About this property

The large master bedroom has 2 queen beds, a private ½ bath and cable tv. There is another full bathroom within the condo for all your guests. Upstairs there is another private guest bedroom with a queen bed, a kitchen/dining area, a living room with a full size sofa bed, cable tv and an ocean view terrace complete with patio furniture. Perfect for dining outside, enjoying your favorite beverage or just relaxing. These units will accommodate up to 4 adults very comfortably. The cleaning service is provided every other day, this fee is additional and is payable by the client upon arrival. There is a charge for preparing the room, the cleaning services in between and the check-out.

The kitchen is complete with a full size refrigerator, stove/oven, microwave, coffee maker, blender, toaster, pots, pans, matching dishes and utensils for six persons. Each condo has marble floors, central air , an iron and ironing board, ceiling fans, towels and linens, beach towels, a safety deposit box and 2 televisions. We offer free wireless internet access. Everything you will need in your “home away from home!
We have one of the best locations in the entire hotel zone. Just a short 15 minute ride from the airport. Our address is Km 13.5, Kukulkan Blvd., Cancun, Q. Roo 77500.

Villas Marlin is a full time private ownership property with 24 hr. security controlled access for owners and guests of owners only. Here you will find a very peaceful and tranquil setting. To make your stay more comfortable there are 3 different ocean front pool areas, one which is a family pool area with a shallow kids pool and a swing/slide set, the main pool area in the center of the property and another that is designated an exclusive adult pool , plenty of ocean front lounge chairs, palapas for shade, a tennis court and a wide powdery white sand beach with a safe gentle surf . The pool and beach areas are only a short 15-20 second walk from the door of your condo.

Right in front of the entrance to Villas Marlin is Plaza Kukulkan, Cancun´s largest indoor mall where you will find over hundreds of different restaurants, shops, mini-markets, drug stores, banks and money exchanges, travel and tour agencies, a bowling alley, cyber cafe's, bars, entertainment, and direct access to taxis and city bus lines. Just a few minutes walk down the boulevard is "La Isla Mall " the largest open air shopping and entertainment center in Cancun. Villas Marlin is great place for family vacations and it couldn't be more convenient!

Buena ubicación con salida a la playa

La atención del propietario y de Landy excelente, lo mismo que la ubicación en la zona hotelera, las piscinas y la salida a la playa. El aspecto negativo, que entiendo no depende de los propietarios, es que el edificio es muy viejo y se lo ve bastante dejado. Por ejemplo, la ventana de la habitación en la planta baja, da a otro departamento cuyo balcón está muy deteriorado, sostenido por un listón de madera! El aire acondicionado es manual, o lo enciendes o lo apagas, y es difícil encontrar el punto justo para poder descansar tranquilos por las noches. O se siente mucho frio, o mucho calor. La vista desde la ventana de la planta alta es hermosa, pero se ve algo arruinada por los techos con equipos de aire acondicionado de los departamentos de adelante. Todo eso se podría renovar, colocando césped sintético o piso flotante en símil madera como hacen en otros complejos. En cuanto el departamento, tenía todo lo necesario, salvo una pava para calentar agua. Considero que podría renovarse por dentro, ya sea en la decoración, pisos, pintura o cortinas, y hacerlo mucho más moderno.

Great location and lots of space.

We stayed here in March 2024. Check in was just that. The security checked your paperwork and opened the gate. From there, it was up to us to find the unit which was not easy. The location of the Villas was great. Grocery store in the mall across the street. It has all the essentials to get you started. Note, the condo has no condiments, salt, pepper, sugar, plastic wrap or containers for leftovers. The condo is located on the beach in the Hotel Zone as advertised. It's only a few minute bus ride to the busy, party area and market. The R1 city bus is only a block away and very easy to use. Only cost 12 pesos and goes up and down the entire hotel zone. The R2 takes you to Walmart and downtown but we only did that once since the cheap Select grocery store and good, cheap restaurants are just past the Coco Bongo stop. The beach was nice, not too busy but we were there when the waves were fierce so the swimming was exhausting and dangerous for kids or novice swimmers. The pools were cool and relaxing. 3 to choose from. The condo was clean but the decor and furniture is very dated and needs to be upgraded. The mattresses were hard and uncomfortable. The air conditioning was in good working order. We spent time each morning and evening on the patio which over looks the other townhouses roof tops but you can still see the ocean from the patio. Overall, this was a good stay for the price and location if you are not going to spend much time in the condo itself.

Cancun Efficient Condo

The condo is clean, efficient, and convenient. Nice community on the beach with shops and services nearby. The condo has 2 pools and deck chairs available. The sunrise and moonrise are beautiful from the balcony.

Un apartamento espectacular en la mejor playa de Cancun

Es un apartamento de 2 pisos, 2 habitaciones amplias y muy cómodas, con un área de cocina que tiene todo, todo, todo lo necesario para poder cocinar con tranquilidad y así ahorrar un poco. Tiene un balcón con un vista privilegiada hacia el mar y la playa. Los muebles y cambas son cómodas. Las instalaciones de Villas Marlin muy bonitas con amplias piscinas y acceso directo a la playa. La administradora Jacky, persona muy amable, siempre estuvo pendiente de nuestras necesidades y solicitudes y, presta a resolver las situaciones que se presentaban. Recomiendo el lugar por su precio accesible y por su ubicación inmejorable en el corazón de la zona hotelera. El único detalle o recomendación es aumentar la velocidad de descarga del WIFI, digamos que es suficiente para envío de mensajes o mensajes básicos pero no de archivos de mediano o gran tamaño.

Why they chose this property

This is a private CONDOMINIUM COMPLEX, not a HOTEL, we share the condo with guests that are looking for a condominium unit. There are many small mini-markets close by Villas Marlin including one on-site that are very handy for picking up small items but can tend to be very pricey. We suggest that our guests take a trip across the street from us to Plaza Kukulkan Mall, inside the Plaza in the second floor you will find SORIANA GROCERY STORE to do your initial shopping to stock up the condo. The prices are as good anywhere and it is probably a format that you are familiar with. There are also buses that run right in front of Villas Marlin marked “Wal-Mart” that will take you directly downtown to WAL-Mart. If you arrive late in the evening and need some supplies there is an “0xxo”, which is similar to a 7-11 store about a block down the boulevard that is open 24 hours.

What makes this property unique

Our check in time is 4:00 pm and our check out is 12:00 noon and we respectfully request that you honor the check out hours so we can prepare the condos for the next arrival. If you are coming in early we will do our best to get your unit ready as soon as possible so you can get moved in. There is a secure area where you can store your luggage for early arrivals or late departures. There are new bathrooms/changing rooms around each of the new pool areas so if you would like to change into some clothes more appropriate for Cancun you are welcome to do so. If you need to wait until your unit is ready for you can lounge around the pool area or you may want to go across the street to the Plaza to do some window shopping or grab some lunch.
