Welcome to our home! Please review and adhere to the following house rules, which ensure a safe, enjoyable, and respectful experience for all guests and neighbors. These rules integrate local regulations, HOA guidelines, Sea Pines Resort policies, and terms from the rental agreement.
General Rules
1. Quiet Enjoyment:
o Maintain quiet hours from 10 PM to 8 AM.
o Refrain from unnecessary noise, playing loud music, or activities that disturb neighbors or other guests.
2. Trash Disposal:
o All trash must be bagged securely. DO NOT place any loose items directly into the outdoor trash bins.
3. Maximum Occupancy:
o The maximum occupancy for the property is as listed in the property description. Exceeding this occupancy may result in penalties.
4. Structural Changes:
o Guests may not make any structural or permanent changes to the property.
5. Subletting:
o Guests may not sublet or assign this agreement to another party without prior written consent.
Property-Specific Policies
6. Check-In & Check-Out:
o Check-in: 4:00 PM. Early arrivals may use resort amenities but cannot access the property until notified.
o Check-out: 10:00 AM. Late check-outs will incur a penalty fee.
7. Pets:
o Only two dogs under 50 lbs are allowed
o A non-refundable pet fee applies, and no other pets are allowed. Violations will result in penalties.
8. Vehicle Restrictions:
o Trailers, RVs, motorcycles, mini-bikes, electric bikes, scooters, and mopeds are prohibited in Sea Pines.
o Boat trailers, campers, and similar vehicles must be parked as directed by Sea Pines security personnel.
9. Prohibited Items & Activities:
o Possession of firearms and the use of fireworks are prohibited.
o Power vehicles (e.g., ATVs) are not allowed on the beach, golf courses, or similar areas
o Mini-bikes, Electric Bikes and motorcycles are not permitted.
o Hanging clothes or towels from railings or other structures is not permitted.
Fees & Payments
10. Rate Changes:
o The rental rates shown when confirmed by receipt of deposit or other guarantee, are applicable only as they relate to the type of reservation show, the accommodations selected, the number of occupants as indicated and for the period shown on the reservation. Host reserves the right to change the rental rate for any changes in this reservation.
11. Early Departures:
o Early departures will be charged at the full rate of the original reservation.
Housekeeping & Damages
14. Cleanliness:
o The property will be cleaned prior to arrival and after departure.
o Any damages must be reported to the owner as soon as possible.
o Bed linens are provided. Bath towels are provided including hand towels and face clothes. Kitchen, Laundry, and Bathroom starter kits provided.
15. Damages:
o Guests are responsible for all damages caused by themselves or their invitees to the premises or household furnishings that occur during the guest’s rental, use or occupancy of the premises, including the cost to repair damages, replacement of any items incapable of being repaired, or loss of rental income during repairs. Guest is solely responsible for all actions and damages caused by the guest’s invitees. Guest understands that any damages that are discovered to exist as a result of, or are caused by, the guest’s occupancy of the premises should be reported at the earliest possible time to manager.
Legal & Safety Terms
17. Governing Law:
o All State and Local laws are to be abided by at all times.
18. Indemnification:
o Guests agree to indemnify and hold harmless the property owner for any claims, damages, or legal actions resulting from their stay.
19. Force Majeure:
o In case of events like natural disasters, terrorism, or other emergencies, the owner reserves the right to cancel the reservation or relocate guests to comparable accommodations.
20. Safety & Valuables:
o Guests should secure valuables. The owner is not responsible for lost or stolen items.
21. Age Requirement:
o Guests must be at least 25 years old to book and must occupy the property for the entire rental period.
22. Reading of Agreement:
o Guest certifies that he/she has carefully read the limitations on the use of the premises by the owner and resort as set forth in these rules. INCLUDING LIMITATIONS ON THE NUMBER OF PERSONS PERMITTED TO OCCUPY THE PREMISES, and agrees to abide by such limitations.
Community Etiquette
22. Respect for Neighbors:
o Activities should not interfere with the peaceful enjoyment of the community by other residents or guests.
o Guests may not enter or use areas reserved for the owner`s exclusive use.
23. Rules Enforcement:
o Violations of these rules may result in immediate termination of the rental agreement, with guests required to vacate the property without refund.
