This town estate has been developed in an area known as Dubrovnik’s historic gardens, where fresh fruit and vegetables were grown for the town as early as the 13th century. Some 200 years ago, parallel to the opening of the road below and construction of the Old Hospital – which is today the University of Dubrovnik, Villa Orti gets its present day layout. This is comprised of the master house and garden terraces with several independent units.
Unaltered for the majority of the 20th century, recently Villa Orti was carefully restored, brought back its former glory of a typical 19th-century town residence. Some of the original details in the master house vividly evoke those times gone by: glass double doors facing the main entrance, cast-iron handrails along with the central staircase and floor mosaics. The bedrooms feature ceiling paintings, and you also find the stone and wooden staircases.
The wonderful hillside terraced gardens, which lushly embrace the master house, are typical of Dubrovnik. Given its vicinity to the UNESCO protected Old Town, this area is under close supervision of Croatia’s Ministry of Culture. This highlights why the renovation was undertaken with the utmost care in strong collaboration with numerous restoration experts and the local Department of Conservation.
Still, the present day Villa Orti was designed in a contemporary style, fully air-conditioned and equipped with all top-notch appliances necessary for maximum comfort. It provides guests with a subtle historical dimension skilfully fitted to modern travellers’ expectations.
Villa Orti sits between two streets, both ultimately leading to the Old Town. Enjoy the calm and serene promenade on the upper street, historically called Via negli Orti (Garden Street). Passing among historic estates and current residences, the walk resonates a true spirit of living in Dubrovnik.
The frequented road below Villa Orti is the main connection between the Old Town and other parts of the city. Approaching from this side, the spacious garage with 4 parking spots makes Villa Orti convenient for all those with their own transport while in Dubrovnik, resolving the ongoing problem of insufficient parking. From the garage, take the elevator to the conference room two levels up or enter through the main gate.
Passing the main gate, five green terraces open up on each side of the central stone staircase leading up to the master house. This is a mesmerizing view: stone-lined greens of typical Mediterranean sorts such as citruses, loquat, pomegranate, and lavender. View the herb gardens and amenities like the private pool, lounge deck, bocce field, and conference room.
The level above the garage holds two independent accommodation units - one suite and one bedroom with a bath. Both share a large stone terrace overlooking the historic University of Dubrovnik. Allowing for extra privacy, this area is simply ideal for support staff or members of the group looking to have some time alone.
Ascending to the master house level, the promenade in front of the house is shaded by vines and a lush bougainvillea tree. This positively adds a touch of liveliness to the otherwise serene atmosphere. The promenade runs between the sauna on its right end and another independent suite on the left end, featuring shade, seclusion and an intimate atmosphere.
Below the suite, take advantage of a fully equipped professional kitchen and open grill area providing catering for smaller events at Villa Orti or perhaps something more elaborate, such as a la carte private dining events.
To the left of the main house, the historic cistern, carved in live rock, was redesigned as a minimalist interior space. With a simple table, this area provides the ultimate cool-down spot, perfect during those hot Dubrovnik summers. Moments spent here, whether just chatting or tasting wines, will certainly remain unique memories.
Several smaller terraces surround the house on the upper side, featuring lounge chairs and tables. Absorb so many relaxing moments on the backdrop of meditative vistas of Villa’s gardens, elegant cypresses with the Adriatic in the distance.
The master house represents a classic town residence from the 19th century, comprising of three floors and 4 double bedrooms. Restored with the utmost respect for its past, the interior retains not only certain original details, but also the historic spatial disposition typical of Dubrovnik homes. The décor remains simple, occasionally even minimalist, leaving it up to each guest to add personal touches, making it feel even more like home.
Entering from the front promenade, immediately under the bougainvillea shade, the ground floor level is an open area hosting common spaces. To the left, a custom designed and fully equipped home kitchen is highlighted by the central, large dining table. To the right, the living room with a fireplace and TV contrasts blue shades of its Norwegian style furniture with a neat, bright white backdrop.
The high ceilings, clean-line design and the open space concept of the entire floor form a relaxed, familial atmosphere, superb for an afternoon siesta, or a coffee and chat anytime.
Pass the historic, double doors, the central stone staircase with decorated ceilings takes you up to the first floor level. The central area of this floor is a common hallway – almost like a petite salon - with four doors, leading to two bedrooms and their adjacent bathrooms.
The bedrooms have a mirror layout, and both feature beautifully restored 19th century ceiling paintings with floral motifs and lush views of the Villa’s gardens. Their incredibly spacious bathrooms with double lavatories, one with a bath, and the other with a walk-in shower, sport a minimalist style and a white theme. With everything unnecessary excluded, these rooms resonate a relaxed atmosphere.
Leading up to the second floor, the historic wooden staircase diverts half-way. This exits onto a small bridge leading to the terraces above the master house - much like a secret private entrance from the upper side of the Villa.
The second floor layout is very similar to the first, with a central, wood-lined reading area, and two double bedrooms on each side, both with a walk-in shower bathroom. Many agree the roof-sloped ceilings and exposed wooden beams shape a touch of romance to this floor.
While the room facing the west overlooks the gardens, the room facing the east enjoys mesmerizing panoramas of Dubrovnik’s Old Town.

Wow! This place is absolutely stunning!

This villa is a dream place to stay in a dream destination! I holidayed here with my family and friends and we tried to take as much advantage of all of the facilities as possible, from the pool to the sauna, and the ‘cave’ to the amazing BBQ. You’ll get fit walking the stairs but the views of the city, it’s location, the privacy and separate bathrooms of each room will make it more than worth the while!

Perfect for our Family Reunion

We held our family reunion at this villa, and it was the best decision we ever made. This property was all about the space... Everyone was able to stay the length of the trip under one roof without wanting to kill each other by the end of it! The staff at the villa along with the amazing views didn't hurt either. Loved our time in Dubrovnik!

We absolutely loved our time in Hamdy's villa. From the time we arrived, we were welcomed by Hamdy and his staff - they gave us top restaurant recommendations and excursion tips. We got to visit different places in Dubrovnik, although we found it was hard to pull ourselves away from the pool and incredible view. All in all, would definitely recommend Hamdy and this place to all travelers!

Hello, I’m Ann Myriam, born in Belgium and living in Croatia since 1997. Even before I met my Croatian husband, I fell in love with Dubrovnik and its incredible history. I studied Croatian literature and culture and obtained a master-after-master in business communication - somehow it all led me here, doing what I love with people I admire, sharing my passion with guests from all over the world.
It was Peter, my husband, who brought me back to the idyllic islands of the Dubrovnik Republic, and my father who shared my dream of renovating the summer manor of an aristocratic family on Šipan. It took us years to restore it, but thanks to Peter’s patience and perseverance, not one, but three authentic, historic properties came back to life.
At first, we even considered selling them — but who could abandon what they’ve cared for so deeply? Instead, we decided to share the beauty and uniqueness of these typical properties with visitors from abroad. Opening our homes and gardens to guests and offering hospitality with heart became our way of participating in the reconstruction of Croatia after the Homeland War — and we’ve never regretted it.
We have been blessed to welcome so many wonderful guests to our villas, to introduce them to our history and traditions, organise their stay, and show them around. The villas are our love story, and it brings us joy when guests take that story home with them, satisfied with their Croatian experience. Let’s say the neighbourhood chose us. I have always been fascinated by the incredible history and achievements of the Republic of Dubrovnik. Its Old City, and the culture within its walls and at sea, have inspired me since my student years. The stunning nature and magical archipelago impress me anew in every season.
The beauty of Dubrovnik and the tranquillity of the Elaphite Islands, and especially the peacefulness of Šipan, combined with their rich history, always put me in a grateful mood. Life feels deeper when it slows down in the little harbours along the coast or breathes in the bloom of our estate’s garden plants.
Here, I get the best of both worlds: the hustle and bustle of a cultural city, and the endless horizon of a verdant island.
I feel free and happy when I can stroll along the small streets of the Old City, wander the hills and plain of Šipan, attend a good festival, and pick Mediterranean fruits and herbs in nature. I love the laughter of playful children and the gentle hum of butterflies in the stillness of our Renaissance garden.
Each of our properties has something special. What makes them unique is their authenticity — original, thoughtful, and deeply connected to the region’s past. They are genuine testimonies of Dubrovnik’s heritage, and each one lets our guests feel a little closer to it.
