Welcome to Salt Air and Sunsets, a beachfront retreat located in the exclusive gated community of Sunrise Beach in Santa Rosa Beach. This beautifully appointed home features four spacious bedrooms and four bathrooms, comfortably accommodating up to 12 guests. With a private dune walkover leading directly to the private neighborhood beach, you’ll enjoy easy and immediate access to the sugar-white sands of 30A, along with expansive covered and open decks designed for outdoor dining, lounging, and making the most of the Gulf breeze.

Step inside and you’ll be greeted by a bright, open-concept living space filled with natural light and stylish coastal décor. The chef’s kitchen is fully equipped with quartz countertops, stainless steel appliances, Keurig coffee maker, microwave, full-size refrigerator with ice maker, and bar seating for two. The living area features cozy sofas, one of which converts into a queen sleeper, and flows seamlessly onto a large balcony where you can enjoy unobstructed Gulf views and refreshing sea air. A flat-screen TV sets the scene for relaxed movie nights after a fun-filled day on the beach. The adjacent dining area offers seating for six, making it a great space for shared meals and conversation.

Each bedroom is thoughtfully designed, providing comfort for all guests. The primary suite, located on the top floor, is a true highlight with a Gulf-facing balcony, a plush king bed, a queen sleeper sofa, and a spa-style bathroom featuring a soaking tub and walk-in shower—perfect for unwinding in peace while taking in the view.

Outdoor living is just as inviting. Enjoy the private hot tub perched on one of the decks overlooking the water—a perfect way to relax under the stars or soothe tired muscles after swimming or paddleboarding. You’ll also find a convenient outdoor shower near the beach walkover and garage, ideal for rinsing off sandy feet before heading back inside.

Situated in one of 30A’s most desirable neighborhoods, this home places you just steps from the private neighborhood beach access point of Sunrise Beach and within easy reach of some of the area’s best local gems. A Benchmark initial starter kit of amenities are provided for all guests. For the kitchen this includes: 1 roll of paper towels, 1 dish sponge, 1 dish soap, 2 dishwasher pods, and 1 liner for each trashcan. For each bathroom it includes: 1 roll of toilet paper, 1 set of soap/body wash/shampoo/conditioner/lotion. For towels you will receive: 1 body towel/1 washcloth per guest and 2 hand towels per bathroom, plus 2 washing machine pods

This was our first time staying in Santa Rosa Beach and this house was beautiful and extremely clean when we got there. The Benchmark staff was so easy to work with and always responded very quickly when we had questions during our stay. It was within walking distance of shops and restaurants. We especially loved that it was right on the beach! We would definitely go back again!

Beautiful property,location perfect. Sofa and throw pillows need replacing. Windows across the back were very dirty. We called three days in a row for the hot tub to be cleaned , it was slimy and full of sand. No one ever came. There was a green quilt across the foot of the master bedroom bed with a big yellow circle on it. Not very appealing to sleep under. Overall we had a wonderful week, house just needs some TLCThanks Kay

Unfortunately, due to incoming weather, the height of the windows, and limited staff availability at the time, they were unable to safely complete the cleaning during your stay. We are also sorry to hear about your experience with the hot tub. It is serviced by a third-party vendor, and while we did contact them; their service schedule is outside of our direct control. We understand how disappointing this was and apologize that it was not addressed before your departure. Thank you as well for your comments regarding the sofa, throw pillows, and bedding. Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: Beautiful home, extremely clean, wonderful view of the beach! Was great to sit at the kitchen island or on the deck with my morning coffee and watch the waves. The master bedroom private deck was great for reading, coffee, or a quick nap. The only thing about this place is that you should be aware that it comes with absolutely nothing but the basics in the kitchen...silverware, flatware, and cookware, yes...salt, pepper, even the right coffee filters, no. No beach toys (bucket, shovel, etc.), no beach towels, no puzzles or board games for the kids/family either. Would be amazing if one of the bedrooms had a set of twin beds.The proximity to town was great, could walk with the kids to Pecan Jacks for ice cream daily.

Disappointed (Part 1). Let me start by saying the place was in a great location and was really beautiful. However, there were issues. Some, I understand you're limited to what you can control but I expected someone to come out and handle a couple issues. This rental is too expensive for these issues and I'm sorry but when I'm on vacation, I'm not trying to be a handyman. 1. Please note the bathrooms, other than the master, are not in the bedrooms. 2 rooms upstairs share a restroom and the one on the main level is across from the bedroom. It's not bad per se but it was not expected. There's a half bath on the basement level. 2. I get that there are going to be stains on sofa covers; however, they were very much visible. If deep cleaning can't resolve a lot of stains, it's time for new cushion covers... Which you should already have at least 3 sets to exchange out. Again, this it's an expensive rental. 3. Ants. There's were ants in the kitchen drawer. We got rid of them but later saw ants around the kitchen sink. The company was made aware but pest control was not sent out to spray. Hopefully, they came out after we left and took care of it.

Pros: Amazing location! Home is beautiful w/ gorgeous views of the private beach. We felt very safe here. The complimentary umbrella/chair was nice.Cons: 1) Hot tub was broken. Though it turned on, the temp never got hot leaving the water too cold to sit in. This was a big disappointment b/c we picked this house over another for the hot tub. 2) The dishwasher was broken. The buildup of mold on the bottom was gross, along with the smell. 3) The bathroom in the master bedroom has no door. Completely open to the bedroom, leaving no privacy for the toilet. Of Note: 1) The 4th bathroom is on the 1st floor where there is no bedroom. This means 2 bedrooms on the 3rd floor share a bathroom. 2) There is no access to the garage leaving only 2 parking spots. 3) Slipcovers on the living room sofas are stained. For the price I expected better condition. 4) Each bathroom comes stocked with only 1 roll of toilet paper.Cleanliness: Dirt particles b/t sheets in the master bed. There was a plate in the kitchen cabinet that had crumbs on it. Since the dishwasher was broken we questioned the cleanliness of the dishes/glasses/utensils, hand washing everything before use. The kitchen counters/sink/stove and bathroom showers/sinks/toilets were clean.Benchmark was organized & quick to respond to texts/calls. They sent someone to look at the hot tub w/in a few hours of notifying them (that person couldn’t fix it). They also credited us a portion of what we paid b/c of the issues experienced.

Great location on the beach and walkable to many shops and restaurants. Unfortunately there were inconsistencies in the description of the home/amenities which were changed from the time we reserved to the time of our stay. When reserved,the home was described as 4 king bedrooms with ensuite baths. The only true ensuite bath (oddly with no door to the bathroom, including the toilet) is the primary suite. It is on the second floor(top floor) as are 2 of the other bdrms and 1 bath. The main floor has a bdrm and bath across the hall. The 4th bath is on the basement level. Other issues: 1. The dishwasher was not working-we suspect Benchmark knew this as no one came to look at it yet they said it needed a part. We would have rather not spent our vacation time washing dishes. 2. The hot tub did not get any hotter than 95 degrees. They sent someone to check it and said all was working fine, clearly it was not. We had the temp set to 100. 3. The description mentions expansive deck space and outdoor dining. The deck space is narrow next to the house, the hot tub takes up a good portion of the rest of the deck. There were two chairs and a bench seat, no table/chairs for dining. 4. The ceiling in the kitchen had a leak from the upstairs bath, the paint was peeling and water dripped on someone’s head. All our clothes ended up with a musty smell. Minor inconveniences, but still annoying.Overall a nice place and location but not quite as advertised and in need of some maintenance.
