Escape to Neskape, a luxury coastal haven on Oregon's stunning coastline. Set atop a private ridge in Neskowin's exclusive South Beach, this 5,600 square foot home offers 7 bedrooms, 7 baths, and spectacular ocean views for 14 guests + 3 children age 12 and under. Enjoy gourmet kitchen amenities, expansive dining, multiple living areas, and outdoor relaxation with a hot tub, fire pit, and BBQ. Ideal for families or groups, this home built in 2020 is a three-story retreat inviting guests to unwind in a setting that combines comfort, sophistication, and endless views.

Neskape is currently for sale and 2026 dates are not yet available for reservations. We are welcoming guests through the end of 2025 and have dates available as shown on our calendar. MAXIMUM OCCUPANCY = 17 GUESTS
Tillamook County Vacation Rental Regulations allow a maximum occupancy of 14 guests + 3 additional children ages 0-12 for a total of 17 guests. This is a county regulation and Neskape is unable to make exceptions. Neskape welcomes guests within these guidelines. If you reserve and have more than the allowed guests, then your reservation may be canceled in accordance with our cancellation policy.

UPPER LEVEL – WHERE MOMENTS BECOME MEMORIES
Living Room #1: Warm, inviting, and complete with a cozy gas fireplace, this main living area is perfect for relaxed gatherings or enjoying a book with ocean views.
Gourmet Kitchen: Equipped with top-tier appliances, a spacious island with seating for 5, and everything you need to create culinary delights.
Dining Area: Grand dining table seating 14, ideally positioned for enjoying meals with loved ones while taking in sweeping ocean views.
Pearl Bedroom 1 (Primary Suite): A true sanctuary, featuring a king bed, deck access, expansive ocean views, and an ensuite bath with a soaking tub.
Shell Bedroom 2: King bed with forest views, plus an en suite bathroom accessible from the living area.
Tide Bedroom 3: Ideal for families or groups, this room features 2 queen beds and 2 twin bunks, a full en suite bath with a walk-in shower, and charming forest views with a peekaboo ocean view from the top bunks.
Additional Spaces: A large pantry, and a convenient hallway laundry closet.

MIDDLE LEVEL – RESTFUL RETREATS AND MORE
Living Room #2: A secondary gathering space, perfect for quiet evenings or movie nights.
Wave Bedroom 4 (Mini Primary Suite): King bed with ocean views, a relaxing hanging chair, and an en suite bathroom – a cozy retreat within the home.
Rock Bedroom 5: Featuring a king bed with ocean views and an en suite bathroom.
Sun Bedroom 6: King bed with serene forest views, ideal for those who appreciate nature’s tranquility.
Additional Features: Hallway full bath with tub/shower combo, a full size sofa sleeper for additional guests, a laundry room, and a mini bar for pre-dinner drinks or morning coffee.
Main Entry: Front door, garage access including main laundry room.

LOWER LEVEL – FUN AND RELAXATION
Living Room #3: An entertainment hub complete with pool table, shuffleboard, and seating for laid-back evenings.
Pebble Bedroom 7: King bed with partial ocean views for a peaceful retreat after a day’s adventure.
Additional Amenities: A full bath, steam shower, sauna, and an extra bar area with full-sized fridge make this level perfect for relaxation and enjoyment.

THOUGHTFUL TOUCHES AND MODERN CONVENIENCES
Neskape spans over 5,600 square feet, offering ample space for up to 14 guests and 3 children age 12 and under. You’ll find everything needed for a comfortable and luxurious stay, from organic mattresses and premium linens to smart TVs in every room, a Sonos sound system throughout, and plenty of cozy seating. The home provides a high chair, crib, board games, and books, creating a family-friendly environment that accommodates all ages.

OUTDOOR OASIS AND UNFORGETTABLE VIEWS
Step outside to soak up the coastal ambiance. The outdoor hot tub seats up to 10 and is the perfect spot to unwind while gazing at the ocean. Enjoy two covered decks with comfortable seating, gather around the outdoor fire pit, or dine al fresco at the large patio table. Beach chairs are provided, so you can pack light for your 10–15 minute stroll to the sandy shores below, or set off on a nearby forest walk.

HOUSE RULES AND IMPORTANT INFORMATION
Neskape is located in a peaceful, private community. To ensure a pleasant experience for all guests and neighbors, and to comply with Tillamook County vacation rental regulations, please review the following rules:
- No Weddings , No Events, No Parties: The home is designed as a peaceful retreat for relaxation.
- Maximum Occupancy: 14 guests plus 3 children aged 12 and under.
- Quiet Hours: 9 pm to 9 am.
Booking Requirements:
- Reservation Agreement: A signed reservation agreement is required within 24 hours of booking.
- Security & Damage Deposit: A valid credit card is needed for a security and damage deposit held two days before check-in.
-Primary Guest age 25+
-Hot Tub for guests age 6+ (adult supervision required)
-Sauna for guests age 6+ (adult supervision required)

LODGING TAX
Please note that in May 2025 there is a ballot measure to increase the Transient Lodging Tax in Tillamook County from 10% to 12% and 14%.
The new TLT rate could be 12% effective Sept 1, 2025 & 14% effective July 1, 2026.
If this ballot measure is approved, then an additional tax will be due with the final payment for reservations after the effective date.
This additional charge is out of our control & we are responsible for collecting and remitting. Thank you for helping us support our local county.

Construction Notice: Please note there may be ongoing construction in the neighborhood, with potential noise during daytime hours. While we cannot control or predict this, we strive to provide a peaceful and enjoyable stay for our guests.
