On the ground level, you’ll find plenty of shade from the Texas sun, a comfortable seating area, a gas grill, and a fish cleaning station. The spacious upper deck is ideal for enjoying your morning coffee with peaceful canal views or taking in breathtaking sunsets at night.

Please note: The canal and boat slip are not fenced. Adult guests are responsible for supervising children and pets at all times.

Occupancy Policy
We aim to keep the home affordable for smaller groups. Therefore, there is an additional charge of $25 per night for each guest beyond 6 (regardless of age) and applies to the entire reservation. Maximum occupancy with adults and children is 8. Please ensure your guest count is accurate when booking.

An additional fee of $50 per guest per night will be charged if the number of over-night guests exceeds the number on the reservation. Exceeding property max will result in eviction without a refund. Maximum combined guests and visitors during the day is 10 including children.

Parking
Depending on the size of the vehicles, the driveway can accommodate four vehicles. No parking permitted on street or the grass. Carpooling is recommended.

Pet Policy
Fully house-trained adult dogs are allowed to a max of two and max 60lbs each - NO exceptions - $75 (plus booking platform fee and tax) non-refundable pet fee per dog per stay. We ask that pets stay off all furniture, are cleaned up after (doggie bags provided) and are in a kennel if left alone inside the home. Only dogs are allowed - no other types of pets.

An additional fee of $100 per pet in addition to the standard pet fee will be charged and/or eviction without a refund for undisclosed pets.

Service Dogs - Texas House Bill 4164 penalties for falsely representing an animal as a service animal is a misdemeanor punishable by up to a $1000 fine and 30 hours of community service.

Additional Information

The booking guest must stay for the entire reservation. No third-party bookings permitted.
No smoking indoors. A $200 fee applies if evidence of smoking is found inside.
Guests have full access to the home except for the supply closets in the king bedroom and the garage.

Weather Cancellations -Refunds are available if a mandatory evacuation order is issued or if a widespread utility outage occurs. Please note: June through November is hurricane season. We strongly recommend purchasing travel insurance and reviewing coverage terms before booking.

Nearby Attractions

Less than a 10-minute walk to the beach, with a lighted crosswalk at San Luis Pass Rd. Golf carts and vehicles are permitted on the beach, making it easy to bring gear.

The City of Jamaica Beach public pool is open Memorial Day through Labor Day (weather permitting). Entry is $5 per person daily or $60 for a season pass.

Moody Gardens Golf Course (8 miles away) features a newly renovated 18-hole layout with over 500 palm trees.

Just 15 minutes to Galveston’s Seawall, 25 minutes to Pleasure Pier, and 30 minutes to The Strand.
