WHAT TO EXPECT

* Self-Catered Home: We provide a starter supply of toiletries and cleaning products—usually enough for short stays. If you’re here longer than a week, you may need to restock. The kitchen is fully equipped with cooking gear, and the laundry room comes with an iron, ironing board, clothes steamer, and drying rack. You’ll also find plenty of towels, extra blankets, and pillows for your comfort.

* Shared Spaces & Parking: This townhome shares a driveway with a separate rental unit. You’ll have one reserved parking spot; additional street parking is first-come, first-served.

* Resort Perks Nearby: Want to lounge by a pool? Book a day pass at Epicurean Hotel’s pool via ResortPass (availability not guaranteed).

* Florida Living: Expect occasional noise from nearby bars and events, and be mindful of common Florida “critters.” Our home is thoroughly cleaned, but outdoor pests may wander in.

* Bunk Bed Caution: Use of the bunk bed, trundle, and ladder is at your own risk. Children must be supervised at all times. The host assumes no responsibility for any personal loss, injury, or illness resulting from their use.


ADDITIONAL DETAILS & HOUSE RULES

Fragrances & Allergies
We use standard cleaning products (detergent, fabric softener, bleach, Lysol, and plug-in air fresheners), so our home may not be suitable for guests with sensitivities or severe allergies.

Property Layout
Our building includes four total units: two large townhomes and two above-garage apartments. Each has a private entrance and assigned parking space, but all units share the walkway leading up to the building.

GUESS ACCESS
* Exclusive Use: The main townhouse, turfed side yard, enclosed lanai/patio, and one (1) driveway parking spot are all yours.

* Garage: Locked for owner storage.

* Additional Rental: There’s a separate unit above the attached garage with its own entrance, so you’ll be sharing the driveway area.

* Street Parking: First-come, first-served for extra vehicles.


RESORT ACCESS
* The nearby Epicurean Hotel may offer day-pass pool access via ResortPass (approximately $20+ per person, subject to availability).

* Access is not guaranteed by the host.

BABY ITEMS
* We keep a selection of children’s books, toys, cups, plates, and utensils onsite.

Seasonal Items & Maintenance
* Linens & Decor: Bed linens, rugs, and color schemes may change seasonally.

* Fireplace: Non-operational for liability reasons.

* Sprinklers: Run automatically in the front yard between about 2:30am–3:30am.

* Landscaping: A landscaper visits 1–2 times a week (often Wednesdays) to keep the yard tidy; times may vary due to weather.

NOISE DISCLOSURE

* Proximity to Epicurean & SoHo means occasional crowd noise or music from Thursday to Saturday nights. It typically quiets down by midnight.

Florida Wildlife & Pest Control
* We do routine pest treatments, but due to Florida’s tropical climate, you may encounter mosquitoes, flies, small spiders, or geckos.

* Rest assured, we keep everything clean and sanitized. If you spot any unwanted “guests” indoors, let us know and we’ll address it promptly.
