Wake up on the water. This newly built four-bedroom sits directly on the water on Southold’s most desired waterway, with a waterside patio and just a few steps down to swim, paddle, and watch the sun set over the bay. It is built for a long, easy summer on the North Fork.

The home. Four bedrooms, three baths, sleeps eight. A chef’s kitchen with premium appliances, Sonos sound throughout, a bright sunroom, and a rec room with ping-pong and board games. Every room is newly finished. Outside you have a firepit, sun beds, alfresco dining, and a BBQ area set up for long summer evenings by the water.

On the water. The patio opens to open-water frontage with swim access a few steps away. Paddleboards and kayaks are provided. Spend the morning on the water and the evening watching the sunset from the patio.

Stay a while. This home is a turnkey summer base. There is a dedicated workspace and fast WiFi for remote work, in-unit laundry, central AC, and driveway parking. We welcome stays of 14 nights and longer, and monthly and full-season stays are our favorite. Ask about our monthly and July-through-Labor-Day rates.

The North Fork. Minutes to Greenport Village, Southold farm stands, beaches, and the vineyards. About five minutes to the Greenport LIRR, and the Hampton Jitney North Fork line stops in Southold and Greenport (roughly three hours to Manhattan). Arriving without a car? We are happy to arrange pickup from the train or Jitney, and bikes are available.

A few notes. This is a quiet residential waterfront home and a brand-new build we care for closely, so we host calm, longer stays only. No parties, events, or large gatherings, and occupancy is capped at eight guests. A signed rental agreement and security deposit apply, and water and watercraft use is covered by a short waiver.
