When you first enter our home, you'll be greeted by our open concept living space, dining, and kitchen area. This entire space is flooded with natural light and boasts gorgeous views of Beaver Lake from every angle. The living room has seating and a large Smart TV. The kitchen is fully stocked to whip up a meal or just a good cup of coffee. Enjoy a meal at the dining table with great views.



After a long day in the Ozarks, settle into one of our four bedrooms:

(1) Our Primary bedroom is complete with a King-size bed, Smart TV, dresser, closet, and large en suite bath with soaking tub. There is also a private fenced in patio.

(2) Our second primary bedroom has a King size bed, Smart TV, closet, large en suite bath, and access to the back yard.

(3) Our third bedroom has a Twin bed and nearby bathroom.

(4) Our open upstairs loft has 2 Queen beds and an en suite bathroom.



Guest Access:

Guest Access & Amenities:

Guests will have access to the entire pictured house, all appliances, any kitchen supplies, and all amenities. We provide amenities in the bathrooms, kitchen, and laundry room with enough to get you started on your trip. We do not provide excess for more than a couple of days' worth, and guests are responsible for purchasing these items for personal use if they run out during their stay. Exterior cameras may be at the property for security purposes.



The Neighborhood:

Our house is located in the small, rural town of Garfield and has direct access to Beaver Lake.



Getting Around:

The house is located off a gravel road in the rural town of Garfield.



Other Things to Note:

★ County‑wide burn bans may be in effect during your stay, which could limit use of the fire pit. For more details on burn bans, visit the Arkansas Department of Agriculture - Forestry Division website.



House Rules that are strictly enforced:

- Check-in is any time after 3:00 PM.

- Parties or guest actions that result in disturbances, property damage, extensive extra cleaning, or smoking indoors will incur a fine of $1,000.

- This property only allows dogs, with a maximum of 3, and requires a fee of $90 per dog to be paid prior to your stay. Dogs discovered at the property without prior notice or cats discovered at the property will incur a fine of $400.

- Unauthorized checkout delays will incur a fine of $100 per hour.

- This is a non-smoking home. If you smoke in the home, you will be fined $1,000 plus the cost of any smoke remediation necessary.

- Refunds for unused services such as pet fees, event fees, early check‑in, and late check‑out fees, are subject to the same cancellation policy that applies.

- There is a QR code located on or near the refrigerator. It provides helpful information about your stay, including house rules, Wi‑Fi details, amenity instructions, important phone numbers, and answers to common questions.
