When it comes to outdoor living, this splendid retreat offers a comfy front porch where you can admire beautiful sunsets from the comfort of the gliding swing or rocking chair. The front deck has stairs, as well as a ramp. An outdoor shower is provided behind the house should you need to rinse off the sand after a thrilling day at the beach.
You enter the home through a large sunroom that has an outdoor high-top table and chairs, an outdoor sectional, ceiling fans, a 60-inch smart TV, and a bar with a water cooler, a mini-fridge, and an ice maker. This property is located in an R1-zoned area. Per Ocean City Ordinance, the maximum occupancy in a dwelling in the R-1 single family residential district and the MH mobile home residential district being used as a premises for habitation/rental housing unit, is two persons per bedroom, plus two additional persons, provided that occupancy does not exceed the maximum allowed occupancy under Chapter 10 and the dwelling's or building's allowed occupancy use for its provided fire protection features required under Chapter 34. The maximum occupancy limit is strictly enforced.
Ocean City has adopted a noise control ordinance that makes it unlawful to cause or permit noise levels which exceed those established by the Department of the Environment of the State of Maryland (COMAR 26.02.03.02) or are in violation of Chapter 30, Article V of the Town Code. It shall be a violation of this agreement and grounds for eviction under Maryland law if these noise levels are exceeded as a result of activity on this property. Ocean City has other noise ordinances, which are criminal offenses if violated.
