This is a custom architect designed home which we finished in 2010. We

purchased the land first and then designed and built the house.

Why Owner/Property Manager chose Hamptons

It is a very convenient and desired location. All homes in the Bess Estate are on

a minimum of 1 1/2 acres plus reserve. It is very near the ocean, town and walking

distance to the bay. It is only 10 minutes to East Hampton and 20 minutes to

Montauk. It is less crowded than East Hampton or Montauk with large areas

of preserved land which cannot be developed.

1. $100 Utility deposit fee/per day required
2. Cleaning fee of $325.00
3. There will also be a weekly cleaning fee for rentals exceeding 1 week.
4. The pool will not continue to be heated after L/D when the outside evening/nite
temperature drops below 60 degrees. Any additional guests over 6 will be at the owner's discretion and if approved there will be an additional charge.
5. Owner will only accept payments in e-check after the first initial payment is made by credit card. Second payments made with credit cards will be declined or refunded at owners discretion.
6. Owner reserves the right to have a house manager/caretaker at the property during guests stay in a section
apart from the guest with a separate entrance. They would not be sharing the guests space.
