group was happy with the accommodations. A big bonus was all the arcade games we could play for free. We also enjoyed our round of mini golf. It was a perfect location, close to all the places we wanted to go to.

Great location

Overall it was nice and met our needs. The internet did not work as outlined in the booklet, and while there were sheets for the sofa beds, there were no extra blankets. It was very convenient from a location perspective.

Awesome experience- lots of space for all

Great location for visiting Busch Gardens, very close to lots of eating places and a gated community. Condo was clean and well maintained. Beats a motel room any day!! Plan to visit again!

Great stay for large group

We stayed in this 3 bedroom lock-off which was fantastic for a large group. There were plenty of beds and sleeping sofas to accommodate 9-10 individuals (as long as you don't mind sharing). The property is quiet and has plenty of amenities to keep people of all ages occupied. The staff is friendly and easy to work with. The kitchen has enough items to cook meals, which was great for us. Tara was very easy to work with and if we head back to this area and need a place to stay, we would stay here again.

Spacious and Accommodating

I was traveling to Virginia for my Son's graduation and Kingsgate was as charming as the city of Williamsburg. The room was spacious and Accommodating for my family of 5. Whenever I visit again, Kingsgate will be my first option!!!

This is a timeshare property and high pressure sales hits you at check in. No way to go around it if you hope to get your parking pass. Nice arcade / pool area just doesn't have sidewalks to get you there so you will have to walk in the street.

Two Families with Kids

We stayed in a condo that was a 2bdrm and adjoining 1bdrm. We were 3 adults and 5 kids and had ample space for everyone! The condo was clean and spacious and the kids enjoyed the arcade on the property. We took them to Busch Gardens, which was a short drive away. We loved having a full kitchen for breakfast and preparing snacks. Great property- we will definitely come back again!

Great place, right in the heart of Williamsburg

We were greatly surprised of what this complex had to offer us. The game room was highly appreciated by my kids. The apartments are spacious and in great shape. The location was great, lots of restaurants and grocery shops in close proximity. We definitely will be back at some point.
