Strandpromenade, stenbygget lejlighed med udsigt over bjergene.

Stenhuset - 165 Prcanj ligger på øverste etage i et traditionelt stenhavshus, der blev bygget ca. 200 år siden. Det drager fordel af den afkølende effekt af tykke stenvægge og høje lofter, men har alt, hvad du kan forvente af moderne sofistikeret bolig.

Lejligheden er lys og luftig med dobbelt vindue (r) i hvert værelse og aircondition.

Din lejlighed er 'frontlinie' mod havet, hvilket betyder, at det rene, klare hav ligger kun 6 meter væk. Tidevandsområdet er cirka 30 centimeter. Derfor bemærker du ikke tidevandet, der kommer ind eller ud, og der er ingen stærke strømme. Der er to trin ned på stranden eller en bro (punta) at svømme fra. Stranden er let skrånende og meget sikker. Vandtemperaturen når 24 grader celsius om sommeren. På strandlinjen er der træskyggeområder, hvor du kan sidde og slappe af med en drink.

Market Dado er en nærbutik 50 meter fra lejligheden. Ejerens navn er Novak. Novak sælger stort set alt hvad du har brug for. Grøntsager, frugt, vand, øl, vin, fisk, kød, brød, mælk, is, toiletartikler, rengøringsmidler osv.

Nyligt renoveret The Stone House - 165 Prcanj er en privat, sikker lejlighed på 150 m2. Du har gratis, sikker Wi-Fi. Et nyt veludstyret køkken betyder, at alle typer måltider og snacks kan tilberedes let. Vi har arrangeret den mest fantastiske mulighed for vores gæster, der foretrækker ikke at lave mad hver eller endda enhver dag. Vores naboer Jadranka & Voja tilberede den lækkereste lokale mad til morgenmad og middag om aftenen. Du kan nyde autentisk, lokalt køkken, der serveres frisk ved dit eget bord tilberedt efter vores naboer. Alt hvad du skal gøre er at sætte sig ned for at spise med dine venner og familie, enten udenfor på terrassen eller inde. Når du booker hos os, får du alle de oplysninger, du har brug for.

Du kan nyde en rummelig kombineret spiseplads og lounge, 3 rummelige soveværelser, alle med en fantastisk udsigt over havet og en møbleret, privat udendørs terrasse. Terrassen og trappen, der fører til hoveddøren, er alle indhegnet.

Der er et moderne, velindrettet brusebad med toilet.

A fabulous spot with direct access to the water. The apartment is very spacious and confortable. The neighbours are lovely and there is a great little shop downstairs which has everything you need.

Peaceful seaside apartment

Our family felt right at home at Prcanj 165. The apartment is in a peaceful location, and the bay is just a few steps away, which was lovely. We enjoyed swimming off the dock, and my son had fun fishing. It was convenient to have the option of having breakfast or dinner cooked for us by Jadranka, our wonderful neighbor. The meals were fresh and delicious!

Beautiful views

The apartment was well equipped. Lovely big rooms (and beds!), plenty of kitchen equipment. The views from all the rooms are amazing. Perfectly situated, in a peaceful location but only a short drive to Kotor and the surrounding area.We had a thoroughly relaxing stay.

Beautiful apartment with beach and swimming access

We had a fantastic week staying at the Stone House. Everything was perfect. Very quiet at night and comfortable beds. Lots of living space, large lounge room and large deck. Highly recommend!

Montenegro is amazing!

Montenegro is amazing and the flat is lovely and perfectly located - across the road from a magical sea and extraordinary views and with great restaurants and inspiring places to visit all around. James the owner is super helpful and lists great options for things to do and places to eat - and his contacts on the ground in Montenegro (including the loely family downstairs) are warm and helpful. A great stay.

A beautiful spot

Really enjoyed our stay. The scenery is just incredible. Beautiful restaurants just a short walk away. Small milk/bread/butter type shop just below the apartment. The apartment is also quite large with good bedrooms.

Super stay

Great apartment in a great location. From beginning to end it was faultless. Highly recommend for families & Jadranka’s meals where excellent. Great communication with the owner & very friendly neighbours made it a very welcoming stay. You will not be disappointed staying here.

Prcanj vacation

Absolutely wonderful stay in Prcanj with the most breathtaking views every morning ! We were in awe the moment we arrived . The area is spectacular and everything was relaxed and chill …so easy. Jadranka and Voja are the sweetest ! Loved every minute !

Excellent stay!!

Had a terrific stay at The Stone House while traveling with my wife and parents. The home was very clean and spacious. It's in a perfect location with beautiful views and we were very sad to leave. The owner, James, was very helpful throughout the renting process as was his property manager. I hope that I'll have an opportunity to return back to this home as well as Montenegro.

Prcanj 165 is a gem

We loved the home - it was expansive, airy, lots of vertical space. It was well equipped, and we cooked as often as we ate out. The beds are extremely comfortable, all our needs were met. James left us ample info, helpful tips, and local resources. I can’t recommend the place or the area more. It’s a magical place.

Perfect holiday

We spent a week at the Stone House in Prcanj, and it was perfect in every way. After being warmly welcomed we quickly slipped into a relaxed holiday mode, and made the most of all the area has to offer. The apartment was the perfect base for all holiday adventures and provided everything required. The whole booking and arrival process was very straight forward and the local representatives could not do enough to help with any request. We would have no hesitation in recommending this accommodation.

Wonderful stay with one of the most beautiful views in the world

This is our third time in Kotor bay and our second time at the stone house. It's just such a lovely place to stay - it really made the holiday. Great having restaurants and a bakery and a choice of mini-markets a stone's throw from the flat, but also having our own little section of the bay for swimming, and private terrace for breakfasts. That flat itself was immaculate. There are amazing views from every room, deep sofas for relaxing, room for everyone at the table and lovely huge and comfy beds. I'd love to keep this place as my secret, but I suppose that wouldn't be fair...

Amazing break

My partner and I have just returned from a 8 night stay in The Stone House and we had an amazing time. Firstly the views are stunning, we decided not to shut some of the shutters at night so we could wake up to watch the sun coming over the mountains. We were greeted by Jadranka and Vojo and that set the tone for how Montenegrin people are. James and Lily were on hand for any questions that we had and restaurant recommendations too. We really felt like it was a home away from home. Looking forward to visiting again.

Brilliant apartment in a stunning location!

We had amazing holiday staying at this lovely apartment in Prcanj. It’s the perfect location, about 10 mins drive outside Kotor. Kotor is busy but this place is serene. It’s wonderful to be able to sunbathe and swim right outside the apartment in warm and crystal clear waters. The apartment is clean, spacious and has everything you need with a lovely outside terrace and stunning views across the bay. The lady who lives downstairs made us lovely food one night. Highly recommend! There are about 5 waterside restaurants within a 5-10 min walk of the apartment and a great little bakery. The mini mart downstairs has drinks, snacks and basics but there is a larger mini-market a few mins drive away at the Hyatt Hotel. I think Montenegro is a wonderful country and Prcanj is the perfect coastal location. Sad to leave but hope to return!

House with ever changing view's.

This is a hidden gem 💎. The house is bright clean and clutter free. Beds comfortable kitchen well equipped shower really good and strong wifi. Very good aircon. The views 😍 from every window are magic a cup of coffee and you could pass the day with out realising. Bring good binoculars. The location of the house is the best i have stayed in, shop 1 minute from your door restaurants 5 minutes sea 1 minute. Hosts are all very friendly and welcoming make sure you take a look at lukas shells for sale they make a great gift 🎁. This is a supper all round relaxing place we will be back 😊.

Lovely relaxing break

We had a comfortable and relaxing recent stay at James' place. The location is perfect to laze about in the water across the road, or take a stroll to the local resultants nearby. Would recommend taking beach shoes as the 'beach' is quite rocky. We also enjoy a delicious Montenegrin meal cooked by Jadranka who lives downstairs. Highly recommend! Thankfully all rooms have excellent air con as temps were in the mid 30's while we were staying. It's easy enough to call for/Whatssapp for a taxi to take you into Kotor or further afield. James was responsive an helpful with questions that we had. Overall, a lovely stay for our first visit to Montenegro.

Review of Prcanj Stone Built Apartment

We loved Prcanj 165! Beautiful, charming and comfortable traditional house, two steps from the water. The outdoor balcony was a great addition with view on the mountains and the sea and Kotor Bay. James is a very responsive host, and the house neighbors (Jadranka and her husband) were extremely helpful, warm and welcoming. The apartment is well situated and apart from the immediate vicinity to the beach there are several restaurants within less than 10mins walk. The neighborhood has a very local, traditional vibe and we taught it was a perfect place for a laid-back holiday. Would highly recommend! We also used James's recommendation for the boat and the tour was well organized and smooth.

A perfect place to relax and unwind

We adored our stay at the Stone House. It's a fabulous apartment and so well situated. It's ideally equipped for the weather; when you need shade the terrace is perfect and when you want to sunbathe, the jetty is perfect. We loved swimming in the baying watching the world go by. It's a gentle pace of life. We didn't stray too far as we had already travelled further afield in Montenegro. Our hire car stayed outside for the entire week and we used local transport which was very easy. We ate locally and enjoyed one of Ladranka's amazing home cooked meals. James was fantastically organised and a very attentive. The apartment was perfectly equipped and a lovely airy space for a wonderfully relaxing family holiday.

Stunning apartment with views to die for!!

As soon as you walk through the door you will feel at home!! The apartment has a feel of luxury and quality from its large solid dining table which became the central hub for laptops, reading and of course eating, two comfortable large sofa's around a huge coffee table for morning coffee and post dinner drinks. Spacious bedrooms with huge comfy beds and a stunning view over the bay with a mountain backdrop that will take your breath away when you wake up! Great covered terrace with both sea and mountain views with enough seating for all guests to relax in the day and evening. A well stocked local shop a couple of minutes away and resteraunts and bars within a short walk along the waterfront. In a very short time you will feel like a local!! We loved our stay here and will definitely return!!

Stunning Apartment and stunning place

This property is excellently situated and very well maintained so that it matches the photos without any disappointment. We had a wonderful relaxing time with our teens - hopping downstairs to swim in the crystal clear sea, hiring kayaks and paddleboards as well as taking a speed boat to explore the area. The hourly bus to Kotor seems to slip with its timing a little during the course of the day and taxis are easily found. The bay is beautiful and the fact so many cruise ships stop here should give you that comfort. We had a little mix up when we arrived but James was really quick to help us out and ensured we started our holiday on a good note, knowing we'd picked such caring owners who have thought of every detail. I would give 6 stars if you could!

We are glad you found Prcanj 165 comfortable, relaxing and well positioned to explore Kotor Bay. The infrastructure for visitors is developing all the time and there are more and more activities you can enjoy.

A lovely apartment in a perfect location

A lovely apartment. Spacious, spotlessly clean, and well equipped for our holiday. Prcanj is a lovely little town, we enjoyed evening strolls along by the sea for a glass of wine or two in front of the cathedral. Wonderful to wake up every morning and see the view across the bay - a beautiful landscape from the living room and 2 bigger bedrooms. Very friendly neighbours, do try the wonderful lamb baked in ashes, and Anka was very welcoming despite our late arrival. We did have an issue with hot water which was swiftly resolved. The children loved paddling and playing on the beach over the road. From here we did so much exploring - all along the coast and up into the mountains. Kotor is a charming little town, and the walk up the walls is well worth it for the view. A lovely holiday in a great apartment.

You are right that Prcanj is mostly inhabited by locals and that you quickly feel part of the community. I am not surprised you found our neighbours welcoming and friendly, and that our property manager Anka was responsive to your needs. Sorry the hot water died, but glad to hear the water heater was quickly replaced.

We stayed for a month - the apartment had everything we needed, and we took advantage of a few home-cooked meals. The large supermarket up by the Hyatt Hotel has a good range of items and a hot food counter that sells freshly roasted chicken. Ideal with fresh bread and salad.The sea is immediately over the road - great for a quick dip, but I recommend you bring water shoes.The apartment is located on a busy and narrow road - we wanted to walk every day and, unless we jumped in the car and drove somewhere, the only option was along that road - which wasn't that appealing. The nearest town is Kotor - in the summer on most days there are cruise ships visiting. This means a journey of 15mins takes c. 45mins - becomes frustrating after a while, I can't imagine how the locals cope!We recommend Kraken (the underwater wine bar), Verige 65 restaurant and Moments (who will send a speedboat to pick you up from the apartment, 25 euros each way and great fun!) A day trip to Herceg Novi is also recommended - including the efficient ferry crossing.

Amazing Views! Great Location!

We throughly enjoyed our week stay at The Stone House in a beautiful village of Prcanj, which has shops, bars and restaurants, all within walking distance. The apartment is fabulous with well equipped kitchen and tastefully decorated with wooden beams and exposed stones in some areas. The terrace, which gets sun all day is lovely place to relax and read. The views are amazing from the windows, and the sea is just outside the front door. Crystal clear water and it was lovely to go in the sea after a day of sightseeing. The neighbours, Jadranka and Voja were so welcoming. They helped us each time we required taxis or anything else. We also asked Jadranka to prepare our meal one evening and it was fabulous. If you are staying for few nights, then we suggest you should sample her cooking. Montenegrin are lovely and friendly people and we would love to return and stay at The Stone House.

Amazing week in amazing Montenegro

We stayed at the Stone House in Prcanj for six nights. The view from the top window over the bay was stunning, featuring boats, cruise ships, and majestic mountains as a backdrop. The local restaurants in Prcanj were welcoming, offering the expected fresh seafood and local meats, along with a significant Italian influence in their pizzas and pastas. We rented a rib for the day and zipped around the bays of Montenegro, exploring the old Yugoslavian submarine tunnels, having fun with the kids on an inflatable off the back of the boat, and taking in the picturesque mountains and charming villages. Just a ten-minute drive away, we found the historic Mediterranean port of Kotor, surrounded by fortifications from the Venetian era. To have the sea on your doorstep was just perfect to have lazy afternoons. The kids loved jumping in and out of the sea. The local people were friendly and welcoming. The shop below the appartement was well stocked and very convenient. Overall, the trip was relaxed and family-friendly, with fantastic weather. I would highly recommend the accommodation, well-located, and provided easy access to the sea right outside our door, with restaurants, cafes, and bars all within walking distance.

Superb luxury apartment with incredible setting

My wife and I stayed at the Stone House in Prcanj in early May 2013. It had just become available for vacation rentals (that is the reason for the current lack of reviews). We found the place near-perfect in every way. + A beautiful stone building which has been updated in a sensitive and high-quality way. Even better than the photos. + Very spacious and comfortable accomodations with everything you need (fast internet, great bed, fully-equipped kitchen, very nice furnishings, washing machine). + Superb shaded patio with views of water and hills - incredibly relaxing. + An INCREDIBLE setting, right on the water between Kotor and Tivat. Like Norway, but warm and sunny! We thought Prcanj was a wonderful base for a holiday in the area. Minutes from Kotor old town and beaches, but absolutely quiet and unspoiled - still a real Montenegrin village. We walked to the nearby bakery for breakfast, walked to various good restaurants for dinner and had dozens more a short drive or bus ride away. The owner was helpful, efficient and a pleasure to deal with. Highly, highly recommended!

James & Lily and are in Warwickshire, England. We have an adult son and daughter. We were introduced to Montenegro in 2009 by a friend who has a nearby sea front property and we fell in love with the landscape, the culture and the people.

We own two properties in Montenegro, both of which are available for holidays. The Stone House, Prcanj 165(property # 1092464) and Villa Ruza, Donja Lastva (property ref # 8368138).

Our purchase of The Stone House, Prcanj 165 – was documented by House Hunters International in 2013. This was the first ever HHI show filmed in Montenegro. It is Season 64, Episode 8.

We purchased Villa Ruza in November 2013 when it had been neglected for decades. The renovation began in September 2016 and was finished in August 2017. Villa Ruza is named after our daughter Rose (Ruza) who lives in New Zealand.

Kotor Bay is 2 nautical miles wide at Prcanj. So you are not overlooked by the properties on the opposite side of the bay like you are in Muo as you get closer to Kotor.

Kotor is great to visit and should not be missed. I would not recommend you book a holiday in the old city.

Prcanj is 5.7 Kms from Kotor which is 13 mins by car on the local Blue Line bus.
Prcanj 165 is 1.4 km or a 17 minute walk from the recently opened Hyatt Regency Kotor Bay which has some amazing facilities.
There are a number of restaurants and bars within easy walk of Prcanj 165.
Prcanj 165 is located in the local community and our neighbours are very friendly and welcoming.

The opportunity to order traditional authentic Montenegrin cuisine from our neighbour Jadranka is an amazing opportunity for our guests. We cannot get enough of her home cooked dishes.
