This large, beautifully appointed Vermont home in Warren, now with brand new hot tub, sits opposite Sugarbush resort providing breathtaking views of the mountains from almost every room. Six sleeping areas include two master suites with king beds and en suite bathrooms. Fully equipped cook’s kitchen. Gigabit internet and at least three separate working areas. Air conditioning throughout. Minutes to Sugarbush, Mad River Glen, and all the Mad River Valley has to offer.

This home is pet friendly and there is a $100 fee PER pet per stay. The first fee will be collected via the booking medium and subsequent pet fees if necessary will need to be collected. Please reach out if you desire to bring more than two pets.

This is a large home perfect for bigger groups and families looking to enjoy a private Vermont experience. Two separate living room areas provide plenty of room for a large group to stretch out and relax. Plenty of board games, puzzles, and several Roku-equipped TVs throughout the house will keep everyone entertained. The house features five bedrooms, all of which have individually controlled heat and A/C, plus a library/den with a true queen-size sleep sofa, an available latex mattress topper, and a closable door. The kitchen is fully equipped with a Vitamix, Kitchen Aid mixer, Cuisinart, large InstantPot, and everything you need to make memorable meals for the entire group. The extra-large dining table will comfortably fit everyone. You’ll find a gas grill and a picnic table on the deck. Enjoy stargazing from the Adirondack chairs surrounding the fire pit. Do yoga, meditate, or work out while enjoying the mountain view in the yoga nook. A large mud room and ski racks provide space for all your gear. You will not be disappointed making memories at this property for years to come!


**Four wheel drive vehicles with snow tires are highly advised during winter travel**

Bookings made through an "Instant Booking" option within 7 days of the Check In date may be canceled without penalty to the host and with a full refund to guest, if the cleaning company can not be scheduled in time due to short notice of the reservation made. The host holds the right to cancel reservations made with the "Instant Booking" option without penalty if there is any suspicion of an upcoming party planned on the premises.

Once booked over this medium you automatically agree to all terms and conditions stated below and the booking will act as your signature.

RELEASE & WAIVER OF LIABILITY AND INDEMNITY AGREEMENT IN CONSIDERATION for being permitted to enter premises and property for vacation rental or any other purpose, the undersigned, for himself/herself, his/her personal representatives, guests, children, heirs, and next of kin, acknowledges, agrees, and represents that he/she has or will immediately upon entering, and will continuously thereafter, thoroughly inspect such areas and his/her continued presence constitutes an acknowledgment that he/she has inspected house, deck and entire property and he/she finds and accepts such areas as being safe and reasonably suited for the purposes of his/her use, and he/she further agrees and warrants that if, at any time, he/she feels anything to be unsafe, he/she and all guests will immediately leave the area and advise appropriate persons.

THE UNDERSIGNED hereby RELEASES, WAIVES, DISCHARGES AND COVENANTS NOT TO SUE the host or homeowner or listing company personally and as company or corporate representatives, their members, managers, operators, officials, officers, directors, employees, owners and lessees of the premises, all for the purposes herein referred to as “releases”, from all liability to the undersigned, guests, representatives, assigns, heirs and next of kin for any and all loss or damage, and any claim or demand thereof on account of INJURY to the person(s) or property or resulting in DEATH of the undersigned or guests, whether caused by negligence of the releases or otherwise while in or upon the area.

THE UNDERSIGNED hereby AGREES TO INDEMNIFY AND SAVE AND HOLD HARMLESS the releases and each of them from any loss, liability, damage, or cost they may occur due to their presence in or upon the area and whether caused by the negligence of the releases or otherwise. WARNING: Use of or fireplace/wood stove insert carries risk that may result in serious injury or death, and unsupervised use by children is prohibited.
THE UNDERSIGNED hereby ASSUMES FULL RESPONSIBILITY FOR RISK OF BODILY INJURY, DEATH OR PROPERTY DAMAGE due to the negligence of the releases or otherwise while in or upon area. THE UNDERSIGNED hereby certifies that he/she and guests (they) have adequate insurance to cover any injury, illness or damage that may be caused or suffered while in or upon area, or else agrees to bear the costs of such damage or injury. The undersigned further that he/she/they have no medical conditions which would interfere with use of hiking, climbing stairs or else assume and bear the costs of all risks that may be created, directly or indirectly, by any such condition and expressly acknowledges such physical activities are dangerous and involve the risk of serious injury and/or death and/or property damage. The undersigned further expressly agrees that the foregoing release, waiver and indemnity agreement is intended to be as broad and inclusive as is permitted by law and that if any provision is held invalid, it is agreed that the balance shall, notwithstanding, continue in full legal force and effect. Any dispute, controversy or claim arising out of or related to this Agreement or the interpretation of this Agreement shall be settled by arbitration in accordance to the rules of the American Arbitration Association, except to the extent modified below. The place of arbitration shall be Washington County, VT.

THE UNDERSIGNED HAS READ, UNDERSTANDS THE RISKS, AND VOLUNTARILY SIGNS THE RELEASE AND WAIVER OF LIABILTY AND INDEMNITY AGREEMENT, and further agrees that no oral representations, statements, or inducements apart from the foregoing written agreement have been made. Cancellations: Also, stating that you have reviewed and agree to the terms and policies stated on the Rates/Reservations page on the listing. If there are any uncertainties please purchase one of the vacation protection plans offered online prior to arrival. Bugs and pests: The home is located in a rural area in the Vermont mountains and although we perform regular pest control on the cabins we cannot guarantee it to be pest free of all bugs and animal and pests. We cannot compensate for the presence of pests, insects and animals. We also ask that all guests respect nature that you Do Not feed wildlife. Road conditions: Recommend four wheel drive in Winter/snow months with snow tires. We do not refund due to weather conditions. The road will be plowed as soon as the local plow person has done so and at his discretion. The owner or host is not required to help remove a stuck vehicle or reimburse for any towing on or off the property. No refunds will be given for tow services required by the renters. Code of conduct rules must be followed by all guests: In appropriate conduct/behavior includes and not limited to violence, verbal or physical abuse, violating all part of this said agreement, act or acts that threaten the safety to others, loud music, repetitive noise that disturbs others, annoying to others or unauthorized services, programs or gatherings. Guests will be asked to leave and no refunds.

**If personal items are left on the property, MRVRM is not liable for their return or collection of said items. Should we locate any items in question, there will be a $75 minimum charge to accommodate for time involved obtaining the item, packaging, shipping, and cost of travel to and from the post office and property.**

**If there is a local ordinance within the town you've booked in, guest must obey all rules set forth by the town. If these rules are broken and the town imposes fines, guest will be liable to pay all fines and additional costs determined by MRVRM."

**If a guest requests to move previously booked dates to a later date, that decision is subject to approval by MRVRM and additional costs will likely be incurred for doing so depending upon the lead time and availability of such request.**

Sugarbush Mountain House

This house was perfect for our group of two families. Plenty of space and privacy for all with great views of the mountain. The house was great and a close drive to Sugarbush. We would definitely recommend this property and stay again.

Perfect for a family gathering

Chose this property as a base to explore the local areas including Burlington, Stowe and Waterbury. Nothing we wanted to visit was more than an hours drive away and the location itself was beautiful. Lovely house with great hosts, highly recommend!

stunning sunsets!

We enjoyed our stay and there was a magnificent post rain sunset! We loved that the common space could be open as one giant room or we could close the door so that those who had to work could have quiet space while the rest of us could chat.

Great Home in Vermont for our Group of Friends

We needed a big home for our group of 9 old friends. This home was perfect for us. The property description and photos were accurate. Big windows looking out at a great view, with a nice deck too. Dining room table plenty big for all of us. Lots of room to spread out on the main floor, like when someone wanted to watch TV they could, not bothering the others. The bedrooms were very comfortable. The WiFi worked very well. The property setting was private. Its location was close enough to the local town that going out to eat, shop etc. was convenient. I needed to contact the host a couple of times with questions, and response was quick. Highly recommended.
