There are 3 stories. Living area is on the 2nd floor with a large kitchen, bedroom, and a 1/2 bath. Terrific ocean views that are not obstructed since it overlooks the tennis court and green area. The 3rd floor has 2 bedrooms - a master with a king bed, full bath, and private balcony. The second bedroom has, 2 queens and a full bath. The lowest floor has a queen, a bunkbed (double/twin combo) and 2 twins. This area also has a bar and is great for entertaining when the noise ordinance of 10:00 PM starts. There is also a 2 car garage with laundry.

About Hugh ODonnell
I went to UCSD inthe early 80's and often traveled to Baja/Rosarito. I loved the area and bought a home in 2006. Contrary to press stories, Baja is a terrific safe place to visit. I frequently joke that my biggest risk is getting run over by an aging ex-pat at the Rosarito Wal-Mart. I am 52 years old, travel extensively for work, and live here when I'm between assignments. I love the restaurants, activities, and night life. I also enjoy relaxing at the pool on an afternoon and the oceanfront hot-tub at night. One of my best friends in college (UCSD) owns three homes in Gaviotas and that is how I was introduced to the community. It really is a safe, family friendly place to relax and enjoy the ocean. Lastly, my Spanish is horrible but it makes no difference because all the local businesses speak English well. Even though many parts of Mexico can look "run-down" by US standards, the region is safe, fun, with great food and activities. And for those afraid of drinking the water, that is also largely a myth. For decades, I and many friends have eaten at countless places with only an extremely rare issue.

Why Hugh ODonnell chose Las Gaviotas
The development has several "layers". I am at the back of the development which means I get a bit more road noise at the back of the house. However, the houses are much larger and can accommodate up to 10 guests. The unique feature of my place is it overlooks a green area and a tennis court (which is brand new). So the views from my 2nd floor are unobstructed whereas most large homes in the rear look at rooftops from the 2nd floor. The 3rd floor master bedroom also has spectacular views. With the tennis court below, you can always see when it's open. I often pick up games with other guests at Gaviotas and it's a great place to meet people. The pathway to the ocean is right in front of my house so there is easy access.
What makes this House unique
It's my home when I'm not away at work (not just a rental) so I try to keep everything there that I want for my own home. I only have nice quality linens (not the junk at many rentals) and take pride in my place being hospitable and welcoming. I also have things such as the fastest Internet I could buy with a separate dedicated cable linet, a free US Phone with a US number (free calls in North America). It is still Baja so the house may seem rustic by US standards although guests are always more than complimentary. For example, there is no central AC or heat. However, I put space heaters and fans in every room. However, the temperatures are always mild as the place is right on the Ocean and cooled by ocean breezes.

Great house with lots of space to accommodate everyone. Great location. Lots of towels! Comfy beds. There were just a few minor inconveniences like no paper towels, dish soap, trash bags, light bulbs that were out and no propane for the grill. Otherwise a great stay!

We had a great time
Hugh was very kind and considerate. The home was beautiful and was a great home for our family while we were in Mexico. Las Gaviotas is a new favorite spot of ours and we would be glad to stay in this home again.
Good house for families to share with kids but a major ant issue!
Ants, ants, ants! We stayed here in August with another family and all our kids. As soon as we checked in, there was an obvious ant situation. We were told it had been sprayed. But it was beyond a just spray some Raid situation. The ants were everywhere - coming out of the walls, in the entry, stairway, kitchen, bedrooms, even up the wall behind beds. We had to throw out a lot of our food the first day then put all our food in the fridge and a bin we had brought. We were constantly cleaning up and spraying. It was a major inconvenience and gross. We stayed because the other family hadn’t been to Mexico in fifteen years and we wanted to show them a good time. I notified the owner right away about the ant problem and he referred me to the property mgmt. company. He didn’t seem that concerned about it or even apologetic. All they could do is spray with Raid. We should’ve been warned that there was such a severe ant issue before we got there. Will not stay here again!
I waited to respond to this complaint. The ant issue is accurate. It was an infestation due to exceptionally high heat dry weather that drove ants to seek water. I have friends with 5 homes and all had issues in Gaviotas. My property management company manages over 20 properties and they all had issues as well. I am sorry for something that I could not control. However, I do take issue with the statement that I "didn't seem concerned or even apologetic". I can't drive 400 miles from my home to Gaviotas. I couldn't line up another home as all large homes are booked in the busy summer weekends and all were experiencing issues. Lastly, this is Baja and I can't just open the yellow pages and call Orkin.
I have a very good property management company that works to resolve issues. I called them multiple times and told them to spare no expense. My house was professionally sprayed but they also couldn't go inside and blast the interior with insecticide while guests are there. I take great pride in making sure guests are happy. I only use US linens and towels. I even keep a Keurig coffee machine with cups and creamers to guests have that when they arrive. I have had my home there for 13 years and have countless happy return guests. I am sorry that this issue arose during their stay.
Large Gaviotas Home is perfect for a large group
The home was perfectly described in the VRBO description. We had some trouble with the guards allowing four cars to enter for the weekend but that was to be expected. In the end, we were able to work it out with a bit of cheddar. The kitchen was filthy when we entered the home and had to do a thorough cleaning. The entire kitchen was crawling with ants that were coming in from every which corner. This lasted all weekend and made cooking difficult. Overall, we managed and made do with the situation.
I always I appreciate feedback from guests, both positive and negative, and always want them to have nothing but a terrific experience. For years I have had all 5 star reviews so I will check with my on-site property manager to figure out the problem this time with the cleaning and the ants. My property management office is 50 feet from my home and open from 10-4 every day so I encourage guests to walk into their office as they will immediately resolve any issues. Again, thanks for the comments and I will address those issues.

Las Gaviotas is a very private development in Northern Baja. The area consists of many cliff-side restaurants, private beach, pool, jacuzzi, tennis court, shuffleboard, and one of the best surf breaks in Baja. The community is very safe and guest friendly. Puerto Nuevo is 2 miles South and is famous for its lobster dinners. Rosarito is 8 miles North and has everything one would want to find in a town. Ensenada is 40 miles South and it accommodates cruise ships so it is very tourist friendly. I have owned the home for over 10 years. I love the local restaurants, music, buying fresh fish at the local markets, tennis, surfing, and relaxing on the beach, pool, or house patio.
There is also a vibrant wine region nearby. The wines will rarely be found in the US but they are excellent for the price.

For most non-summer weekends, owner will add an additional 3rd night for $100.
