In 1985, while walking on the South Padre Island beach, I found Seabreeze Beach Resort. I was attracted by the beautiful appearance of the buildings and was intrigued by the banner hanging on the seawall announcing that construction was completed on the Seabreeze Villa (the smaller building) and Condos were now available for purchase. I checked it out, was hooked, and bought a Unit on the 5th Floor. In 1990, Condo #207 became available and I liked the 2nd floor convenience of having quick access in and out without having to wait for the elevator. It's also fun to be able, from the balcony, to see and talk with friendly people who are in the pool area. The view of the beach and the gulf waters are unobstructed adding to the scenic joy of being on a seaside vacation.

September and October are my preferred months to be at Seabreeze and on South Padre Island; the summer crowds have dwindled making restaurants & clubs more accessible, and the temperatures have become comfortably warm. April and May also score high for me for the very same reasons.

When I'm not here, I welcome you to my home on the beach and hope that it brings you as much enjoyment as it does to me.

Seabreeze Beach Resort has an on-site Rental Office (located directly below Condo 207) which is staffed by very helpful personnel who are available to respond to questions and concerns that you have; also provide information on "whats happening" on South Padre Island.

Another benefit from having an on-site Rental Office (open 7 days a week, 9am - 5pm) is the convenience of being able to book reservations toll free at 1-800-541-9901. This provides a cost savings service to people in lieu of booking through the VRBO system. By being able to book the Reservation directly with the Seabreeze Beach Resort Rental Office you are able to AVOID PAYING the VRBO Service Fee to VRBO.

Great location, great value, my new favorite vacation spot!

My girlfriend and I stayed here at Condo at the beginning of August 2014. We arrived after business hours the first day, and we were worried about getting checked in, but we called ahead and let the staff know we would be late and they left us the key and parking pass in a locked drop-box.

The people on the staff were all super nice, though we didn’t have much interaction with them because everything we needed was already provided in the Condo. This Condo is fully stocked: dishes, pots, pans, kitchen appliances, towels, extra blankets… there was not a thing we could think of that wasn’t available. The décor of the Condo fits the beachfront theme nicely. The condo was clean, comfortable, and had more amenities that we expected. The beachfront view from the balcony really is amazing.

The main thing this place has going for it is location, location, location! This Resort Condo is located in possibly THE BEST place on South Padre Island; far enough away from the BIG commercial resorts and the BIG public beach-access areas so that the beach here was not really crowded at all. There are great restaurants and nightspots nearby (within walking distance) too.

We absolutely enjoyed staying here, and plan to return and stay here again. This place really is a great value, and exceeded our expectations.

I fully agree with your opinion regarding our Seabreeze staff and their availability to be helpful. I like to remind rental guests that should assistance from staff be needed, the Seabreeze office is located on the first floor directly below Condo 207 so its very convenient to stop, say hello, and have your needs addressed… they may also provide some great suggestions on what to see and do while on the Island. Your observation regarding “location, location, location” is exactly how I felt in 1985, while walking the beach, when I first set eyes on Seabreeze Beach Resort. The facility is the right size, not too big to be crowded and not too small to make you feel all alone on the beautiful sandy beach… and the view from the balcony is really amazing. It makes me feel good to know that you enjoyed your stay at my home on the beach as much as I do. Thank You!

A Nice Place to Spend a Month

My wife and I stayed at the condo from February 1 to March 2, 2016. We arrived late after two long days of driving. We called ahead to let the office staff know we would be late arrivals. The office staff placed the condo key and information in a drop-box by the office door and told us the combination to access the key. We were able to get into the condo after hours and went to the office the next morning to pay the balance we owed. The office staff could not have been nicer. During check-in, we were given the code to access the swimming pool area and the beach. During our stay we found the office staff and maintenance staff were very pleasant and always there to help. The condo complex has an excellent staff. The condo was clean and comfortable. Not plush but comfortable. The condo was well stocked with dishes, silverware, pots, pans, towels, bedding, etc. There is a nice flat screen TV in the living room and bedroom. The beachfront balcony is really nice. The balcony runs the width of the condo and has 5 chairs. The balcony overlooks one of the two swimming pools and has a great view of the ocean. There is great ocean access. With regard to the swimming pools, one is heated and one is not heated. The pool area is nice and well maintained. We enjoyed seeing the sunrise and the moonrise from the balcony. We really liked the location of the condo. While there were plenty of people walking and enjoying the beach, it never seemed crowded. There are plenty of restaurants nearby. We enjoyed attending the services and activities of the Island Baptist Church. We thought the rental price was a good value. We looked into staying here again next year at the same time and found that the condo was already rented for next year. We initially had some concern about not having WIFI due to some of the reviews we had read. Before making our reservation we asked and were assured that the WIFI issue has been resolved; and it was. We had no problem having WIFI during our stay. We did have an issue with using our smart phones. If we went outside on the street side, we had access. So we did not see this as much of an issue. The dryer took a long time to dry clothes, bedding, and towels. We were told that a new dryer has been ordered and would be installed shortly.

After your two-day road trip to get to SPI, I’m pleased that your arrival and the check-in process went without a hitch; this is why the onsite Rental Office is such a convenience and our helpful staff is right there to assist you. It pleases me to know that you had an enjoyable winter vacation at Seabreeze Beach Resort and that you found every thing in the condo that you needed to meet your month long housekeeping needs. There are a number of repeat Winter Texan guests who spend the winter months at Seabreeze each year so that there is a lot of camaraderie that takes place. I’m sorry that my Condo 207 was already booked for next year when you inquired; I hope that you were able to reserve another Seabreeze condo… we will always want you to return. And, thank you, for mentioning that the WIFI is working well; Seabreeze and my Condo 207 have gotten a “bad rap” on WIFI being an issue from a previous review and, once VRBO posts it, it hangs on the page forever.

Great beachfront condo

We stayed here during Memorial Day weekend. We had a fabulous time and enjoyed the beach.The ocean view from the balcony was amazing. The condo was well equipped with the exception that the wifi was nonexistent. We couldn't even get service in 4G while in the building. We probably wouldn't consider staying here again due to the rental office staff. We had a lot of trouble booking our stay because of numerous computer malfunction issues at the desk and the checkout process was unpleasant.

Owner's Response: Your favorable Comments regarding Condo 207 are appreciated and it pleases me knowing that you had a fabulous time and enjoyed your beach front vacation while staying at my condo. As I stated in my email to you, I welcome feedback in the form of comments and suggestions from my rental guests so that I can make improvements to the condo that result in a more enjoyable place to stay. After all, my rental guests spend far more time there throughout the year than I do. It really does trouble me when problems occur that are outside of my direct control. I understand that Maria, our Seabreeze Guest Relations Manager has phone contacted you to respond to each of the issues that you rightly brought to our attention. The Seabreeze Beach Resort HOA Board assures me that they are actively addressing, with our suppliers, the glitches that occasionally occur with computers, internet, and telecom systems. We recognize how important this is to the success of the Seabreeze rental business. Regarding the checkout process, we know that guests are anxious to get through the process as quickly as possible and want to be on their way. So, a five minute or so wait while the cleanup maid assigned to the Condo quickly checks it for possible damage can seem like eternity. This is done for the benefit of both the guest and the condo owner so that there is no question about damage and the $300 security deposit is immediately released. Admittedly, if more than one guest appears at the Rental Office at the same time, the process may take a bit longer. Let me close by saying that Seabreeze Beach Resort must be doing a lot of things right... the national rating service, TripAdvisor, has awarded the Certificate of Excellence - 2015 Winner, to Seabreeze Beach Resort for "achievement as a direct result of having consistently great reviews from TripAdvisor travelers".

No reliable internet service

The location was perfect and the condo was nice, but very limited and mostly no internet service. If you could get on line you could only stay on for a short period of time before it disconnected. The limited service was slower than the old 1990's dial up! Although they advertise free phone, there was no phone service at all. No phone is not a biggy as cell service is excellent on the island. The management blamed on the "wind?" It's the coast there is always wind! Tech support said they could only help with it getting to the building, not a computer or a router. It didn't even work with an erthnet cable. If you need internet either have a smart phone with its own hotspot, and plenty of plan minutes, or stay somewhere else!!!!

Owner's Response: It pleases me to learn that you found the location to be perfect and the condo to be nice, but I am saddened to lose that 5th Star in your rating because of the Internet problem that you experienced. Considering that you were visiting over the Christmas holiday, I can only imagine the frustration you may have felt in experiencing communications problems at that time. I have discussed this with our Office personnel and have been informed that occasional internet connection problems do occur and, when they do, our on-site maintenance man is there to respond. I am sorry for the inconvenience that you experienced; however I should point out that in a following review, another guest commented that the “Internet worked great”. Hopefully, during the 5 days that you spent at Seabreeze, that you were able to enjoy the beach and have a fun-in-the-sun seashore vacation, and I sincerely hope that you come back to stay with us again.
