VILLA OLEANDER is an elegant air-conditioned, luxury retreat in stunning Mougins, offering three beautifully appointed bedrooms - each with its own en-suite bathroom - and comfortably sleeping up to six guests. Two bedrooms sit peacefully on the upper floor, with the third conveniently located on the ground level.
At the centre of the villa is a bright, open-plan living space where the kitchen, dining area and lounge flow seamlessly together, creating the perfect setting for relaxed family gatherings or memorable moments with friends.
Step outside and you’ll find yourself immersed in a mature, south-facing Mediterranean garden. Take in the sweeping, postcard-worthy views of Mougins’ Old Village, the Bay of Cannes and the Esterel Mountains. It’s a truly magical backdrop—especially at sunset - and the village is just a scenic 15–20 minute walk away.
The beautifully terraced grounds offer complete privacy with high hedges and include a heated private pool, a pool house, table tennis and a full-size boules court. We also have a well-equipped games room for entertainment at any hour.
For your convenience and peace of mind, the villa provides private parking for three cars behind remote-controlled electric gates.

Our villa is located in the picture-postcard village of Mougins, an enchanting 11th-century hilltop settlement celebrated across the French Riviera for its outstanding restaurants, art galleries and renowned golf courses.
Despite its tranquil village atmosphere, Mougins enjoys excellent road links and is just 20 minutes from Nice Airport. Cannes and the Mediterranean coastline are only 6 km away, yet the setting feels distinctly Provençal — a peaceful retreat adjacent to the 427-hectare Parc de la Valmasque and Lake Fontemerle, offering woodland walks, cycling routes and shaded picnic spots.
Perfectly positioned in the heart of the Côte d’Azur, Mougins offers effortless access to iconic destinations including Cannes, Antibes, Nice, Monaco and St-Tropez, as well as some of the region’s most charming villages such as Valbonne, Grasse, Biot and Saint-Paul-de-Vence. The location also lends itself beautifully to memorable day trips to Menton and the Italian border, Aix-en-Provence, the dramatic Gorges du Verdon, and the lesser-known, unspoilt villages of the Northern Var and the Gorges du Loup.
Perched at an elevation of 260 metres, Mougins is immaculately maintained, with winding pedestrian streets lined with art galleries and boutiques. The village has long attracted artists, writers and creatives - Pablo Picasso spent the final 12 years of his life here, and his former studio now houses the tourist office.
