This unique new build in Historic Downtown Wilmington is perfect for large groups wanting to experience all the city has to offer. Four tree-lined blocks from the Riverfront District, the house offers a beautiful walk to some of Wilmington’s best restaurants - Seabird, Dram Yard, Savorez and more. The house is ideally located between the river and the beach - just a twenty minute drive to the waves of Wrightsville Beach, one of Travel + Leisure’s 25 Best Beaches in the US.

The space
Spacious and light-filled with tall ceilings and unique accents, the Lookout sleeps up to 14 guests with 4 bedrooms and a lofted lookout. The home's design blends a modern aesthetic into the historically-inspired space - furnished with premium furniture brands like Floyd and Crate & Barrel and styled with locally commissioned art from Modern Coast Co. Designed to accommodate large groups, the open floor plan features an oversized dining table, breakfast nook and 4-top kitchen island. The wrap-around porch includes loungers, and an eight-seat dining table - a great place to enjoy the coastal weather.

Sleeping Arrangements:
-Bedroom 1 - 1 king bed, and a private full bath with a soaking tub and a shower
-Bedroom 2 - 1 queen bed, a desk, and a private full bath
-Bedroom 3 - 2 queen beds, and a private full bath
-Bedroom 4 (downstairs) - 1 queen bed, a desk, and a shared full bath
-Bedroom 5/Lookout - Day bed with a trundle - 2 twin beds

We want you to maximize your time here! To help us keep things running smoothly for everyone, please keep these things in mind:

🔏 Security Deposit: A $500 refundable security deposit is required for each reservation.

Check-In: Welcome home anytime after 4:00 PM using your keyless PIN code.

Check-Out: By 10:00 AM so our cleaning team can get to work making it perfect for the next guests.

A Quick Reminder: Please ensure your cars are moved at check-out time so our cleaning crew have a clear space to pull in. Unapproved late check-outs may incur a $200 fee.

📜 Guests are required to provide a government-issued photo ID and complete a signed rental agreement prior to check-in, as required under North Carolina law (N.C. Gen. Stat. § 42A-10). This is completed through our complimentary guest portal, which also offers optional keyless entry and check-in convenience features.

🚗 Parking Comfortably (Nun Street Details)

Parking downtown can be a bit tight, so we want to make sure you have a stress-free spot! To keep our great relationship with our neighbors and stay aligned with town rules, we have a two-car limit on Nun Street.

Your Spots: There is space for two (2) vehicles directly on the street right in front of our house.

Have extra cars? No problem at all! There is plenty of free parking available on the surrounding cross-streets.

Neighborly Love: To keep the peace on the block, please avoid parking directly in front of the two houses to the RIGHT of us, and make sure not to block or park in the small driveway to the LEFT of our front stairs (that's our neighbor's private property). Cars blocking our neighbors' spaces or driveways unfortunately risk being towed by the city.

🚭 Fresh Air Only: Our home is strictly non-smoking (both indoors and outside on the front porch and back patio). Smoking indoors triggers a deep-deodorization treatment fee of $250.

🐾 Fur-Free Zone: This property is a pet-free home.

👥 Guest Count: To ensure everyone is safe and comfortable, only the guests included in your official booking may stay at the property.

🛑 Gatherings: While our home is incredibly spacious and perfect for making memories with your favorite people, we do adhere to standard platform policies prohibiting parties or large disruptive events.

🤫 Quiet Hours & Privacy: To ensure a peaceful night's sleep for everyone on the block, please respect our local city quiet hours. To help maintain this balance, the home features NoiseAware technology. It’s a 100% privacy-compliant smart device that only measures overall volume levels (it never records content or words) just to help us keep things neighborhood-friendly!

📺 Smart TVs

Every TV in the house is a ROKU TV! Feel free to log into your favorite streaming apps (Hulu, Netflix, Disney+, etc.) to catch up on your shows.

🌡️ AC, Heat & Fans

Each floor has its own central heating and cooling unit. You can easily adjust the climate to your liking using the digital wall thermostats on each level.

Ceiling Fans: To use the fans, make sure the wall light switch is flipped ON, then use the handy remote control to set your perfect speed.

🛏️ Lookout Trundle Bed

Headed up the spiral staircase? The cozy daybed in the top lookout easily converts into a comfortable trundle bed with two twin mattresses:

Gently slide the room's chair out of the way for clearance.

Grip the top of the daybed frame just above the drawers and pull it straight forward.

Once fully extended, just slide the top mattress down onto the pulled-out frame, and you're good to go!

🧼 Keeping Things Fresh

Cleaning & Bleach: To prevent accidental stains on fabrics or surfaces, please do NOT use bleach during your stay. Our professional cleaning crew takes care of all the deep sanitizing between guests!

Scents & Aromas: We ask that you please do not burn incense or diffuse essential oils during your stay. These scents can linger intensely and be very tough on the next guest if they have sensitive respiratory systems or allergies.
