Fantastic location. Rosedale beaches are lovely and not busy. The house has lovely wooden floors in the main areas, large couch, massive TV in the living room, where we connected to our own Netflix, and the place has good Wifi, which was great. The beds are OK, the main bedroom mattress is probably the best, but the rest are not very comfortable and I think quite old. The mattresses in the bunk room are definitely old and uncomfortable and smell quite dusty/musty. There is a good fridge, microwave and oven, so that was good and the BBQ is a newer Weber which was also great. The dining table and rug needs updating or cleaning as it was so old. I don't really care about old, but it also had an unpleasant/unclean smell. We never ate at the inside table, only outside because of this reason. One other main issue, was that when we came back to have a shower after the beach, the hot water ran out after two showers sometimes. We contacted the property manager, and it took two days for them to respond. I called twice and sent a message. They were travelling overseas and hard to reach, which was very poor. We found out that the hot water was set to off peak, and hadn't been told. Very disappointing when it's over $550 a night. Overall, we had a good stay with our friends and the house could be great, with a few small improvements.
