Groam cottage is an 18th century cottage recently renovated to modern standards. The cottage is located in the heart of Rosemarkie village and only a few minutes walk from the beach. A local grocery store, gift shops and Plough Inn are just around the corner. For golf enthusiasts the cottage is located about 5 minutes drive or 20 minutes walk from the historic Fortrose & Rosemarkie Golf course. Many other outdoor pursuits are available locally; Dolphin spotting, sailing, fishing, shooting and hill walking to name a few. Groam cottage with wood burning stove, underfloor heating and on demand hot water offers a cosy base from where you can explore the wider highlands.
The cottage is located just off Rosemarkie High Street in a private gated plot with parking for one car. Additional parking is available immediately next to the property if required. The house comes with broadband unlimited free wifi. There is a small private garden and patio area with BBQ.
Note that the cottage is not suitable for guests with mobility issues. The stairs are quite steep and bathroom is located on ground floor.

Groam cottage is ideal for a small family on holiday to enjoy a classic seaside The little museum next door is an amazing starting point for following the Highland Pictish trail.
Great house with everything you could need.
All amenities within easy reach and so close to the beach.
We had a really lovely family holiday with really good weather too.
The experience was great from start to finish. All communication with Rob was excellent. The cottage was spotlessly clean when we arrived. It had all mod cons and is in a fantastic position tucked away in the beautiful Rosemarkie.
The cottage is lovely, clean, and tidy. It's got a handy drive-in with a gate. The kitchen is well equipped, the shower room is very good and the bedrooms are very comfortable.
The beach is a 5 minute walk, with a great cafe 'Crofters' providing excellent food. Opposite the cottage is a small grocery store with further stores in the nearby villages
What a wonderful place to spend our vacation! Rob was extremely helpful and I can’t say enough about what a great host he was/is. This location is perfect and is right in the middle of everything. You can walk to the beach, restaurants & pubs. It’s a beautiful cottage and I highly recommend it. Thank you Rob for sharing your home, we were so grateful to you and if we ever return we will definitely stay here again!

Gute Küchenutensilien vorhanden (Messerset, das Schneiden kann, ausreichend Töpfe und Pfannen, Weingläser, Flaschenöffner etc.).
Küche geräumig und Gasherd mit 4 Feldern, viel Stauraum in den stabilen Schränken, die auch befüllt sind mit Geschirr etc.
Wohnzimmer extra mit Kamin

Dusche im Bad ist schön groß und gut nutzbar (Armaturen in Takt, Glaskabine), Bad groß genug, Abwasser-Ablauf manchmal etwas langsam

Haus nicht geeignet für Menschen, die nicht gut Treppen laufen können, da alle Schlafzimmer im OG sind

Superb location for Black Isle and Inverness attractions
Ideal location for seeing the highlights of the area. Something to do whatever the weather - beaches, museums, nice pubs, biking trails, walking trails, waterfalls, the city nearby.
The Owner was very accommodating, helpful and friendly. The Property had easy parking and was ideally situated for both the beach, walks and shops, as well as being walking distance from Chanonry Point and the chance of seeing the Dolphins - which we did!

What an amazing place! Couldn’t fault it at all, and couldn’t have gotten a better location. Rob is a superb host. Plough Inn is great for a wee drink with the locals and the Crofters Bistro is great for a meal. Thanks Rob and hope to be back very soon.
This was our second visit to Groam Cottage and we weren’t disappointed. Lovely spacious, well equipped cottage just a stones throw away from the beach and plenty of beautiful places to visit and walks for every level of fitness. Scotland is such stunning place to visit.
Groam Cottage is a lovely cosy, warm cottage minutes from the beach in a quiet village. The cottage is within walking or cycling distance of Chanonry Point where dolphins can be watched at close quarters. A bonus as you can visit multiple times without any hassle, as they don't quite show every day. Beautiful walks to the Fairy Glen waterfalls and to caves along the beach from the door as well. Great cafe/ restaurants in Rosemarkie.
The cottage was very clean and had great communication with Rob.
A great place to stay, we loved being so close to the beach and seeing the dolphins was a joy. Rosemarkie is a really pretty village and the beach is stunning.
A lovely stay helped by glorious weather. Saw the dolphins, some went in the sea and we tried to find the caves.
Only negatives were steep stairs in cottage and loud seagulls, neither of which can be helped I would imagine. Otherwise perfect for all three generations of our family.
Had a lovely stay in Groam Cottage despite a couple of wet days. Cromarty, Groam House Museum and the Church in Nigg village are all 'must sees'. But, for us at least, seeing the dolphins at Chanonry Point only metres from the shore was a unique experience and definitely one of the highlights!! About an hour after low tide seems to be the best time.
Location suited us. Very clean. Rob communicated well.
Only thing it lacked was washing line to dry wetsuits on. Otherwise, everything we needed.

Easy process and good communication with owner. Great location. For us the spiral stairs and the downstairs bathroom weren’t great. The door to t bathroom is low if you are 5’6” or over watch your head. Loved the kitchen/diner and the table

This is a beautiful cottage, set in a lovely little village. An ideal place to get away from it all. Everything you could possible need is provided, it's a real home from home.

The lounge is lovely and cosy, we stayed in October and although we were fortunate to have lovely sunny days the evenings we're cold and we could light the log burner and spend cosy nights in.
Communication with Rob is easy and he ensured we had everything we could possibly need.
I would highly recommend this place if you want to stay somewhere quiet on the black isle.
