Oaktree cottage is a 200-year-old traditional brick & flint Norfolk cottage, sleeping 4 guests in 2 bedrooms. Located on the edge of the village, overlooking fields, it is the ideal base for exploring the coast, countryside, towns and villages of Norfolk. The Norfolk Broads and Norwich are also both within easy reach. Briston has 2 good pubs, the nearest also serves great food. It also has some excellent shops including independent bakers and butchers. The cottage is a wonderful blend of old and new, featuring massive oak beams and wood-burning stove, yet has central heating throughout (inclusive in rates), a dishwasher, washer-dryer, and full-size freezer. All beds have high-quality mattresses to ensure a good night's sleep, and Egyptian cotton bedding and towels are included in the rates. The cottage also has a telephone, and Wi-Fi Internet access, so you can stay in touch whilst away. Off-street parking, cycle storage, and a summer-house in the small enclosed garden.

The cottage is excellently furnished and equipped with great off road parking. Walking distance of local shops and very nice pub. Central for all north Norfolk attractions. Highly recommend.
Beautiful location, quiet little village. Excellent restaurant just round the corner. It could maybe do with a bit of tlc, with a lick of paint here and there. The bedding although was clean didn’t smell fresh, nor did the towels, and you could replace the toaster as it’s seen better days. Everything else was great, loved the shower, so easy to use. The lounge is so cosy and comfortable.

We're always happy to resolve any issue during your stay if you let us know at the time, our cleaner only lives round the corner from the cottage.
Everything you could possibly need was provided. The cottage provided us with a base to explore the North Norfolk coast. We had a great visit to Felbrigg Hall and Gardens, a trip oh the Holt to Sheringham steam railway and a trip to RSPB Titchwell Marsh. Blakeney was our favourite coastal town. We also visited Sheringham and Wells next the Sea. Holt just a few miles North of the cottage is also well worth a visit
The cottage is in a great location for exploring Norfolk. Such a peaceful area.
Communication, directions and info from the owner was brilliant.
Would definitely stay again.
We had a great time at Oak Cottage. Everything was as described with the exception of the low ceilings, it didn’t bother me but my husband is 6’2” and he kept hitting his head on the ceiling. We thought the garden would be a bit bigger but plenty of outside space to sit out. The cottage had everything that we needed and during these times of Covid-19 we felt that the cleanliness and procedures our hosts used were more than satisfactory. This is a lovely cottage for a family holiday.

The comfort of sofas is a very subjective thing, and what many find cosy and comfortable, others unfortunately don't.
We've checked the sofas since your stay and found them to be in fine fettle...
It it helps anyone, we have Ikea's well regarded Ektorp sofas.
A comfortable home. Good bed! We had a wonderful week here. In the cottage there was a lot of information available what to do in the area. And not insignificant from very recent date! We have appreciated that very much as well as the welcome package. Thanks
Lovely clean well appointed cottage, very well equipped everything had been thought of to make your stay a pleasant one. I would have given five stars but felt the garden was lacking a bit of TLC which would have made the outside seating a lot more pleasant.

We aim to provide something in the garden for all seasons, from Snowdrops in Feb through to the red cornus in the autumn/winterm. But you are right, by late June the spring plants (lupins, foxgloves, lillies) are fading, and the summer plants (echinacea, Rudbeckia, coreopsis, buddleja etc) haven't really much to show. We'll have to address that!

Holiday in North Norfolk
The property was clean, tidy, secure with off road parking provided. The directions provided by the owner were clear and accurate, as were the instructions regarding the keys to the property. The beds were comfortable, with a large lounge to relax in. The folder provided gave comprehensive information about the property and how to operate the TV etc. The property was ideally located for our visits to National trust and English Heritage properties and Norwich via the airport P & R. A enjoyable holiday, would cetainly recommend the cottage. Thanks for the bottle of wine.

Beautiful masonry and flint traditional cottage conveniently located for day trips to Cromer, Sheringham and the rest of the North Norfolk Coast.

Wonderful cottage, great base to explore North Norfolk
A lovely cottage perfectly equipped., we totally fell in love with it, A great base for exploring - we went to Holt, Wells next the sea, Burnham Market, Swaffham and Hunstanton. A great place for lunch was The Blue Bell, Langham. Also lovely walks from Briston.

Sehr gutes, voll ausgestattetes Haus, gemütlich, ruhig.
Das Haus hatte alles was man im Urlaub benötigt (Waschmaschine mit Trockner, Geschirrspülmaschine, Tiefkühler etc.), war sehr ruhig gelegen. Im Ort kleiner COOP-Laden, der Pub war leider geschlossen (Renovierung). Nächster grösserer Ort mit großem Supermarkt 7 Meilen (Fakenham). Zum Meer 10 Meilen (Cromer). Viele Sehenswürdigkeiten und schöne Badeorte in der Nähe. Voll empfehlenswert!

Cosy Cottage
We were delighted when we finally arrived here after getting a little lost. Everything we could have needed we had, a clean well equipped cottage with good facilities. A welcome bottle of wine was much appreciated....
A short walk to a couple of village shops which were great and supplied a fantastic choice of goodies....
Many wonderful beaches a short car drive away and the small pretty town of Holt provides tea shops and antiques galore. There was a good information guide in the cottage for all the nearby attractions. Books and games provided too, so no need to pack any...
Lovely little patio for your morning coffee with garden furniture in the summerhouse. All in all a wonderful little Norfolk nook.....will hopefully return one day...

Well equipped cottage
Lovely cottage on the edge of the village. Very homely and comfy. Kitchen/dining room a bit small for four adults but we managed for a week. Cottage not far from the coast and many other actvities locally. Sadly pub just around the corner has shut.

It's re-opening 'soon' according to the new owner, but we don't have any firm dates. The second pub in the village is also still open.

Lovely situation for a holiday
Oak Tree Cottage is in a small village location within walking distance of a pub, Co-Op, butchers and bakers. The village of Briston is only about a 25 minute drive from the coast and other attractions, so is very well situated. The house itself is cosy and mainly well decorated. The kitchen is well equipped although the beams do not allow anyone 6ft or over to not hit their heads! Door frames are also quite short. The bedrooms are nicely decorated and the beds comfortable. The bathroom is very dated and could do with re-decorating. On the whole, it is a lovely cottage and made for a very comfortable stay. We found the WIFI was very patchy with virtually no upload speed at all (we managed to do a broadband speed checker). It would be very helpful if Homeaway could publish broadband speeds when they say a property has Wifi, especially for people who have to work/study whilst on holiday. On the whole a lovely stay.

Thank you for taking the time to post your review, and we're glad to hear that you had a great holiday despite the unseasonable weather!
Just to respond to some specifics, which will hopefully be useful to future guests:
-As an older cottage, there are as you say, some low beams. The lowest, in the kitchen is at 6ft 1 inch, and the central beam in the lounge is just a few inches higher.
-We acknowledge that the bathroom suite is a little dated in style; however we do keep it in good decorative order. It's also next in the list for updating!
-The broadband speed is typically around 5Mb/s download, and just under 1Mb/s upload, which is fine for streaming high-definition video (iPlayer etc). Not 'superfast' but actually pretty good for a rural location - and good enough for me to 'home work' with audio and video conferencing on occasion.
-Glad you found the beds comfy - we get a lot of comments about that. In fact several of our past guests have gone on to buy the same mattress for their own homes!

A fabulous, well equipped cottage in a great location.
We spent a wonderful few days visiting this beautiful region. The cottage is in a fantastic location, allowing easy reach of several seaside towns such as Wells and Cromer.
The cottage itself is well equipped and very cosy. Our children had a great time playing hide and seek! The welcome gift is a lovely touch. We'd love to return!

Dave was born in Norfolk, and grew up in High Kelling near Holt. After University, work meant moving to London (a bit of a culture shock for a Norfolk lad!), and now Surrey. But he still has a love for Norfolk, for the peace and quiet, the space to relax, and of course being by the sea. A love of scuba-diving (and yes, people do dive off the Norfolk Coast!), and relatives living locally, mean that he's often back in the area. Oaktree Cottage was a way to get a permanent foot on home soil, and is now a welcome escape from the hustle & bustle of daily life, as well as a home-from-home to our guests. We hope you'll find the cottage homely and cosy!
Why they chose this property
I grew up in a small village a couple of miles from Holt, so know the area pretty well. When we were looking for a holiday home we had a clear idea of where we wanted to be.
Not right on the coast. While it’s not a weekly occurrence, we do sometimes get sea fogs or drizzle even in high summer, so it can be cool & damp on the coast, yet T-shirt and shorts weather a few miles inland.
The larger towns can get quite busy in high summer, and many smaller villages don’t have a pub or restaurant, some not even a village store.
We think Briston has the balance just right. The coast is just 20 minutes away, the market towns are 10 minutes away, yet we have 2 pubs, great village shops, and being on the edge of the village, a rural feel.
What makes this property unique
We looked long and hard to find the perfect cottage. It had to have the appeal of a traditional cottage, but without an impossibly steep staircase (if you've stayed somewhere with a 'Norfolk Winder' you'll know what I mean) or impractical room layouts.
We saw many with one bedroom accessed through another, or the bathroom off a bedroom. Some even had rooms opening side-on to the stairs (well my Auntie's house in Briston is the same, but it's a bit of a liability if renting it out!).
Oaktree cottage has that balance just right. The heart of the house dates to before 1820 (may be 17th c.), but the extension has allowed for a sensible layout.
And, of course, the location is everything. Peaceful, but not too far from anywhere. A good pub round the corner serving food was a bonus.
