Located on the stunning Lime Avenue drive to Arniston House Sycamore Cottage is one of 4 charming stone cottages which housed the foresters for the estate in days gone by. Set in a sunny tranquil courtyard the cottages overlook fields to the north. The cottages also have an area of peaceful garden for visitors' use. A timeless place to relax in the country yet only 30 minutes from the center of Edinburgh with all its attractions. Arniston is an ideal base for families with pets. We are accredited with the Good to Go scheme ensuring our compliance with strict Covid-19 protocols.

Very cute cottage, everything was clean and everyday when sitting outside we say swallows just everywhere which was beautiful to see. Gives a very relaxed vibe, so lovely to stay here.

A really tranquil break

Arniston cottages are a very peaceful retreat from the busy work of today but close enough to Edinburgh and all the local attractions. Our third visit to see family and go out with grandchildren, so we will be back!

Beautiful bedrooms

The bedrooms, especially the one with the twin beds is an absolutely beautiful room that has stunning original fireplace. Very cute and cozy.

A cosy cottage with charm, character and space!

We loved our stay at Sycamore cottage. It was perfect for the 4 of us. The kitchen is a great size and has a small table perfect for eating or we could eat easily in the sitting room also. The local Tesco is large and had everything we needed. There's also a Morrisons in Gorebridge just a 5 mins drive from the house. The beds were comfortable and the rooms a perfect size feeling airy and light. It's easy parking on site and there's a lovely local walk looking onto beautiful fields. The site is very peaceful making us feel very relaxed. We also drove into Edinburgh daily as it's an easy journey. We'd love to visit again.

Beautiful cottage-Will book again!

Great getaway cottage

We thoroughly enjoyed staying in the Sycamore Cottage. Wonderfully comfortable furnishing and pleasant decor. Beautiful country setting. Would definitely recommend it and stay again.

Amazing place, remote and easy to reach Edinburgh. Fireplace in the evening with the glass of wine is magical. Although windy and cold outside it was cosy inside. Host is amazing, great communication.

Wonderful stay at Arniston!

My family and I had a beautiful week in Scotland at Arniston house. Henrietta was a wonderful host and was very attentive to anything we needed during our stay. We did a tour of the property as well, so much history and beauty on site.

A week in Edinburgh

Return trip with stay at the Arniston House cottages (Elm and Sycamore) given their location, price and they fit my needs perfectly. Always arrive to a fresh smelling and clean cottage with the cooking facilities and laundry facilities that make my stays enjoyable. Add in the quiet countryside with views over the grounds of deer, cattle and the odd rabbit and pheasant and it really makes for an enjoyable stay. It looks like you have made some recent upgrades to the cottages and my only thought would be in your next upgrade plan maybe purchase some mattress toppers for the beds as for my back they are a little too firm. But otherwise wouldn't change a thing and you can count on my return visits in the future.

The cottage was located in a lovely country setting and was very well appointed. The host is very close by and responsive. A guide provided information on all of the local amenities needed. Our stay was cut short by a day due to airline delays, so we were unable to explore the property as we had hoped. Very quiet and quaint. The stairs up to the sleeping quarters and only bathroom were not ideal for my 76yo mom, but we managed to minimize her trips.

My family, The Dundas family, have owned and lived at Arniston for 450 years. We very much enjoy welcoming visitors to the estate to experience the timeless beauty of our home. The current mansion house was built by William Adam in 1726 and many of our cottage visitors enjoy the guided tours which run from May to mid-September. We are so fortunate to live in the country yet we have Edinburgh with all its attractions just a short train ride away.

The stunning setting for our properties is always remarked on. Arniston is a designated designed landscape with many ancient broadleaf trees and wonderful woodlands to explore with pets. We have the best of both worlds as the buzz of our capital city, Edinburgh with all its attractions is a 25 minute train ride away.
