1. Check-in/Check-out Policy
• Check-in is at 4:00 PM
• Check-out is at 10:00 AM
• A free 1-hour early check-in or late checkout may be available with prior approval.
• Additional hours are $25 each (up to 2 hours).
• Unauthorized early check-ins or late check-outs will be charged at $50 per hour.



2. Guests & Visitors
• Maximum of 3 guests at all times, including visitors.
• Children count as guests and must be included in the booking.
• No parties, gatherings, or events over guest limit are permitted.



3.. Smoking & Vaping
• No smoking or vaping indoors.
• Smoking is only permitted outside, and all ashes/butts must be disposed of properly.
• A $350 deep cleaning and odor removal fee will apply if this rule is violated.



4. Pets
• No pets or service animals allowed.
• While your space is private, parking is shared with other guests. For safety reasons, no animals are allowed on the premise.
• Unauthorized pets will result in a $250 pet fee to cover the cost of extra deep cleaning.
• Immediate removal from the property
• No refund issued



5. Respect Thy Neighbor
• This is a multi-unit property.
• Please respect other guests’ privacy and keep noise levels low when outdoors.
• Quiet hours are 10:00pm–8:00am.
• Your door code is unique to your stay. The lock auto-locks in 2 minutes, but please lock it when possible.



6. Parking
• Parking is designated. Please follow the directions outlined in your check-in message.
• If you have a second car, it must park directly behind your first vehicle.
• Illegally parked cars may be towed at the owner’s expense. Do not park in neighbor driveways or block any vehicles that are not yours.



7. Care of the Space
• Be respectful of the décor and furnishings.
• Leave the space in a similar condition to how you found it.
• Only flush toilet paper. Do not flush feminine products, diapers, or wet wipes, as they can clog the system and may result in repair charges.



8. Responsibility for Damages
• Guests are responsible for any damages caused during their stay.
• If repairs impact future reservations, any resulting discounts or cancellations may be charged to the responsible guest.
• Follow appliance instructions in the check-in message if any. Damage caused by misuse may result in repair charges.



9. Injury Waiver & Liability Policy

• Guests acknowledge and assume full responsibility for their personal safety and the safety of all occupants, including minors, during their stay. To the fullest extent permitted by law, the host/property owner shall not be held liable for any injuries, accidents, losses, or damages arising from the use of the property or its amenities, regardless of cause.
• Use of any pools, hot tubs, lakes, or other water features is strictly at the guest’s own risk, and minors must be supervised at all times.
• Bunk beds (if any) may only be used by children ten (10) years of age or older and are used entirely at the guest’s own risk.
• Use of fireplaces, fire pits, propane tanks, and gas grills is also at the guest’s own risk; flames must not be left unattended, and guests shall not alter or tamper with any equipment.
• By occupying the property, guests agree to these terms and release the host/property owner from all related liability.



10. Home Technology
• The space is equipped with smart devices (smart TV, keypad, microwave, etc.).
• Instructions are provided in the check-in message.
• Guests agree not to hold the host responsible for user error operating these devices.



11. Essentials & Supplies
• We provide an initial serving of coffee and basic essentials (paper towels, toilet paper, trash bags, etc.).
• Any additional supplies needed during your stay are your responsibility.



12. Deliveries & Lost Items
• We are not responsible for any food deliveries or packages.
• Please ensure you are available to receive them directly.
• Please make sure you have all your belongings before departure. We are not responsible for finding or shipping lost items.



13. Florida Wildlife Notice
• The property is regularly treated for pests, but due to Florida’s climate, it is not unusual to see ants, lizards, roaches, or spiders.
• By booking, you acknowledge that Florida wildlife is normal in this area and does not affect the quality of your stay.



14. Communication & Refund Policy
• We do not offer refunds outside of Airbnb’s cancellation policy or Airbnb trip insurance.
• Once your reservation is confirmed, nights can’t be reduced—only added.
• Major issues must be reported during your stay.
• Refund requests made after checkout, without prior communication, will be denied.
• Reviews referencing unreported issues will be considered retaliatory and dismissed.

The space was perfect for our 4 night stay. More than enough space for 2 of us. Easy drive to the mall, airport, USF and the beach. Friendly neighborhood with cool local restaurants nearby. Nice little park half a block away perfect for an outdoor workout! It was a great value and will book in the future if we are in the area.

First I booked this for a friend. Sent a message to ask if I needed to do anything to ensure he could get in okay. No answer from host. My friend stated the property was clean and comfortable inside however he was a little shocked about the outside! The description needs to be clear about this being a duplex like set up in a residential area. I had never seen anything like this listed before on VRBO. Lots of pics of the inside but very little about the outside. I. The future I will make sure to check the property on a real estate site. Lesson learned.

Hey Paula, I completely understand there may have been some confusion. The main concern was that the reservation was booked under your account for another guest and asked us to communicate with them outside of VRBO which is against policy. So we did respond, to you, the guest who booked with us. Also, We do include key information about the property in both the listing description and the check-in instructions, so I’d definitely recommend reviewing those carefully when booking on behalf of others in the future to help avoid any misunderstandings. Literally says “Duplex Property” in the first Paragraph of the listing description. We truly appreciate your stay and feedback, and thankfully most guests who have stayed at this property have had a great experience. Thank you again for your understanding.
