This tranquil, spacious house is ideally situated next to a river. It has a deluxe four-bedroom residence that comfortably accommodates up to 8-10 people, offering a fabulous year-round proposition for discerning holidaymakers. It is a special kind of paradise.e

You can relax at the house, enjoy the scenery, and take a walk along the river. You can also bring your fishing rod along and have a fantastic BBQ in the expansive open space.

The home is easily accessible and set up to accommodate up to 8 people. All bedrooms are light-filled and clean, and there will be plenty of opportunities for everyone to relax and unwind.

This four-bedroom getaway on the Anglesea River is ideal for beach lovers, with surf nearby and river recreation for canoeists, paddle boarders, and fishing. In the winter, it offers a relaxing hideaway free from heavy traffic noise, from where you can enjoy a pleasant stroll along the waterway to coffee shops, feed the ducks, and explore the parks and ocean cliff walks. The spacious verandah overlooks the river, offering a tranquil setting for a cuppa or drinks while watching birdlife come and go, or watching walkers, joggers, cyclists, or canoeists pass by.

Walk down the road, cross the bridge, and explore the many paths in Coogarah Park opposite. At dusk, an occasional inquisitive kangaroo will hop down the road. The quiet solitude and natural beauty calm the nerves and restore vital energy.

The house is in a residential street with surrounding permanent tenants, so we only rent to mature guests who will remain respectful to our neighbours. The house will be used for relaxation-style holidaying; loud parties are prohibited.

The living area downstairs has a TV/DVD player and a kitchenette. It's secluded and spacious, great for an extra family when two are staying.

Bedroom 1: 1 x king bed (this is two singles pushed together) (sleeps 2)
Bedroom 2: 2 x single beds (sleep 2)
Bedroom 3: 2 x single beds (sleep 2)
Bedroom 4: 1 x king bed (sleeps 2)

Please note, there is also a pull-out futon couch in bedroom 4 in case children want to sleep on this.

Please be informed that Bedroom 1 has two single beds pushed together to make one king bed, and an ample foam underlay joins them together. Please bring king flat sheets for this bed so they fit the singles together easily.

What to bring: fitted sheets, flat sheets, pillowcases, beach towels, bath towels, tea towels, hand towels and bathmats.

Guests have the choice of:

BYO Linen / Towels - Guests bring fitted sheets, flat sheets, and pillowcases for each bed. They also get their beach towels, bath and tea towels, hand towels, and bathmats. Refer to the home's description for the bedding configurations.

Linen Set Hire - Guests can hire a complete linen set for $30 per bed, including a fitted sheet, flat sheet and pillowcases. Bunk beds are classed as two beds. All beds are the same price.

Towel Set Hire - Guests can hire a towel set for $10 per person, including one bath towel and two tea towels (for only the first ordered towel set).

Bathroom Set Hire - Guests can hire a bathroom set, including a bathmat and hand towel, for $10 per bathroom.

Delivery Fee - If any items are hired, there will be a one-off delivery/set-up fee of $40.

Ask management for additional pricing if the stay is longer than seven days. For linen or towel hires, advise Ready Set Stay with 48 hours' notice, as last-minute requests may not be possible. Lost or damaged hired linen/towels may incur costs. Ready Set Stay will assume no linen or towel sets are requested for hire unless advised.

We ask all guests to please clean the BBQ after use, or a $50 fee will be charged.

NEIGHBOURHOOD
The neighbourhood is safe and family friendly. Your guest guidebook/house manual (linked in your welcome message) also includes recommendations on things to do in the area, dining options, and local attractions. A QR code for the manual is also available at the property. If you need any guidance, reach out to our team, we are happy to help.

GETTING AROUND
Parking is available for your stay. We can provide parking information if necessary. Please ask us any questions.

ADDITIONAL RULES
Strictly no schoolies, parties or events. Mature guests only. The property is patrolled by security. If neighbours complain or the police are called, this could affect your bond, and we reserve the right to evict guests.

Bookings can only be confirmed once the verification process has been completed.

You are required to bring your linen and towels unless prearranged.

Unfortunately, we do not get a chance to meet, but this provides a convenient and straightforward way for you to enter and depart the house quickly.
