spot to cook a full course meal for the entire gathering, while still
entertaining in the living space. With new modern appliances and tons of
seating, both at the dining table & additional bar seats, there is plenty of
room for the entire gathering to enjoy.

As you walk into the home, you are greeted with a massive, wide open living
space. Tons of comfy seating, an 86"" Smart TV, and lovely views outside. You
really need to experience this space in person to get the full relaxing
experience.
★☆ OUTDOOR SPACE ☆★
The most picture-perfect outdoor space that you could ask for including all of
your desired amenities. This spot is to die for! While you enjoy our serene
13-person swimming spa, you won't be bothered by anyone - complete privacy and
silence back here! Absolutely stunning!
★☆ THINGS TO NOTE ☆★
☀ If you use the grill, ensure it is left clean. A $45 cleaning fee will be
charged for grills left uncleaned.
☀Shoes off inside the home please
☀13-person spa using time from 8AM - 9:45PM
☀No vaping in any room or any kind of drugs as well around the house or other
neighbors boundaries.
☀NO LOUD MUSIC - this is not a party house
☀Utah has quiet hours past 10PM - please be respectful of the quiet time
☀There will be a $95 fee every time that snow is removed at driveway and snow
removal of the back yard patio and swimming spa area. The amount will be
calculated at the end of your stay. (This amount varies depending on weather
conditions) In the case you want to be in charge of your own snow removal,
there are only shovels in the garage. Snow needs to be removed each time that
it snows no later than 11 to 11:59 am. If there is snow after this time our
crew will remove it. Therefore the $95 snow removal will be applied
☀ Subject for expulsion if disturbing neighbor’s boundary areas, street
parking, a party in the house or exceeding the Maximum capacity of the house
which is 15.
☀ Guests may request an early check-in (up to 3 hours before 4pm) or a late
check-out (up to 2 hours after 10am), so long as there is not a reservation
booked at our property for the day of your request. Please message us a day in
advance to confirm availability and receive the applicable fee quote.
☀Extra Guests: If more guests than permitted are found at the property, we
reserve the right to deny entry based on policies. Extra guests will be
treated as trespassers. An additional fee of $50/night per extra guest may
apply, or we might request that you vacate the property.
☀If uncertain about guest numbers or daytime visitors, please reach out. We
aim to prevent any misunderstandings.
☀If you violate the house rules, we will contact you via text after a
reasonable amount of time. If we do not receive a response, we will involve
law enforcement to verify and enforce the house rules.

☀Only cars that fit in the garage maximum height 6' 5"" and driveway are
permitted.
☀MAXIMUM VEHICLE PARKING CAPACITY = 4 CARS TOTAL, (2 cars inside the garage
and 2 cars in the driveways as indicated at the guidebook for the parking area
layout
☀DO NOT PARK ON THE STREET UNDER ANY CIRCUMSTANCES.
☀NO PARKING ON THE STREET IS ALLOWED DURING ANY TIME OF THE YEAR.
☀Parking at the designated parking is strictly implemented and violation is
subject to expulsion
☀Owner’s vehicle is parked on the driveway. Please refer to the guidebook for
