• Kitchen cabinets are not painted and the cabinet doors are not attached—letting you see all the kitchen supplies. • Home is surrounded by massive oaks and close to the river, insects are common—well controlled. • Older home with wear consistent with age • Laundry is in the locked climate controlled garage and guests are given a key and full access, CAUTION: supplies, paints, chemicals, yard equipment and typical garage/shed type contents are in the same space. • Original upstairs cast iron tub shows cosmetic age-related enamel wear common in older tubs. Includes darker iron/primer bleed-through, embedded mineral staining, one rust spot, and microscopic enamel cracking—bathtub mat provided. • Original painted aluminum attic fan slats show permanent age-related oxidation/discoloration common in older painted aluminum. Paint may chalk, oxidize, or develop gray/white blotching over decades; some discoloration may resemble dust or mold but is aged aluminum corrosion beneath old paint and the slats are due for repainting • Some upstairs bathroom caulking shows discoloration from mildew staining behind, which is common in older bathrooms and not considered harmful—improvements in progress and downstairs bath is fully remodeled. • Only minimal patio seating is available—extra folding/bag chairs available upon request. • CAUTION: sidewalk to house is cracked and uneven in areas—lighting at night helps. • Yard is a robust deep natural white/red clover pollinator space blooming all summer, not manicured grass—all "bad weeds" are hand pulled including ivy, poison ivy, vinca, and only native species left. • Cracked or missing grout between some vinyl tiles. • Inside stairwell is not well it and light overhead is no longer wired.

Access to laundry can be requested and is located in the locked garage.
The yard features two hammocks, a clover-wildflower meadow, and a few chairs for enjoying the tall trees.
Parking is available in the driveway (2-3 cars) and plenty on the street all free.
As it is being updated, some things may not seem complete (e.g. no doors on kitchen cabinets, kitchen not painted yet, closet hanging rack not installed). Ask about laundry if needed, it is located in a storage garage.
