We're Accountable 24/7. Our Cancellation Policy Protects both the guest and us. If a guest cancels their reservation outside 60 days, we'll refund their money immediately less $150. If a guest cancels inside 60 days, we'll keep the money you paid but issue a credit to be used in the following 12 months. We have had guests who had unforeseen events happen. These guests have re-booked dates. We only accept check, Wire Transfer or PayPal. Additionally, why can we offer this low rate? We purchased both condos during the darkest days of the credit crisis. Fortunately, due to our cost basis, we're able to pass on the savings to guests. Our mortgage rate is also very low helping defray the high H.O.A., utility and property tax payments. We're repeatedly asked this by potential guests fyi so we felt compelled to post our pricing methodology on VRBO. We don't have to discount below $249+ from Dec-May. Our occupancy rate is extremely high. Guests do pay us a lot more for Holiday weeks. We're ACCOUNTABLE 24/7 and will BEND OVER BACKWARDS to make sure your VACATION is everything you hoped it would be. If something unforeseen occurred like the new A/C feezing over, we'll upgrade you to a superior condo or hotel room at our own expense. Most property managers run and hide!

The Terrace offers quality, privacy, luxury, and a real sense of getting away from it all. Each of the Terrace condominiums is designed to maximize views of the ocean and the historic Hawaiian fishponds that create a lagoon setting.
The on-site recreation pavilion at the Terrace condominiums includes a 22' x 60' swimming pool, spa, sauna, children's pool, gas barbecues and picnic areas. The Mauna Lani Terrace is ideal for all travelers, whether you are seeking a private retreat or a great place for families; the Terrace is a prime location for all your vacation needs.
This property has so much to offer. Amazing views of the ocean and ponds. The beautiful property is green and lush with two pools, sauna, jacuzzi, and private BBQ's. Enjoy time at the pool while looking at the ocean and beach. We are located close to The Mauna Lani Shopping Center with a full service grocery store. Access to the private beach and restaraunt for the homeowners and guests at Mauna Lani. Beach activities include: Stand up paddling, snorkeling, scuba diving, whale watching; and a sunset sail. Even with GPS in the car, we found it a little heard to find the 'right' beach and we didn't know if we should walk over the manicured grass or if there was a path. And 2) we were quiet and out of the condo on adventures for most of the days during our visit. But the two times we were on the deck (one time at 8am on a phone call and one time at 9pm having a glass of wine and just talking....) we were shushed by neighbors. Very responsive owner. Great location. I would say this is better than staying at the Fairmont. This place is a true value and I treated it as my place for my super short time- cleaned and serviced the bikes to good working order, the Specialized bikes were great after tuneup, likely were not used for half a year except maybe one (saw total 3). Sunset and location cannot be beat.
The good: location is awesome, lanai, view, basic amenities - there is say salt and pepper and other stuff likely left by prior guests and we added to it of course. Did not use the pool area but toured it.
What could be improved? Water dripping from AC, bed a little softer than most people used to, some parts appear heavily used by guests
While we did not have issues with the condo, Michael was extremely attentive to what we needed. Leading up to the stay, he helped us with suggestions, recommendations, and what to bring. The condo was just perfect. From the inside, to the location, to the views. I couldn't have asked for a better place or experience!
Beautiful on the Mauni Lani property
Using the VRBO for the first time on the Big Island of Hawaii. Stayed in the Terrace UNIT 202. JUST fabulous! The pictures were spot on. The Unit was well stocked with bed, bathroom and beach linen. Kitchen and laundry supplies. The unit was clean and turn key ready. They had their own pool which we did not use, but the owners passkey to the beach was priceless. Overall a great experience, was able to reach the owners by text right away would highly recommend and stay at this location again.
We thoroughly enjoyed our New Year's 'staycation'. Comfortable & clean, music & fireworks right here to start the New Year!

A Little Piece of Paradise
This was our third stay at Mike and Lorrie's condo and we intend to be back again. The condo is clean and well equipped with everything needed for a relaxing vacation, including plenty of beach gear. We love to have breakfast on the lanai, listening to the birds and the ocean, then walk a short 10 minutes to the beach at Makai'wa Bay for snorkeling. The location is good for day trips to just about anywhere on the island except perhaps Volcano Nat'l Park. Mike and Lorrie are extremely responsive (see my review from 2015 for more about this).

Priced to Demand. High Season is Dec 19th thru April 30th. There is a lot more demand thus increased pricing.
