We’d like to clarify the facts for future guests. This was a one-night reservation we accepted as an exception at the guest’s request, as we generally do not allow one-night stays due to concerns about parties. The guests chose to leave that evening, and we agreed to a refund pending our cleaners’ inspection. The following morning, our team documented damage to the property, along with evidence of a large party, including a broken glass table, damaged door locks, and damage to one exterior camera. We provided the documentation to Vrbo, which reviewed the case and finalized a partial refund with a deduction for documented repair costs. The guests checked in at 4 PM and remained at the property for over four hours before contacting us at 8:15 PM about the exterior cameras. By that time, the property had already been occupied and used. Due to a property-management system synchronization issue, the camera disclosure was not displaying on Vrbo, although it was included in the house manual shared with the guest. The listing has since been corrected. The basement is part of the main house and accessible from the main floor. The 6th bathroom is located there and is included in the reservation, which is why the door remains accessible. The bedroom in the basement is reserved for the owner. This was also disclosed in the house manual. We regret that the property was used primarily for an unruly party rather than the intended overnight stay.
