This lovely garden apartment is only 200m to the best beach on the lake : St Jorioz Municipal Beach. Perfect for families with warm bathing waters from June - September, supervised swimming area with diving platform, volley ball, play area, paddle board, kayak, peddle boat hire. Shaded lakeside paths or a 15 minutes riverside wooded walk to the local shops and bakery. The apartment is located in a private residence with a 90m2 private garden with lawn and sun terrace. Suitable for couples & family groups who are seeking a quiet, peaceful setting for their holiday. Our minimum rental is 5 days. We offer FREE BED LINEN and FREE BATH TOWELS to make your stay more relaxing. LGBT holiday makers welcome. We have eight bikes of all sizes to suit the whole family. We ask for a donation towards costs of €25 per bike for unlimited use. Our local bike company Cool Cycle also have a wide range of bikes, including electric, mountain bikes and economy options. LOCATION: Bike or car 5 minutes to the supermarket, banks, post office. The many bike tracks offer ample free travel along the lake to many other delightful villages and bathing spots. Bikes available for most ages.
BEACH: Relax in the shade of the tall trees, enjoy a game of volleyball or pétanque, or the diving board, pontoons, and children's paddling pool and games. Showers and toilets. Snack bar and restaurant on-site. A ramp and floating loungers are available free of charge for people with reduced mobility for easier access into the water. Small admission charge for beach July/August (9.30 am - 5.30 pm), which is monitored by Lifeguards.
WATER SPORTS : 200m sailing, scuba, water skiing, kayaking, wake-boarding, pedal boat rental, sailing lessons.
BIKES : Just a stone's throw away is the Les Roselières path for exploring the lakeside. Car free cycle track 37 km accessible to all, from Annecy to Ugine, Doussard, Faverges, etc. You can take the boat bus with your bike into Annecy then cycle home ( 45 minutes by bike from central Annecy ).
SHOPS: 10 minute walk into Saint Jorioz centre : supermarket, bakery, pharmacy, newsagent, banks. Our favourite walk along the LARDON river through a wooded path takes you to our local boulangerie. A lovely way to start the day.

TRANSPORT: 8km Annecy city center , air : 55km Geneva airport. Rail : London St Pancras International to Annecy 7.5 hours change in Paris. HOUSE RULES : The apartment is in a private residence which offers a safe and quiet environment. Please note : no ball games in the garden, quiet time after 10pm with no amplified or noisy music and no parties or gatherings. The apartment is suitable for families, couples and adult adults groups of up to five. Pets are not permitted.

Nice apartment in a great location. Garden needs some TLC to really make it more usable and the bikes were poorly maintained but we managed to get 3 working ones for our party. Overall a great holiday . Would love to return

Only partial comfort
It is a nice, quiet place only a few meters away from the shores of Annecy lake. The appartment has a cozy terrace with good protection from the sun and a nice little garden.
There is a washing machine and several opportunities to dry the laundry. Plenty of detergents were available.
The communiction with the owner was very nice.
Concerning the interior, our evaluation is negative - unfortunately. The furniture of the living room is very old and looks accordingly (the sofa - really?!) The appartment is narrow almost everywhere. It was not clean when we arrived (worst example: the ventilation grille in the kitchen - it was just disgusting :( ). Drains in the bathroom did not work properly. There were several items in the kitchen cupboards like: empty plastic bottles, an opened chocolate bar, foodstuff in the freezer. Generally - it seemed like the owners were only briefly away. The kitchen cupboards were filled chaoticly. And almost everything (plates, cups, glasses, bowls...) is located in lower cupboards - one has to stoop constantly.
No - we did not feel very comfortable inside. We made the best of it. But this appartment needs a proper renovation. Then the price would also be justified.
Sorry for the bad rating, but I think you should know.

Het allermooiste is de ligging blakbij het meer en het bijbehorende strand van Saint Jorioz. De locatie zelf is uitermate geschikt voor mensen die er vooral voor hun rust komen. Er gelden huisregels die streng nageleefd worden door een buurman, die eerder passen bij een bejaardenhuis dan een vakantiepark. Het appartement zelf behoeft naar onze mening wat onderhoud en is niet helemaal up2par. Fijn is dat er fietsen zijn waar je tegen een kleine meerprijs gebruik van kunt maken en de verhuurder is erg responsief en staat klaar om je te helpen. Iemand die je verwelkomt en even de laatste details met je doorneemt zou heel erg welkom zijn.
Très joli lieu de vacances.Les paysages sont superbes et la résidence du gite est calme.Je pense que les mois d'été sont differents.Le salon de jardin a été apprécié et nous avons déjeuné sur la terrasse régulièrement.Nous sommes montés au col de la Forclaz,au départ des parapentes,pour avoir une belle vision du lac d' Annecy.Le Semnoz propose une vue magnifique sur la chaine des Alpes avec le Mont blanc.

Wir hatten einen wunderschönen Aufenthalt, zur Badestelle am See sind es nur wenige Schritte, in der Umgebung kann man sehr gut Fahrradfahren und wandern. Die Wohnung ist sehr gut ausgestattet, wir haben uns sehr wohlgefühlt. Obwohl ein Strandbad mit großem Parkplatz gleich neben an ist, war es abends sehr ruhig und konnten den kleinen Garten und die große Terrasse genießen.

Positiv ist die Lage des Appartments, wenige Meter vom Strandbad und einem kostenlosen Strand entfernt.
Negativ war:
* Der Geschirrspüler funktionierte nicht und wurde erst am Nachmittag vor der Abreise repariert. Als alleinerziehende Mutter fehlte mir da eine Menge Komfort.
* Die Fahrräder, die zu dem Zeitpunkt noch als inclusive angepriesen wurden, kosteten 100€ zusätzlich. Das habe ich gerne bezahlt, da zugesichert wurde, dass sie dafür sehr gut gepflegt seien. Einige der Räder waren jedoch gar nicht zu gebrauchen, so dass es schwer war passende Räder für die Kinder zu finden. Bei meiner Kleinsten funktionierten die Bremsen kaum und bei der Großen blockierte der Lenker.
Die Sauberkeit der Wohnung: Die Wohnung war abgewohnt und voller Privateigentum (Lebensmittel) der Vermieter. Das ist vielleicht als landestypisch zu verbuchen. Leider war die Wohnung sehr dreckig. Eine übergelaufene Kaffemaschine, in der der Prütt der Vormieter noch verteilt und der Kaffe den Schrank hinunter und in die Fächer gelaufen war. Besteckfach mit vielen Lebensmittelresten und eine Hochglanzküche mit dreckigen Fronten. Ein verschimmelter Duschkopf. Lüfter, die voller Staub und Fett waren. Und so weiter. Vieles davon konnte man schnell reinigen, aber das ist ja nicht Sinn, wenn man eine Unterkunft mietet.
* Der Nachbar, der die strengen Hausregeln überwachte und einen anschrie, so dass wir uns sehr unwohl gefühlt haben.
Reklamation: Angebot bei der nächsten Buchung Rabatt zu bekommen...

However, on this ocassion we did not achieve our usual standard. We have a new cleaner who has received all your feedback and changed her routine. The dishwasher broke on the Friday before you arrived and we had it fixed as soon as possible. For the bikes, I was not aware that you had some problems finding bikes. We have 10 bikes in our storage and I would have been happy to help if I was aware. My neighbour is just next door and happy to help.
We do not advertise free bikes and it does not state this on our listing. We ask for a contribution towards maintenance. This is the reason that you were invoiced. For your reference the local bike hire charge euro 189 euro per week per bike. We hope that you will offer us a second chance to demonstrate our 5* service by booking again. We will be happy to offer a discount.

Huisje op goede locatie, begane grond
Helaas hadden we niet zo'n mooi weer, zodat we veel in het huisje moesten verblijven. Het interieur is wel wat verouderd. En de keukeninventaris mag ook wat aangepast worden. Bv de bakpannen zijn dusdanig bekrast dat ze ivm pfas beter niet meer gebruikt kunnen worden. Servies en bestek prima. Het bed is erg smal, maar lag verder goed. Douchen in n bad vinden wij niet zo prettig, maar het ging wel. Voor n weekje was het goed.

Séjour très agréable, lieu magnifique, appartement fonctionnel, calme et sûr
Les procédures envoyées par le propriétaire sont très complètes, parfois récurrentes d'une page à l'autre, mais permettent après lecture de se guider dans la résidence.
Ce qui est agréable :
- résidence calme et protégée
- proche du lac
- parking devant la résidence
- l'appartement possède une terrasse-jardinet (et en ce mois d'octobre 2023 exceptionnel, nous avons déjeuné midi et soir sur la terrasse !!!)
- Côté salle-de-bains et grande chambre : RAS.
- Côté petite chambre : je ne sais si la superficie réduite peut la qualifier de chambre. Pour 2 personnes, je pense que ça ne pose pas de souci, mais pour 3 adultes... la promiscuité surtout l'été avec la chaleur.... Ce qui n'était toutefois pas notre cas.
- Côté cuisine, petite mais fonctionnelle avec lave-vaisselle notamment, réfrigérateur/congélateur.
- Côté salon, le canapé 3 places et quelques chaises devant la TV permettent de regarder les émissions.
Attention, l'exposition de l'appartement fait que le soleil chauffe du matin au soir. La terrasse possède 1 auvent et 2 toiles en tissu pour s'abriter du dit soleil.
La proximité du voisin oblige à être discret.
En conclusion : à notre avis, cet appartement est très fonctionnel pour 4 personnes adultes, au-delà, ça risque d'être juste pour apprécier le séjour. Idéal pour 2 adultes et 3 enfants.
Nous avons trouvé le prix du nettoyage cher par rapport à d'autres locations.
Globalement, nous attribuons 8,7/10 et nous recommandons cet appartement et son propriétaire.
Nous avons passé une agréable semaine au bord du lac, l'atout majeur de cet endroit est sa localisation, au bord du lac, près de la plage, loin de l'agitation de la ville. La résidence est un peu "vintage", tout comme une partie de l'équipement, mais cela reste fonctionnel L'endroit était propre à notre arrivée et les demandes spécifiques pour notre enfant de 1 an, ont été bien prises en compte. Pas de soucis pour se parker tout près de l'appartement. Les instructions de départ et arrivée était très complètes. Le jardin n'avait pas été entretenu depuis longtemps et était en mode jungle, ce qui était un petit bémol. Il y a des vélos à disposition, mais nous ne les avons pas utilisés. Petit plus, accès gratuit à la plage pendant le mois de juin.
Un emplacement clairement au top pour les enfants.
Appartement type meublé de vacances, propre mais des équipements un peu vieillissants (four, micro-ondes, hôte).
Terrasse appréciable malgré la visibilité depuis la rue.
Au global, correct mais sans plus à ce tarif.

Nous apprécions tous les commentaires. Dans notre manuel de la maison, il est expliqué que l'extracteur de cuisine est déconnecté et nous l'avons remplacé par un extracteur mural pour respecter les règles de notre condiminium. Le micro-ondes a maintenant été remplacé.
Appartement très fonctionnel et très bien situé, près du lac et de la plage.
Tout est adapté pour passer un séjour sans problème.
Arrivée et départ.....comme à la maison..... avec en plus une petite bouteille de blanc en guise de bienvenue !! Merci!!

Schönes, kleines Appartement in super Lage am Lac d´Annecy. Zum tollen Strandbad nur rund 150 Meter. Ebenfalls nicht weit weg vom tollen Radweg (voie verte), der einmal um den See führt.
Das Appartement ist Frankreich-typisch auf maximale Raumausnutzung konzipiert. Wir waren zu fünft dort und es het gut geklappt, da wir dank gutem Wetter auch immer die schöne Terrasse nutzen konnte.
Howard, der Vermieter, ist sehr bemüht, aus der Ferne einen unbeschwerten Urlaub zu garantieren.

Ich hoffe das ist alles richtig - ich spreche kein Deutsch und benutze daher Google Übersetzer !!
Bereits zum dritten Mal da, sind wir mit den "Macken" vertraut, bspw dass der Boiler nicht ausreichend warmes Wasser für 5 Warmbäder hintereinander hat. Darauf zu verzichten und die Lage, die Ruhe, die netten kleinen Features und Howards Tipps zu geniessen - deswegen werden wir sicher nicht das letzte Mal zu Gast gewesen sein.
Erwähnenswert in diesem Jahr: der Corona-bedingt kontaktlose Check-In. Super beschrieben, wunderbar geklappt. Die Wohnung wurde olfaktorisch bemerkbar mit ausreichend Desinfektion gewischt, dafür und unproblematisch findet man eine Ecke, die etwas mehr gekehrt hätte sein können - da muss man auch die Zeit für das SonderDesinfektionsprogramm einrechnen.
Noch ein Hinweis: Geschlafen habe ich sehr gut, unser großer Sohn wünscht sich für die Matratze im Nebenzimmer einen Topper/Unterlage. Wer GernWeichlieger dabeihat und Platz im PKW...

We wanted a property that we could get to without flying as we want to reduce our carbon foot print. We live in Brighton, UK with our two children. This is our son on the beach at St Jorioz.

Why they chose this property
All our guests first reply is the location; 200 m from the lake but not so close that you are overlooked. The garden is gated and safe for young children, with a sun terrace and south west facing aspect so it gets sun all day. Most of all we love eating on the terrace and cooking local fish on the BBQ. The apartment has a fresh, modern feel, with underfloor heating in winter and a good shower. It also has a soak for when you have been for a long bike ride or cycle.
What makes this property unique
We have been staying at Lake Annecy for the last 20 years. At first, we would camp but by chance we came across Residence De La Plage, whilst out cycling. It combines modern comfort and quiet whilst being right next to the best beach on the lake. My children are now teenagers which makes it harder to find a holiday that everyone enjoys. The diving platform on the beach is there favaourite hang out, as they can catch up with friends and do all sorts of dives 3m and 5m boards. The local french children are very friendly ( and I have to say I have never seen such amazing diving, presumably because they have grown up with the board there all their lives ). We also have a small boat which we take out by joining the local sailing club ; you can launch there and the kids have learned to sail with their supervised lessons. For younger children, the sandy beach is both safe, shaded and has plenty to climbing equipment, a paddling pool and a life guard. My wife and I also like to go for October and May breaks when the lake is quieter. The autumn colours are lovely, as there are so many different trees, including birch, oak, maple, beech. In May, the lake turns a lovely turquoise colour as the snow melts. Winter is our ski holiday; incredibly good value as Col de Leschaux ski resort is only 11km drive, cost 17 euro per day and less for children. You can buy one day or just pay per hour. The resort is lovely with loads of runs for all abilities. If you ski down the other side of the mountain you get to Semnoz.
