Studio Cottage is a truly unique property that offers guests a charming country getaway. The cottage was built by artist Ray Crooke as his studio in the 1970s. The sandstone he used was originally hand quarried by convicts and was reclaimed from the old Kerrigans Inn. The cottage has a wonderful cozy feel to it and is a wonderful retreat to come home to after a day exploring the Southern Highlands.

- Strictly no parties at this property – please. You will be evicted if this rule is broken.
Where will I be?
Studio Cottage is located within the Little Forest complex, a collection of 7 cottages spread across 42 acres of grounds. Your cottage will have its own private spaces, but please be aware that other guests may be around as well. There are two other cottages as well as the Angas Carriage in immediate proximity to your cottage so please do expect to occasionally see your neighbours. Communal spaces include the lawns, gardens, driveway and trails, but you will have plenty of privacy as well. The Little Forest complex has a bush setting and is circled on one side by the Sydney - Melbourne railway line. As a result, trains are audible at times, and for any kids, part of the fun! Little Forest also has various trails throughout its 42 acres, but please keep children supervised at all times due to wildlife, unfenced dams and trains.

Studio Cottage is a charming and unique base from which to explore the Southern Highlands. There are few properties that will give you the same feeling of place as Studio Cottage does.
How is the property laid out?
Studio Cottage is reached down a tree-lined country drive way. You approach the house through beautiful gardens and enter into a charming country kitchen and dining area. The kitchen is equipped with an oven, cooktop, microwave, dishwasher and a coffee machine that is compatible with Nespresso pods. Just off the dining area is a living room with fireplace, comfortable lounges and television. Also leading off from the kitchen is the master bedroom with queen bed and ensuite. Upstairs is the second bedroom with a queen bed. Both bedrooms share the master bedroom ensuite.
Wi-Fi, Internet, Netflix or Pay TV will I have it?
Complimentary Wi-Fi is available and a password will be provided in your pre-arrival email. Please note that neither The Holidays Collection nor the owner can guarantee 100% that Wi-Fi will work, and no compensation will be payable if problematic. If Wi-Fi is important, please therefore always have a backup plan.
What about outdoors?
Studio Cottage is surrounded by lawns and gardens that are open for guests to use. The house is part of a larger 40 acre property which includes bush trails for guests to explore. Please be aware that there is an unfenced dam on the property so children must be supervised at all times.
Please note that the tap water in the community BBQ area is not drinkable. This water comes from the dam and is not treated, please do not drink it under any circumstances. The water in Studio Cottage is safe to drink.
Keeping warm or keeping cool?
Studio Cottage has a slow combustion fireplace and reverse cycle air conditioning in the lounge. There is a pedestal fan upstairs and a ceiling fan in the downstairs bedroom.
What about sheets, towels and other supplies?
High quality sheets and towels are provided at Studio Cottage.
Toilet paper, kitchen soaps, guest soaps and some other supplies are also provided, but please be prepared to top up during your stay as needed. Regarding food, condiments and the like, please plan to bring everything you need. For safety and hygiene reasons, our houses generally do not supply food items.
Parking for cars, boats etc?
There are two off street parking, open air parking spaces beside this property.
Is my dog or cat also welcome to stay?
Pets are welcome at Studio Cottage! Please note the following:
- please inform us of your intention to bring a pet at the time of booking.
- do not allow your dog to sit on the furniture or beds
- bring your own dog bedding please
- please clean up after your dog
- any damages or excess cleaning will result in extra charges
What are the minimum stay rules?
- Summer Season: Between 2 and 7 nights, depending on the property
- Easter: 4 nights
- Long Weekends: 3 nights
- All other times: 2 nights
Are there any special Summer Season rules?
Please note that during Summer Season, our properties may have designated changeover days so as to make the cleaning rosters manageable. We also do not schedule arrivals on the Christmas, Boxing, and New Years Day public holidays.
