Your Own Personal Tiki-Hut Paradise On John's Pond RPAM033

A waterfront paradise awaits you and your guests at THE premier John's Pond vacation rental. Featuring a private white sand beach with a large dock, Tiki Hut with cable TV and plenty of waterfront seating this home offers you so many opportunities to swim, boat and relax! Enjoy the best that waterfront living has to offer.
Spread over three finished levels, this 5 bedroom (plus bonus sleeping loft) home is perfectly suited for larger groups. It can sleep up to 15 if needed. A large top floor lofted bunk room has five single beds, a half bathroom and is accessed by a spiral staircase from the living room. The main floor of the home has the kitchen/dining/living areas, a primary bedroom with a queen bed and ensuite bath and another bedroom with a king bed. There is also another full bathroom on the main floor. The walkout lower level of the home has a secondary kitchen, three more bedrooms (all with queen beds), a full bathroom and an amazing rec room with a billiards table! The home has a wall mounted AC unit in the upper level bunk room, a wall mounted AC unit in the main floor living room and a wall mounted AC unit in the lower level rec room. The 2 bedrooms on the main floor have window units ACs.
Spend the day in the water, rinse off in the outdoor shower, cook dinner on the grill and watch the light fade over the water! You and your guest will find very little reason to leave your private resort. Mashpee Commons is 2 miles away with tons of dining and shopping options. If you want to try a salt water beach, South Cape Beach is 7.7 miles away.
7 night minimum, Sat. to Sat. bookings. All linens and towels are provided for you. No pets, please. Subject to applicable taxes and fees. All Robert Paul Vacation Rental bookings include a non-refundable $250 fee that includes administrative fee and damage waiver assurance for self-reported incidental damage up to $1,000.00. Upon receipt of a booking request, an agent will reach out to discuss additional security protection which may be required at this property.

Mini Resort

This was a catalyst location for families to meet and really be together in the moment. Whether you want to read a book, swim in the lake, go shopping on main st or the common, cook up something great in the awesome kitchen, hit the beach, or go to the vineyard, this is the place. As a family we all want to go back again. We have been to many Towns and cottages on the cape for literally decades, this is by far our favorite stay.

Amazing week at John's Pond!

Rating Details: The property manager was more than helpful. The vacation rental was spotless. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: This was one of the best rentals we have experienced! The house (I should say "home") was beautifully decorated, had everything (TP, Cleaning Supplies, Spices, Alexa, Towels, sheets, etc.) and I mean everything you could need! The beach area was terrific, water was very clean and we floated our days away. Plenty of parking too! Owner was great!

Overall, I do not recommend this vacation rental. Reviewer Comments: The rental process was very easy and smooth. The agent was friendly and responsive. We usually rent a different house on John’s Pond each year, but it was unavailable this year, so we booked this home instead. The house was double the rental rate of the other house we usually rent, but looked amazing on-line so we splurged. The views are amazing from this property. The outside area was great as well. Plenty of seats, sand, a tiki bar with TV and dock. The landscaping gave extra privacy from the neighbors. Inside the house there was plenty of bedrooms, seating and space to spread out. The kitchen was fully stocked. There were a few negatives during our stay. First, when we walked in there was an overwhelming smell of perfume throughout the house. It was so strong and not my favorite scent. We realized it was from the air fresheners put throughout the house. They were everywhere, some where plug-ins that were very powerful. We just unplugged them for our stay and it was better the next day, however, the lower level with three of the bedrooms had a strong musty smell. In addition, the sheets and mattress protector in one bedroom downstairs had stains on them, so we had to wash them first. Overall the location, views, outside area, main level and loft area were great, but the downstairs level could use updating if you are charging that high of a rental rate.

Amazing for all ages

We loved this property. The house is beautiful and spacious. The views of the lake are way better than the pictures. The house and beach are well stocked with everything you need. The little kids had fun splashing and digging in the sand and the older ones enjoyed all the fun water toys! The neighbor even invited us to use the water trampoline; which he brought out daily. The adults loved the shade of the tiki bar and the convince of the mini fridge. The property comfortably slept our large group and everyone had a great time. Thanks for a wonderful vacation.

Great Family Vacation House

There were 8 adults and 8 children ranging in age from 2 weeks old to 7 years old. The kids had a blast jumping off the dock into the water and playing in the sand making sand castles. The adults enjoyed the house and water along with the many games to play at night when the kids went to bed. The house was large and clean and the location to Mashpee and Falmouth are great.
