Playa Royale has passed a strict NO SMOKING policy
Silence after 11pm. There is no daily housekeeping service but can be arranged and paid for at front desk during your stay for an additional cost.
Renters are required to wear wristbands and must provide ID upon check-in. Do not hang clothing (swimsuits) or towels on railing of condo.
Children under the age of 3 are not allowed to use main pool, only Kid's pool. Children under 12 yrs not permitted in Hot Tub. No outside guests.

Perfect in every way!

We were originally booked at a different property, but the owner cancelled 3 days before our departure. We came across this booking by chance and VRBO was true to their word about having cancellation guarantees. They acted quickly to assist us. Our new booking was from Nov 25 until Dec 23, 2023. Right from the moment we walked into the suite we were impressed with this property -- it was clean, well stocked with all cooking utensils, cooking appliances, washer and dryer, well-stocked bathrooms as well as very nicely decorated. It was clear that the stocking of the suite was well thought out for an enjoyable stay. The deck has a perfect sun to shade ratio, and we made great use of the anti-gravity lounge chairs which were great for afternoon reading on the deck. The beds were extremely comfortable, and the hosts were easy to communicate with before and throughout our stay. The resort is well-maintained. The pools are clean and a great temperature. Staff was wonderful throughout. We were provided with a wristband at check-in which gave us electronic security access to coming and going from the property (gated beach access too). This property is quite literally steps from the beach which we utilized every day with early morning and sunset walks. If you are so inclined, you can quite easily walk down the beach to the end in front of Paradise Village (approx. 4 km roundtrip). We highly recommend this property and wouldn’t hesitate to stay here again!

One more time at PR

We have been going to Puerto Vallarta for many years and Playa Royale has been our favorite place to stay. Though the complex is now probably about 15 years old, the grounds and property are always immaculate. The location is great - easy to walk to a dozen restaurants and the beach is great. Safety has never been the least bit of a concern. The condo, 4101, was as shown and described. We liked the ground floor, end location. Communication with the owner was always quick and easy. Everything in the condo seemed to work OK. However, the living room furniture is probably due for replacement and internet speed and coverage were not great. The wrap-around patio was extremely spacious, but other than a table with some relatively uncomfortable chairs, there was no furniture on it. Not sure why there were 2 beds in the bedroom, but it made it a bit cramped. Unlike most units we have rented in the past, there were no beach or pool 'toys'. As I said, the pictures and description matched the unit - I should have just paid more attention to details.

Unit 4101 Playa Royale Nuevo Vallarta

Property was excellant, well equipped with everything required for a long term stay. The BBQ was an excellant addition. There was a lack of cleaning tools for the unit, and we encountered numerous mosquitos on the patio, during shady times ( no fault of the owners).

Wonderful location, fabulous vacation

We rented the condo for 13 days mid October. Communication with owner was fabulous from the start. Check-in was smooth. Israel at the desk was friendly and professional and, when we had a slight plumbing glitch at the beginning of our stay, had it fixed that same day ( within the hour). The condo iis spacious and comfortable. Air conditioning in the living area and bedroom are independently controlled. We only used ac in the main area in the evening turning it off there, closing the door and turning on the bedroom air for the night. Worked well. The bedroom has two beds, a queen and a king. Sheets were in good condition though the comforters and furniture looked tired. Headboard not attached and would clatter on shifting. Mattress on king was good- assume the same for the additional bed. The kitchen is fully equipped with whatever you might require to prepare meals ( which we did most nights). Lots of dishes and glasses and cutlery etc. Blender and toaster. Dishwasher, like most we have used in vacation rentals, was hit and miss. Fridge had ice and filtered cold water in the door. It kept its temperature well. Dining room had seating for 6. Two bathrooms with large showers and good water pressure. Ample towels. Hotel sized lotion, shampoo and soap to start you off. Only one extra roll of toilet paper per bathroom so keep that in mind. Washer and dryer worked well. The ground floor location was lovely as we had a view of the gardens ( lovely) and pools. The deck is huge and outfitted with a lovely table for six and 2 anti gravity lounge chairs. Bbq. was dirty but there are guest bbq close by. Pools are beautifully maintained- there was always seating ( loungers and palapa/umbrellas and chairs) available but this might change during high season. There is a gate ( you wear a wrist band that demagnetizes which allows access) to the beach. Beach was very clean with many palapas and lounge chairs available. Vendors not intrusive and accepted a “ no, gracias” graciously. We walked for miles down the beach to Bucerias, and to paradise village in the opposite direction. Small grocery store at Paradise V. But we ubered to Mega. Beach is clean and flat, very walkable. Water entry was very easy and at the time of our visit calm in the morning for swimming. Some waves during the day good for body surfing. No water toys in unit. Could have used a mop or vacuum ( only a broom avail) for housekeeping. We loved our stay. Location and owner fabulous.

This condo is one of the best condo we rent over the last 20 years. Very well maintain and decorated with more than expected with a very large main floor balcony corner. The resort property is beautiful with a large pool to cool down after the day on the sandy beach right at the door of the resort front ocean. We enjoyed our stay in Nuevo Vallarta. The condo in Playa Royale resort is on the beach, beautifully landscaped and well maintained, walking distance to the shopping mall, and restaurants. One can hop on the bus for further destinations, downtown Puerto Vallarta, Bucerias, PV Marina area, etc. One can hop on a water taxi to the Malecon, or in and around Nuevo Marina.

The condo is clean, 1st floor, great location and exact as you see in the images. 2 Bathrooms with shower, excellent big and complete Kitchen, laundry, single Bedroom with TV and 2 queen beds (very small window), Dinner table and Family room with TV and DVD (no blue ray) and Terrace with additional Dinner table and Barbecue! with excellent atmosphere to the gardens (not beach view). Great location, secure buildings, main pool is heated and Jacuzzi is perfect. The beach is to be said the best in the Riviera Nayarit (30 year visiting this palce!); wide sand space, lots of beach shades, the ocean is calm and at the same time with small/medium waves, hard beach for excellent running, and beach activities too. Beach lunch servings and beverages. Excellent price. Enjoy
