A unique gem, nestled between the vibrant cities of Boulder and Denver, just 15 minutes either way. With the RTD Park-n-Ride 1.5mi away, and easy access to I-25 and Hwy 36 - it's an incrediably convenient location for exploring the CO Front Range.
Sleeps 5, best for 2-4 people or a couple with kids.
1st Bedroom: California King.
2nd Bedroom: Queen.
Living Room: Queen Sleeper Sofa.
Relax by the fire pit or soak in the hot tub, with BBQ on the patio or movies in the sound room. *Hot Tub has a new bar/surround addition that makes getting in/out easier and safer, and provides plenty of places for your drink.!
The pet-friendly policy means your furry friends can join in on the vacation fun!
The pet fee is $20 per pet, with a cap of $140 per week, per pet.. Limit of 2 dogs. Cats are not permitted for allergy reasons. Other pets are allowed with advance notice/approval from the owner. We are happy to help you find a kennel if you desire. We appreciate you doing what you can to keep pets off furniture and beds. We also expect pets to be supervised and not left unattended during your stay. Thank You!
You are expected to clean up after your dogs (pet waste bags are in the basket by the back door). An extra cleaning fee may be assessed for pet waste cleanup or excessive fur/dander.
No Smoking in our home, please. Take it outside!
All smoking materials must be cleaned up prior to checkout to avoid an additional cleaning fee.

Hot tub maintenance is covered by the $49 Resort Fee. Additional charges may apply if hot tub water needs to be changed due to excessive soiling, hair dye or oils from personal care products. If you remember to shower prior to use and shock the tub after each use (as instructed in the guidebook), typically you will not incur additional cleaning fees for hot tub maintenance. Longer stays may require additional cleaning and / or change of water, depending on level of soiling. A full change of water (if required) is $100 due to the cost of water and additional maintenance time required.
Cleaning, linens and hot tub maintenance may be arranged more frequentliy for an additional fee (recommended). Please specify partial or full cleaning when requesting. Our cleaning and maintenance charges at the conclusion of your rental are hourly, and are based on the amount of time required to restore the property to the same condition it was in prior to rental. Weekly cleaning and hot tub / spa maintenance is required for rentals longer than 1 week.
Our fees for cleaning ($165), linens ($35) and hot tub maintenance ($49) are typically sufficient to restore the property after our minimum 4-night minimum stay.
* Additional cleaning fees may be assessed for excessive dirt/debris/disarray upon your check-out. Please be reasonable and remember other guests and your hosts will be living here, and whenever possible, try to leave things the way you found them. We appreciate your consideration.

* For insurance reasons, no unregistered guests / pets are allowed on the property without prior approval. Violations of this policy may incur additional cleaning fees or immediate rental cancellation or both. Unregistered overnight guests will incur additional fees (up to $350/violation).
No Unregistered Guests are allowed to have the door access code without prior approval. $350 per violation and renter assumes all liability for Unregistered Guests' activity.
Guests having a Party in violation of the No Parties rule will be billed at the daily rental rate for each unapproved guest, and will also be assessed any additional cleaning costs. The renter will be 100% liable for any damages.

A representative will be onsite for check-in, to show you around and verify identity. A visual check of your ID to match to your account is fine, nothing from your ID will be recorded/captured.
* Please let us know when you are on your way and your estimated arrival time so we can meet you. If you need a late check-in, we can arrange a quick Zoom or Google Meet and you can show your ID that way to confirm identity, and then you can use the smart lock code when you arrive.

Please drop a capful of chlorine/shock oxidizer in the tub when you're done with it, and start the jets on low for one cycle - then cover the tub. Chlorine is in the drawer below the top step. That will help keep the water in optimum condition for your enjoyment.
If you are using the spa frequently, take notice of the water level. If it is below the level of the headrests / highest jet, you can always add a bit from the garden hose, but please make sure to turn it off when you're done and don't leave it unattended to prevent overflow. It won't take more than a couple of minutes to top it up an inch or two, which should be more than sufficient to get you through until the required weekly hot tub service.
The hot tub has a five person or 800 lb limit, whichever is greater.
Paper cups are provided above the sink in the kitchen. Please use these while in the hot tub and do not use the glasses.
Please remember to keep the Living Room Speaker system turned off when not in use.
- Turn it on using the power strip with switch labeled 'SPEAKER,' which is sitting on the subwoofer below the TV.
The Tube Amp for the speakers gets HOT, so don't keep anything too close to it. And please, no food or drinks on the road case / equipment rack under the TV.
A reminder that our cleaners charge by the hour and we pass all cleaning fees directly to them. The quoted cleaning fee is typically sufficient for 2 guests for 4 days.
