The space

Welcome to 'Timber & Tides!'

From the moment you arrive, this home feels bright and welcoming, with sunlight pouring in through the windows and soaring 12-foot ceilings.

Newly constructed with open spaces, designer finishes, and surround by green space, this home is a true WaterColor gem!

The first floor features a spacious open-concept layout that effortlessly connects the kitchen, dining, and living areas, perfect for gathering with family and friends. The gourmet kitchen features a 6-burner stove with pot filler faucet, and a waterfall-edge island with seating for 4. Just steps away, the dining area has a large table with seating for 10 more, perfect for enjoying shared meals. The living room invites you to unwind with ample seating, a large mounted TV, and a cozy fireplace. Just past the living and dining room, step out to the screened-in patio, complete with comfortable lounge seating AND an outdoor dining table.

Also on the first floor is the laundry room, a half bathroom, and two beautiful bedrooms. The master bedroom features a King bed and an en-suite bathroom with dual vanities, a glass shower, and a separate soaking tub. The second bedroom also features a King bed, and an en-suite bathroom with a glass shower. Tucked underneath the staircase, kids will love the hidden playroom filled with books, games, and toys!

Upstairs on the second floor, you'll find a secondary living area complete with a sofa, TV, and a small dining/game table (perfect for kids also!). Additionally this floor boasts the other three bedrooms. The first room has a King bed and an en-suite bathroom with a glass shower. The next room has two Full beds and an en-suite bathroom with a glass shower, and the last bedroom is a bunk room with three sets of Twin-over-Twin bunk beds and an en-suite bathroom with a shower/tub combination.

Out back, enjoy the brick paver patio complete with an outdoor dining table with umbrella, BBQ grill, and an outdoor fireplace with surrounding seating!

There is parking for 2-3 cars in the driveway and additional parking on the street if needed.

Located in WaterColor's Forest District, the house is directly across from a peaceful open green space and surrounded by tons of pine trees and other lush greenery!

This house comes with a maximum of 14 wristbands, which per the WaterColor HOA limits the number we accommodate even though there may be sleeping arrangements in the home for more. Children under 5 are not required to wear a wristband so are not included in this number.

Guest access

The WaterColor community is the most desirable community on 30A due to its exceptional community amenities. Guests will have inclusive access to the gulf-front WaterColor Beach Club and new Camp WaterColor facilities, in addition to 7 other beautiful swimming pools located throughout the community, the closest of which is the wonderful (and quiet) Frog Pond Pool and park!

The Beach Club is less than a 5-minute LSV/bike ride, and Camp WaterColor is about a 1-minute LSV/golf cart ride. The highly exclusive and stunning Forest District location of this home cannot be beat! This home is surrounded by green space and walking paths with a quiet, neighborhood feel - great for kids to play and ride bikes tucked away from busy roads!

The WaterColor Beach Club features a huge main pool and lounge area, an 'adults only' pool, additional pool deck with even more lounge seating, and third pool area with zero-entry (perfect for even the littlest kids!). It also has dining service available, and a sunset bar, Costa Chica. All of these amenities have beautiful views of the Gulf!

Camp WaterColor is geared towards kids and has its main butterfly pool with monarch slide for older kids, caterpillar pool (zero-entry + children's area with skipper slide for littler kids), lazy lizard pool (zero-entry + lazy river), lifeguards on duty, The Canteen restaurant + bar, basketball court, playing field, and playground.

Other things to note
-Beach chairs through WaterColor Beach Club should be reserved in advance.
-In order to receive the proper number of amenity wristbands, you must enter the total number of people in your travel group when booking. Please bear in mind that the HOA will not be able to provide additional wristbands once you are here. Finally, the WaterColor HOA will charge $50 per wristband to replace any that are lost. Watercolor requires guest contact information for Watercolor wristband registration.
-Please note we provide a starter set of supplies such as toilet paper, paper towels, trash bags, dishwasher + laundry pods for your stay.
-Check in is 4:00pm & check out is 10:00am. These times are strict and late check out may be subject to another day's rental fees.
-Smoking is strictly prohibited.
-All renters must be over 25 years of age, or if under age 25 must be accompanied by a parent/legal guardian.
-The LSV/golf cart is not to be driven past the town of Seagrove to the East or the town of Grayton Beach to the West. Resolving any issue from the LSV/golf cart battery dying because of the renters not charging it will be charged to the renters.
-Damage that occurs will be collected from the renters.
-Southern Holiday Homes can not be held liable for any damage or injury to any persons caused by LSV/golf cart, bikes, or other amenities provided to guests.
