Tucked away on 10 private acres in the heart of the Finger Lakes, Barnwood is a modern country retreat designed for groups who want to truly disconnect, unwind, and make memories together. Whether you're planning a family reunion, a friends' getaway, a milestone celebration, or simply a long-overdue escape from the everyday, Barnwood was made for exactly this.

The Property

From the moment you arrive, you'll feel the difference that 10 private acres makes. The expansive grounds give you plenty of space to spread out, unwind, and truly escape the everyday, with a private game barn, a dedicated pool room, multiple outdoor gathering spaces, and wide open land to explore at your own pace.

The home has a warm, inviting character that immediately puts you at ease. Soft neutral walls, light hardwood floors, and exposed wood beams give the space a relaxed, country feel throughout. The living room features a wagon wheel fandelier overhead and opens directly onto the patio through sliding glass doors, flooding the space with natural light and views of the lush green property. The dining area sits beneath a classic wagon wheel chandelier and fits the whole group comfortably, with the layout flowing naturally between cooking, dining, and relaxing, the way a good gathering space should.

Sleeping Arrangements — Sleeps 9

Barnwood accommodates up to 9 guests across three bedrooms plus a finished basement lounge:

Primary Bedroom: King bed with ensuite access, a quiet window AC unit, ceiling fan, and smart TV
Bedroom 2: Queen bed, a quiet window AC unit, and smart TV
Bedroom 3: Triple bunk bed (three twin bunks) and smart TV, perfect for kids or a group of friends
Basement Lounge: Futon for additional sleeping, plus a foosball table, dartboard, and ring toss game for an easy night in

Inside the Home

The main living, dining, and kitchen area stays comfortable all season with a dedicated split-unit AC system, so you're never fighting the heat. The living room centers around a massive 75" 4K Samsung Neo QLED TV with a Samsung soundbar and full surround sound, perfect for movie nights, game days, or just background music while everyone unwinds. The fully stocked kitchen has everything you need to cook a full meal, including a Nespresso machine, drip coffee maker, all major appliances, and more cookware and utensils than you'll ever need. The dining area seats the whole group comfortably.

Both full bathrooms are well-appointed and stocked with essentials. The home also features two electric fireplaces, one in the living room below the TV and another in the dining room, central heating, and a washer and dryer for longer stays.

Throughout the house you'll find games, books, puzzles, and activities, there's always something to do whether you're 8 or 80.

The Pool Room

Our newest addition. A dedicated, air-conditioned room with an 8-foot pool table, cues, and balls, plus a high-top table and stools for anyone waiting their turn or just watching the game. A great spot to cool off and unwind, whatever the weather's doing outside.

The Game Barn

This is what sets Barnwood apart. Our private game barn is fully outfitted for serious fun, with Pop-A-Shot, ping pong, darts, cornhole, life-size Jenga, and air hockey. It's the kind of space that turns a good trip into a great one, and where you'll find the group gravitating night after night. The 1GB WiFi network extends directly to the barn so you're never out of range.

Outdoor Spaces

The outdoor areas are where Barnwood truly comes alive. Gather around the wood-burning fire pit in our handcrafted Adirondack chairs as the sun sets over the hills, it's the kind of evening you'll be talking about for years. The patio features a propane fire pit for easy, instant ambiance, a Weber Spirit grill for cookouts, and sweeping views of the surrounding landscape.

For those who want to explore the grounds, the full 10 acres are yours. Bring a football, take a walk, stargaze away from city lights, or just sit outside and breathe. There's nothing quite like a Finger Lakes night sky.

Technology & Connectivity

We know staying connected matters, even on vacation. Barnwood is equipped with Spectrum 1 Gigabit WiFi and a whole-home mesh network that delivers fast, reliable internet throughout the house and all the way to the game barn. The living room features a 75" Samsung Neo QLED 4K TV paired with a Samsung soundbar and full surround sound, cinematic quality for movie nights and game days. Smart TVs in every bedroom come pre-loaded with Netflix, Hulu, HBO Max, Disney+, Apple TV+, Peacock, Paramount+, and YouTube, just log in with your own accounts and stream whatever you want.

For music, Barnwood is equipped with Amazon Echo speakers throughout, including the living room, basement lounge, game barn, and pool room, so the music follows you wherever the night takes you. All speakers run on Amazon Music Unlimited, meaning ad-free, high-quality audio throughout the entire property. Just ask Alexa to play your favorite playlist and let the evening take care of itself.

Keyless Entry & Self Check-In

Checking in is effortless. The home features a Schlage smart lock, you'll receive your personal door code before arrival, and it works on both the front and side doors. No keys, no coordination, no waiting around. Check in anytime after 3:00 PM and checkout by 11:00 AM.
